You should consider getting a drawing of your storage area and really make some solid plans and put thought's into future changes or additional racking and do it while its empty. You have a huge space to work with, but changing it in the future will be a nightmare. You can never have enough storage, and having things on wheels makes life easier if your trying to maximise space in some areas where you won't need access all the time (I keep excess packing supplies and bits out the way and have a movable workbench to access it every few months when I need too.
About your new building, it will take a little bit, then it will all come together. I am excited for you and Jessika. You will have so much room to begin with but it want take long before you fill the space up. The more you list, the more you sell.👍 😁

Don't go crazy and do something that will invite some junior tax return examiner guy to instigate an audit. Also, you might want to consider leaving space for hanging clothes and for large items.

We just happen to have black totes since that was what was economical when we at menards. I haven't tried doing it completely with clear totes.
How do you find garage sales? What site? And do you make a list of them to hit one after the other?
We usually make our list from fb groups and craiglist.

Really depends on the item. If I had to say in general below 50% sell through in a 90 day period would typically be my cut off point.
