    My wife and I arent in any debt, other than monthly bills (rent, utilities, phone bills) and want to buy land to start slowely building our own homestead but it felt very overwhelming. This video really helped!

    Josh, much like you we wanted out of the city on top of your neighbor. We wanted to stay local because of family. So, we did some searching and as you would expect facebook was tracking my searches and put a piece of land in my face “for sale by owner & owner financing “ we purchased that land and started our little farm. Best decision we made. Price of land here in Florida went through the roof. We too ate our pride and purchased a used manufactured home and put it on the property and rehab it. Keep up the great work with your property.

    I think a lot of people confuse RUclips with free money, more than a job. They don’t realize the amount of time, effort, and skill it requires. It shouldn’t be viewers as an insult, but more so as a job.

    built my first house at 29 by last nail it was paid for lived there 2 years sold it did same thing 4 times and worked myself up and bought a small farm built my last house here and never had a house payment but a LOT of work because done it almost all alone im now 66 years old and raise hair sheep

    That price of land is amazing!! I live in middle Tn here developers are buying it up in the 80's per acre. I only have 43 acres here but watching videos like this makes me think up and moving would be a good idea getting back out in the country. Fencing is no joke I have ordered a Bell Tech auger nothing but rock here hoping it works out. Debt free here also only way to live keep it up sir!!!

    Bought 120 acres in 2005 and built a modest house in 2007. Paid the land off in 2020 and the house in 2021. Greatest feeling ever to be out of debt. We never drove expensive cars and trucks or bought new tractors and equipment. Always bought used and older vehicles and equipment, so we were able to pay everything off. Biggest mistake I see people make is buying 50-100 thousand dollar vehicles and enormous credit card debt. Got to sacrifice the finer things in life and forget about luxury to stay out of debt.

    You are correct about everything you have stated regarding property and associated costs. The land is indeed the cheep part, but so many do not account for the costs of clearing land, planting grass, fertilizing, fencing, water, power, fuels, and other general upkeep. I know what I spend on our 10 acres but I cannot imagine what your cost are.
    There is another thing to add about buying property in the country that I did not hear you mention. Getting a loan to build a house is difficult if not impossible because comps are so hard to find so banks will not loan money. Fortunately, we had paid off our debt and built our forever home using equity we had in our city house. It is indeed nice to be debt free.

    Great informative video, while im working the family homestead from 1911 it was all farm ground so vary little fencing, everything adds up so fast lol and yes creating youtube content is a full time job but i look at it as my journal, marketing the produce we will be selling or being able to teach people about regenerative ranching. Keep up the good work.

    Josh I try to get out of dept . But Uncle Sam likes me in dept . Taxes take about half of my check each week . And then some . Unfortunately I live in one of the highest taxed states. It sucks when you’re trying to get out .

    Love this. Have you ever thought of writing a book 📙 on this subject? It would not only be a great book that takes a young couple and explain everything so there is no confusing the reader, but it will help out those that are just starting and explain the does and don'ts that you have learned already and some other tricks that will help them out.

      yessir...I've actually gotten started but time is my biggest enemy....sometimes I just need a little downtime from everything...headed to the gym now to clear my mind and get in shape (other than round lol)

    Absolutely 💯 be debt free in your personal life. If you want to run a business with asset debt you can do that but make sure you're personally not going to take on that debt if sht goes down. Debt kills.

    Hi Josh, Here in southeastern Indiana, another big listing company for land is Whitetail Properties. Another piece of advice for buying land, decide what you want to do on that land before you buy. That way you can find the land that best fits those goals. When we bought our first land, we just wanted recreational land. After living on it for a little bit, we decided to make a run at farming (small crops, cows and horses). So the first land no longer fit that goal. We’ve since bought another farm that is better suited for farming.

    Land is the cheap part for YOU. I farm in Wisconsin, cheap land here is 5,500 acre. Land that's got generations of work in it will cost around 7k an acre. It's like this in most of the upper Midwest.

    So, we are selling our small horse ranch in arizona. We work full time, doing horse back riding lessons and horse boarding... We are making the leap..... Property is listed here and we are attempting to buy an ex cattle ranch outside of Lynchburg Tennessee... 70 acres with a mix of pastures, open land large hay field the rest is old hard wood trees..... So, man with a plan, brining hporses and we will offer limited horse back riding lessons, with a view to offer trail riding and tours. Bring in a few local bred Black angus cattle to get us started.... So just having our own feed source now is going to save us so much money... Here in AZ for the 32 head we have now have between our own 21 head then clients we spend 1K plus some alfalfa for our 1 cow lol My going back to basics will be getting our hay field and pasture extended with all of the wood encrouchments pushed back. We will then have the local State AG Forestry into assess and come up with a plan to get the tress and forest back into shape and have a future sustainable forest and lumber plan.... So many things to plan and work on. We are blessed that the State AG dept is hands on and offer substanial grants to help smaller AG concerns. They back this up with what the Call the AG extension plan via the TN University where that have experts in every field to offer help and advise as well as testing of soil etc..... As you say, ya got to get that foot in the water, have a plan and stick with it and be prepared to accept and take local advice, and also to perhaps deviate from your initial plan!       Just an ADD talk with the locals and neighbors... Everyone that I have called have gone above and beyond in offering help and advice... Local Realtor that I called trying to finmd someone to assess the property was awesome, no one had ever called her before asking for that service. Within hours she had some facts and figures that actual aligned with my non professional ones LOL The local AG guys super helpful, gave me the Cell phone number for the Forestry Guy... A phone call costs you nothing the know;edge gained is priceless.... I may have to start a You Tube channel in my spare time ;-)

    I have 62 acres
    I have a 25 hp tractor, I am retired. I want to clear some of my wooded land for deer hunting. Recommend hiring this out or working on it during my time? Very thick woods.

      Depends on how quick you want it done and how big the trees are. If your health allows you to do yourself, your 25hp tractor isn’t the best as you are limited in equipment you can use for tree removal. I always tell people try to shoot for. 50hp min tractor as it is way more versatile than your smaller tractors. You can always break out the chainsaw too but then again, it’s time consuming and a slow process. Hiring out is faster but costlier for sure. There are two ways they do it, cutting down and piling up the trees and you can let stand for a year or so then burn, or they can pulverize into chips which is spread out over the area. You could do that then use your tractor to remove the chips with a loader and use in areas that are prone to washing out and or filling in holes and ditches. You really just need to figure out what is best for you in cost/time.

      Great question...here's my take...10 years to grow a tree that's sold 1 time per year....sorry....I just don't get excited over Christmas trees at all...I like the animals

    You kind of skipped over why did you feel the need to spend money on the mega shop and buy all the vehicles that you have. The mega shop is not used for farm
    Equipment it's just a place to store all of the trucks. I respect you when you are doing serious farm work but you just drift off the reservation on some of your projects. Sorry but thats just the way I feel
