    Its only 6-12% on the materials. That shouldn't mean that your contracted price is raising by that same percentage.

      You are dead right. This example is showcasing material cost only, not including margin on material.

      I don't think contractors are gonna take the loss though. If I give a quote it's usually 60-90 days good due to rising material cost.
