    Appreciate the efforts in making this video.
    Some additional insights for newbies:
    1.There is no guarantee that SIP will provide 14% return YoY. It can also be increased or decreased.
    2.10% tax applicable for SIP & lumpsum returns which should be deducted in final calculation.
    Finally, House you bought for own living should be 1st considered as depreciation material and not asset as that depreciation is the value you sacrifice to live in your own house as you like. People's who keep changing rented house for different reasons know the pain of not living in a own house. So take a calculated risk and keep a balance between financial planning and personal/emotional values

      @@ganeshbabu5724 I bought an individual house in 2018 with home loan and plan is to close it by 2028. My personal advise is home loan should be closed between 5 to 10yrs.. any tenure more than this mostly end in loss as stipulated in this video.

    There are some factors overridden. 1) SIP was valued at 14% which is not sure 2) even own house got depreciation, the land gets appreciated every year. Can you give a revised working based on above?

    Simple rule: save(delayed gratification) and buy and not emi... Or save max and buy only land little outer and then live in rented house and invest in sip to build the house... Then go to the place where you bought and built the house when you are settling in that place... Always delayed gratification will benefit but never forget the goal. Just have one house to live not houses for investment..

    20 years back I was paying 2000 rs rent. According to your calculations, I should be paying only 5300 today. But I am paying 15000 for same house. Having a house is an asset and will appreciate over time. I bought an apartment for 25 lakhs almost 15 years back in Bangalore now the same house is 2.7 crores 🤷🏻‍♂️ I think buying a house is very good investment if you choose the location wisely

    Guys very simple. First thing always prefer to buy individual house because land cost will multiply more than apartment. If u go for apartment make sure ur rent and interest portion in emi is same. Interest = rent. Remaining principle can be like savings

    Hats off to you sir... Whatever you said is correct... I have one question... Instead of putting lumpsum in 1 single mutual fund, can we split and do lumpsum in 3 or 4 mutual funds, so that we can reduce the risk... Is that practically achievable....

    in own house scenario
    if emi is 40000 then you have to subtract the rent amt because we will not pay rent for 25 years. which means 40000-12000[rent approx] =28000.
    28000*25 years =840000 total emi
    total emi is not 1cr 6lakh
    but i prefer renting house

    Hello sir I agreed with your financial planning. But every year the land rate is increasing drastically. If I spend 2 cent = 30L, after 5 to 10 years the amount definitely will be high (approx crors). So spending money on own house is a good idea also invest in SIP is future plan.
    Anyways, thanks for video. I will learn how to invest in SIP

      Real estate growth is slow right now. It will take minimum 30 years to give a bull run like 2001-2008.
      10 lakhs land has become 1 crore in 2001-2008,
      But that won't become 10 crores before 2030.

    Thanks for sharing; considering the case when monthly EMI-interest ~ Rent! Instead of paying rent, pay almost same amount as interest, at the end of 15-20yrs you get to own the house?!

    Guys, whats he says is correct. Don’t buy anything in EMI. Also buy medical insurance for your family and Term insurance for you. So that it won’t affect your savings in emergency situations.

    After 10 years the rent expenses will be more than 20000 and therefore the SIP amount should be stopped and after 10 years, you need to pay additional amount than EMI. Then it doesn't get the expected amount

    Good explanation bro. Many unaware that they are hard working to keep up the business of banks rather their needs. Once you taken loan for 25 years you will be paying only interest. Even you can do pre closures but still principles will be same. Less years and high EMI and huge down payment is key for home loan.

    14% in SIP is too much, 8% if we get it's great. Another thing is he is not calculating inflation. House owners should increase the rent. Construction cost increased lot, but rent is not.

    25 years of rental which is 75L has to be deducted as well from total paid EMI because once we buy home you won’t pay rent. So your effective EMI should be 18K per month…so you are effectively paying around 54L for this property

    You missed to tell that house rent will be increasing YoY. It could increase 5-10% based on the owner. It may not increase for first few years but it might increase overall. Also you need to switch house after few years based on family needs, occupation, due to increased rent in the same house. BTW, assuming 14% CAGR looks to be optimistic. It can be lesser also when situation such as corona arrived. But breaking the fund and investing on house seems to be a good idea. Own house is a house where no one can ask us to vacate after few year of staying. Rental house comes with its own cons such as attitude of owner, rental expense keep on increase.

I just want to point out one small miscalculation in this video, you didn't consider the monthly rental amount that increases every year. Because you assumed 12k rent + 20k monthly investment. It would have been more accurate if you had considered the increasing monthly rent amount.

    Sir, I need a clarification for the following,
    1. Why I should pay EMI for whole 25 years. I can foreclose the loan by 10 years if have good savings habit.
    2. If I started earning 70k per month at the time of availing loan, after 25 years should I earn the same 70k per month??
    3. If a tenant paying 13k as a rent at the starting time and he pays the same 13k for whole 25 years??
    4. Also SIP is not stable one it also leads to loss some time.
    5. For the housing loan I can claim back my tax and it leads to profit where I have to pay bulk amount for my taxes for monthly income.
    6. Also I can able to mortgage the same property for additional loan if needed.
    7. Cost of money inflated after 25 years where 2.5 crs in 2022 will not shows you same comfort on 2047.

      Fore closure percentage is there 3% for 10 lakhs 30,000 and ur initial amt won't reduce as per u think, if u pay for 25 years loan, the foreclosure option amt would be satisfied only after 25 years only. So get rough loan interest foreclosure amt between years before getting loan

    I think It is good effort on imparting financial Knowledge to the beginners. But this Video fail to talk about the salary increase and Partial principal repayment option of Home Loan. As per my experience, Home Loan can be closed in 6 to 7 Years if planned well or Max 10 Years. This Video didn't speak about Capital Gain Tax too. Always best to assume the returns of 8% annually for SIP. Getting 14% is high for the term of 25 years or even for 10 years.

      Why are you focusing on specific interest rate? His point his about savings.. let it be 10% on conservative side, still it’s a huge sum. I’m not in favour of staying in rental house but break method is a good option. I bought home as soon as I started my job. It’s been 10 years, if I would have saved in SIP I could have bought better home n still 50% savings.. lesson learnt bit late

    I'm a home loan manager... For everyone one should have atleast a 1200sqft plot in any residential area.. it's your wishes to built a construction or stay in rental.. bcoz building have no value but also u have to maintain... it's not a good investment.. but investing in land is always worth to get a good repay..

    Monthly rental benefits need to be added as profit for 25yrs. Yearly Tax benefits also need to be added.
    It's simple, the longer tenure loan is always a loss. Go for 10yrs or 15yrs home loan.

    Sir, After 10 or 14 years, you will not get the land or flat at the same location that we prefer now. So house construction and marriage should be done on time. It is not always money. Own house is needed for generations and peacful life. You will not get same life with rental house especially when we have shift house when we switch our job.

      13 years if you manage to stay in rent house, after that you can buy own house and also have big amount in hand by breaking SIP. Don't make wrong decisions by taking emi for 25 or 30 years.

    The problem with all this calculation is you’ve only considered the best case scenario for sip returns. Just like job loss during a black swan even like covid the markets will also come crashing down. So if you are thinking about breaking the sip during covid your 10L lumpsum will not be 30L +, rather only 15L. And when your rent goes above your EMI it doesn’t make sense to still stay in rent. Plus per the calculation you can’t contribute the same sip amount since your rent will increase Year on Year(YOY). Plus when your rent is 35k you won’t contribute the same 20k. And lastly the return of 14% might be fine for 25years but definitely difficult in 10yrs especially on account of a black swan. Please have realistic numbers but renting is better than buying even with realistic returns of 10-12%. And when the rent goes more than the emi it’s time to either downgrade or buy a house

    All these are possible only if your salary is 1 - 2L pm. Otherwise your emotions come into play. You buy house, car, because of social pressure for sure. If your salary is less than 1L you focus more on buying a own house; whereas if you earn more than 1L, you feel the relief of financial freedom and don't urge yourself to spend on house. That's the fact.
