A good number of stores will accept USD on 5th Avenue but at what rate they accept it at varies. It is best to use Pesos. Is it recommended to do Tulum AND Xelha in one day? Or we could just do Xelha in one day (and probably if time permits do Tulum another day)? First time visitors, just a couple no kids. We will be also visiting ChichenItza in a different day.
Well, I prefer Xel ha for all day because there is so much do there, plus food and alcoholic drinks are included. Some people want to see as much as possible and some only have one day to venture out, or if people don't love swimming, then this tour is a good option. Depending on where you are staying, Tulum can be something manageable just for you to go and see by yourself.
We bought a condo in downtown Playa five years ago. The developer built beautiful building with a lot of hidden defects, and a lot of monkey business. The value of condos are the same as it was five years ago. If I knew what I know now I will not buy something that is under construction, instead I will look for something already built, so what you see is what you get. Rental prices also didn't go up, and it is not easy to have good occupancy rate.
We are actually putting out a video shortly about what to look for in presale and some tips to prevent what has happened to you. In the video we talk to a builder who mentions what he would inspect if he was buying a place. I personally will say that all of my friends that are realtors buy presale. They all seem to do well with them. It is important to know the reputation of the builder, architect, and developer to make good decision with less risk.
And about your comment about the condo not appreciating in 5 years, this is fairly common in Playa. The return is on the rentals and not really appreciation, I had a condo and sold it 4 years later. It sold for just about the same price in USD. Although with the exchange rate, I made about 200,000 pesos more. I kept the money in pesos because I was going to use it in Mexico. I also think of it as living rent free for four years.

Thank you for posting this video. I missed this place last time I was in the area. Did you say early in the video that there are two entrances into the park off of the 307 highway or once you enter the park the second entrance is the better one? Also can I just take a colectivo and snorkel or do you recommend a tour?
There is only one entrance through Akumal to Yal Ku. There are two entrances from that access road. The second one is better in our opinion. You can go here and enjoy it without a tour, but transportation is hard. The walk to the Yal Ku is too far from the highway. So you will need a taxi to Yal Ku.

There is no "official" word that a hotel is going to be built there. But imagine if there was, and you could visit the park as well as Chichen Itza which is fairly close. People could spend time in the Riviera Maya and Yucatan. It certainly would open up a lot of possibilities.
I would think locals would find it very useful. Towns tend to expand around train stations. They could add some light freight like basic supplies, clothing etc. Owners could branch out into adjacent towns.
There are plans to use the rails for freight also. This might be the saving grace of the project. It is true in some places the towns develop around the stations. But almost all stations are outside of towns. For example, the Cancun Airport station is about a 25/30 min drive from the downtown of Cancun. In Valladolid the station is about 10 minutes drive but the town has only grown about 4 blocks closer to where the train is in the past 10 years. So maybe in another 10/15 years the stations will be somewhat better located but that is way too far to make it efficient.
Ignore all parking advisors and anyone trying to sell a guide package. Just go straight to the white building and pay for the entrance. Everything else is a scam

Hi! I think you've spoken a bit to this in the comments, but I'm trying to determine whether it's worth storing luggage at Chichén Itzá on my drive from Tulum to Cancun. Is it pretty simple to find the storage room? Do they have up to date pricing on storage anywhere? Thank you so much for your insight!
It is pretty easy to find the bag storage. It is right after you buy tickets in the entrance. There is a room where large bags are stored and lockers for smaller bags. Since medium size bags can go into the ruins, there are a lot of lockers. The exact price we don't remember but it is not expensive.

Most of the time you don't need a reservation. High season is from about November to early Jan and around Easter.
These are places geared to wealthy tourists. Not a realistic local rent rates. Slightly cheaper than Toronto eh?
People that are usually looking for 3-6 month rentals are usually people that want somewhere comfortable to stay and probably have done a lot of tours and things, so they will be more at home while visiting. There are cheaper rentals, but you often need to go out of the center or find them yourself and work out a contract. These apartments have all be verified and cut out the hassle of looking around yourself and protect both parties. Rent is also more in Playa because many owners want to rent short term and not for longer term which is less profitable. having year round warm weather, rooftop pools and ocean views are also a perk of many of these condos. We will soon make another video showing tours of short term apartments and we will address the pricing as well.
Very good video and explanation about visiting Chichen Itza. I wish he would have shown the archaeologica digs - right in from of El Castillo which show the plaza that was there in ancient times. But, a very good video in general. Thank you.

Thanks for this great video! Would it be possible to visit Chichen Itza and Ek Balam in the same day? I only have one day available and I want to see as many ruins as possible. It is a Friday though, so maybe I'll be able to see Chichen Viejo as well. I'll be staying in PDC. Thanks again!
If you are going to drive, you could exit at Valladolid and go up to Ek Balam. It will take about a minimum of 2 extra hours, one hour in transportation and one hour at the ruins. El Balam is the only one you can climb that is close to Playa. For most people Chichen Itza is large enough to feel like you saw enough ruins. If you can time it to see the old part, that will take at least 3 hours plus 6 hours of transport time. It is a long day to see the two ruins and probably not something I would do personally because you will be rushed. Note: there is one hour difference between Qroo and Yucatan State.

Is Playa de Carmen cheaper when buying souvenirs than the hotel zone in Cancun?
Yes. Since the Cancun Hotel Zone is about 98% tourist area, most prices are touristic prices. Playa Del Carmen's 5th Avenue is a place that locals go sometimes as well, so prices are tempered. Just like all-inclusive hotels in the Riviera Maya, the stores there are more expensive since they have you trapped there. With that said, Playa is a tourist town as well, so don't expect enough savings to pay for your commute to Playa to buy souvenirs.

Which Cenote is visited when doing the tour options that includes a cenote?
The two tours options 1 & 2 visit Yal Ku and a cenote. The cenotes can change based on how many people are visiting and other circumstances. There is a phone number for Viator and you can ask about the tour to see if they can tell you. But bottom line is, it usually is one of the highlights of the tours as seen in the comment by customers. So you know you will get a good cave cenote to visit.

Well, this is not highspeed rail. It is planned to top out at 160 kmph or 100 mph. Most of the trains now run at 60/80mph. It will get faster when it is all done, but not a super high-speed rail like some countries.

How is the drive there? My family and I are going later this month and we renting a car from Easy Way. We wanted to be able to go at our own pace and stop by Valladolid. I heard to make sure we are not be out driving in the dark and to watch out for topes in/around Valladolid (anywhere really though). Any other advice?
Well, we do have a good article with more details about driving to Chichen Itza including some possible routes. everythingplayadelcarmen.com/driving-to-chichen-itza/ Some tips for you are, renting a car in Mexico requires liability insurance. Many have coverage by credit card but some rental agencies will say they do not recognize this and want you to buy insurance. The truth is, it is better to have local coverage that will be available to help you if you have a serious accident. In Mexico you will be held by the police in the event of a bad accident until the insurance company comes. Having a company in your home country might not be available right away to help you. It is best to include the insurance for less stress. Car renting is about 45/60 USD a day in Mexico. The toll highway is about $40 USD RT. they do accept card now but having pesos is best because sometimes the signal for the machines is not good. When you arrive in Piste, there will be tour guides and touts trying to get you to stop, you can ignore these. In Pista and the ruins there are no good places to eat. Going to Valladolid will give you many more options and better ones. These are just a few tips for you. We hope you have a good trip!

We will be doing videos for Tulum stations, Bacalar and when the route opens over to Calakmul, we will plan some time to go and take videos. There is a new ruin that will also open near Bacalar that is older and larger than Chichen Itza, so there will be a lot to look soon.
Great video. We stayed at Bahia principe in May/June 2024 We walked 5th avenue twice and loved everything about it. The amount of times that someone remebered us from the hotel, they work in, was amazing and you could have a good laugh with them. The mexicans are great people, very friendly and always smiling. You do know that the salespeople on 5th have all day to learn what different color bracelets mean and can say they work at the hotel you are staying at. No one works at a hotel and on 5th selling souvenirs. This is a common thing that people do to get tourists attention and shop in their store or the store they work in so they can get commissions. We certainly agree that Mexicans are very welcoming and friendly. After more than a decade here, Mexicans have been warm, welcoming, and become some of our best friends. We always hear Thailand is the land of smiles, but we feel Mexico should have that title and more.
