    Most imp point: inspect house 4 times before 1st token meeting. Never give money in 1st token meeting. Do not come under pressure from broker

    Good advice for middle class
    1) Dont give token money on first vist
    2) check sorroundings for a peace and hygienic atmosphere including air and sunlight
    3) check construction quality and materials used

    i live in society high rise apartment. i have following issue:
    1. gattar smell in water
    2. hard water.
    3. garbage dumpyard near my house . smell comes from that dumpyard. i cant open window.
    4. internal society dump garbage in basement. smell of garbage enter lift.
    5. naala is near the society. Ac gas leaks every year. rusting on metal easily come.
    6. also murga mundy is there near my house. smell comes . also eagles can be seen

    In 1980 the population of India was 600 million. I remember the flats of that era were of such high quality that today when I look back, it seems like a fantasy dream. Wide stairways, high ceilings, multiple attics, thick walls, big rooms, many windows, greenery, trees, shrubs. Were did all that disappear

    Mistake already done... Left to my home is Shiv mandir...Right side Hanuman mandir little back side about 500 mtr is Gurudwara...😢 20 hours facing continue sound and sometimes 24 hrs😢

    I see today 2 bhk where hall & kitchen mixed.
    now if you cook in kitchen, all smell comes in hall. kitchen should be a seperate room with L-shaped platform (oata) and hall should be a seperate room.

      Open kitchen is a norm now. I have an open kitchen and cooking smell spreads. Electric chimney is a good solution.
      But we are connected when we are in the kitchen and feel spacious and bright.
      I love my kitchen. Open kitchen is not a bad idea.

      @@nickharrison3748 Chimney certainly helps in purging cooking odour from inside the house to outside. It is not a very costly gadget either. The only draw back is the unpleasent noice and the periidic cleaning.
      But chimney is a necessity for Indian kitchen.

    Shamshan wali baat bilkul sahi hain. Main ya meri wife bhoot- pret ya aisi cheejo se nahi darte. Lekin jalane ki smell aati her dusre din. Aur jab bhi koi pret yatra aati hain afsos hota hain aur definitely negative feel hota hain.

    Each and every point explained is right.when we go and look at the property we may miss out on many important factors which causes problems at later stage. Hence preparing list of things mentioned in the video will help to take correct decision. There is huge cost involved like brokrage and govt charges.e.g if there is nalla behind the building and we were not aware about this factor earlier. Now because of nalla we want to sell the property. Now reselling is also very difficult and also financial loss. If we again go for new property then we will incurre all the expenses again.
    It is better to analyse all the factor at fist go so that we can save money and have peace of mind

    One of the tactic broker used when showing us our house was creating a scenario ( real or fake i dont know ) that there is a lot of demand for the flat we were being shown. He was telling us there are 2 other families who have liked the house and one of them has a grandma who really liked the house. I guess this is a sales tactic so i cant fault him.
    But..
    While while going through the house, he was not allowing us to inspect the house in detail ( ofcourse not abruptly stopping us , but indirectly telling us to hurry up ) .... Later on after buying the house we came to know, alot of the shelves needed to be repaired and replaced along witg other fixtures in the house ( which was supposed to be furnished ) . Ultimately we came to know maintenance was substantial, and all those good looking furniture and wall fittings , etc were not in good condition even though they looked good.

      The multiple family thing was told to us also. My husband clearly said to the broker if its sold its sold. That is not the last good property. Before giving token we visited the property 3 times. Broker understood we cannot be pressured so he co operated tgroughout the entire process

    Direct Seller se deal karo/Mortgage hai ya nnahi check karo
    Aas paas Masjid hai ya nahi check karo kyon ki agar hai tho loudspeaker disturbance roj hoga
    Compound Road level se agar neeche hai tho cancel karo kyon ki baarish mein waterlogging hoga
    As far as possible do not involve any Broker but try to interact with other flat members or society watchmen without the sellers knowledge.
    Most imp find out WHY THE SELLER IS SELLING WHAT IS HIS MAJBOORI.

    Never buy a property very close to places of worship and function halls. All will create traffc problems, noice pollution and garbage dring festivals and functions. Avoid property on narrow roads and dead ends. Low lying area a big no no.
    In fact buying a half decent property in India is a big challenge even when you have adequate money.

    His comments are good but all cannot do it the best way to hire good Valuers services to check all these aspects. The most important thing is to get information from the local Agents Neighbours and Chairman Secretary to know the clear title and from Property Tax, Electric Bills, conveyance and land ownership etc before giving token.

    If a buyer request seller to visit the same flat for the 4th time then belive me the buyer will say that sir the rate has now been increased by another xxx amount...most of the buyers do this mistake and loose a gud opportunity...you may not like this comment or I may not be allowed to reply further but that's the sad story in gurgaon...

    Ghar ke aas paas railway crossing, school, shamshan, mandir, masjid, hospital, ATM, bus station, daru ka adda, office jahan gaadi bahar khadi kartey hain, kachda daan, mairraige house, hotel / meat house/ grill, Hindu ko muslim locality and vice versa..... Nahi ho to behtar hai.

      I don't think mandir creates loud noise 5 times a day using loudspeaker
      Temples are peaceful places,mostly
      The sounds doesn't reach the flat

      @nareshagarwal772 bhandara, ramlila, jagrata, navratri, morning arti, janmashtami etc are a part of rituals in mandir aren't they. Most of the times it's not peaceful.

      But see,my point was that
      Every masjid has a loudspeaker
      Not every temple makes noise
      We have a good sized shiv temple in our para,with a garden, people go there in mornings to take a walk,and it is mostly peaceful (except on occasions)
      We have Pranami mandir,with a big garden,again people go there in mornings,meditate,do yoga,do walking, stretching...
      And it is most of the time peaceful.
      In this video,the point was made of repetitive noise like the loudspeaker in a mosque
      Ramleela,and other functions are temporary,it isn't daily noise
      And ofcourse houses near temples with some historical and religious importance should be avoided,as the noise would be high
      Do you understand what I am trying to say?
      I myself has been woken by sound of the loudspeaker of a mosque which is approx 1 kmaway.
      And it was 5:30-6 in the morning
      Since the mosque is considerably far,we didn't hear the noise daily
      But sometimes,it would be extra loud,and it jolted me out of sleep (only a few times),during evening,I can hear the loudspeaker from my terrace(mosque being approx 1km far)
      Do you understand? The issue with the masjid is far more severe than mandirs
      Muslims adjust because it is their religious thing,but as humans,I am sure even they must feel bad frustrating about it...

    Old school thought process....It's all subject to demand supply and availability.....If you want everything,be ready to pay the price.
    If clients think brokers are desperate or so,then such clients should not hire their service as simple as that.
