  • This video is about one of the neighborhoods in the downtown of Playa Del Carmen that is one of the most popular to live in and also stay in as a tourist. The neighborhood is connected to many aspects of the city yet offers some tranquility even though it is close to vibrant 5th Avenue (the main pedestrian street in Playa Del Carmen).

    We show you what services and attractions are in this neighborhood, we talk to a rental agent about prices or rents, and we talk to a real estate expert about what real estate is like in this area. The name of the area is "Colonia Hollywood "' a nickname that got started by people graffitiing the name on walls in the neighborhood.
    The more you explore this central neighborhood of Playa Del Carmen, the more you will discover! There are some great little restaurants and shops plus tree lined streets that make for living in this area more enjoyable.

    Great job. Great interview. Would be cool to see one about best "value" or "under the radar" or "not hot now, but soon will be" areas.

      The problem with this is there are developers and real estate agents that are in the best positions to see where the market is moving and know of proposals to the areas that will change the values and see price increases. That is about 400 buyers/investors. That means this group could buy our buildings in construction and areas before the general public. It also depends on your risk and time you are willing to sit on something. In our video about the areas of the downtown we talk about Gonzalo Guerrero neighborhood. It is geographically close to the center and has the lower prices, however it is developing slowly, and can take a few years before there is enough change to make it feel like a good decision. There are areas in the Riviera Maya and the state that are good now to invest in. Bacalar is one of those areas. It depends on what you want to do with the property, how much you want to invest and how long you want to wait.     We are looking to move to Playa this year with our two kids. Where would you recommend this area as a place a family should move to?

      First, I need some more details. Are you looking to make a permanent move? Do you need schools for your kids? Have you spent some time in Playa Del Carmen? What is your budget for housing? Are you talking about renting or buying? Do you want to have a car? In general, those with families live further back from the downtown. There are some pockets of areas that some foreigners like to buy in because of children's activities and family friendly areas. In our opinion if you are bringing kids to live in the area, it should be at least a five-year plan if you are buying something.

      @@EverythingPlayaDelCarmencom Yes permanent move. Maybe on the schools. We have thought about home schooling too. We have been to Playa about four or five times now. We want to rent at first then shop around in person to buy. We would want a car once we buy a place to live.

      @@meltonsonthemove So first off, I assume you have seen the financial requirements for 2025 and you can meet those to get visas for your family. Playa Del Carmen has become more family friendly in the past decade since more families are upwardly mobile. There are international schools, but many find them to be more expensive. There are some families online that set up groups for those that homeschool so you can share resources. Now for location, most families do not settle in the downtown. In some of the planned developments in the back of Playa is where many families live. Los Olivos is one of the areas popular with families. Often you can have a private street that has a gate and a shared pool at the end of the block. If you have more means to rent and buy, Playacar becomes an option or some of the nicer planned communities with houses that are separate. Bali is one development on the south end of Playa on the other side of the highway. There are other pockets of areas, but you really need to see them in person to see if they fit you.

    Thank you for the video. If I buy a property in playa del Carmen and do like Airbnb but live in other country. Wondering how I pay bills like utility, internet and property tax? Can a non-Mexico resident open a bank account in Mexico? Thanks

      There are management services that handle the property or depending on the building you buy in, there might be inhouse management services. There are ways to set up your bills so you can pay online from outside the country. The banking regulations are changing all the time, in general it is getting to the point that you need residency for many services like banking, driver's license, and more. The flexible tourist visas for Mexico have allowed many to come and go often and have property in Mexico. However, the 180 day tourist visa is not a given and you can be given 2 weeks if they choose to. With all that is going on in the world, it is getting better to plan on residency if you want to visit often and own property in Mexico. And since you want to rent out your unit, there will be other things to consider when operating a business in Mexico. So this is one consideration. The second is, you are not the first to think of this idea. tens of thousands of foreigners buy and rent out their condos. The good news is, it is fairly easy, and many people have paved the way to make it easier. The honest answer is being realistic and expecting what returns you will get or how much you can pay off the property with rentals. The rental market is always changing and there are things like a pandemic that swing things back and forth. In the past people have made great ROI. The market is much more competitive now and we did have a slow year for tourism. It is good to be realistic about ROI and think about your quality of life if you will spend some time in Mexico. For the price of a condo and the location, you can enjoy a lot that the area has to offer.
