Thanks my dude. There's a few ways to approach this. ALWAYS try to get in front of the decision maker. Use direct mail, email, and LinkedIn to follow up relentlessly until you get a conversation started with someone who can make a decision. I do have a 3/tab specific direct mail letter in the updated battle pack. I also have commercial property letter and email follow up. My biggest barrier right now is finding out who the owner of the buisness is. I can't seem to find a website that can assist me and company employees are reluctant to give up the info.
Ah the ol' gate keeper. A few ways to break through. Spend some $ on www.reonomy.com/ or find a way OR bring up something specific about the property and then ask, "who should I be speaking with about this?"

It's all about relationship building my dude. Instead of "1 to 1" sales, try the "1 to many" approach. 1 relationship that leads to many, many deals!
