  • We all want to know how to increase hotel direct bookings with pet friendly bookings. Pet Friendly Hotels has become the new unwritten law for some hotels because we love our pets. Our pets are apart of our family and guest want them to be respected as such. On the flip side, being a pet friendly hotel can increase your bookings by 10 to 20% or more with pet friendly policy. Also we can't forget about that pet fee or should I say hotel pet fees. #hotelmanagement #hotels #hotelier

    Alright some questions bud: so we did pets and I'm trying to decide if I'm doing again when we open. Heres questions
    1)carpet or lvt ? I'm replacing flooring now. I like lvt for wear and tear and clean up up the rooms I tested it in I feel hk didn't get edges well enough
    2) we had a period of time where everyone had a "service dog " and I guess law was you couldn't make them prove it...
    3) do you charge extra for pet damages?
    4) do you max out pet weight? If so at what.
    As someone who travels with a pet I want to keep the pet friendliness but don't want to hurt my new renovations.

      I hear you buddy, I will break each one down.
      1. I would go with the lvt because you'll have to treat pet stains differently with carpet. Sometimes its almost impossible to get out the stain and of course the smell. (Make sure you caulk the bottom and top of the trim Base Moulding and maybe use a gloss or semi-gloss, the goal is to try to make it water proof so piss doesn't get in the seams of the sheet rock and go behind the walls)
      2. There is a difference between emotional support and service animal, Emotional support doesn't qualify under the ADA guidelines.
      3. Yes, the pet is a guest as well so charge them.
      4. Maxing out pet weight will depend on the size of the hotel room. If its extended stay with multiple rooms, then I wouldn't put a limit because the pet will have room to move around. But if its a Tru by Hilton, Aloft, or someplace that has small rooms, then yea I would put a weight limit because a big pet will have no room to move and generally will cause a little more damage in some cases.

    I have some questions too.
    1. How do you find good value add hotels to buy? Do you go on LoopNet or do you connect with brokers? How do you find brokers to connect with?
    2. Should you buy renovated and stabilized hotels to buy for good cashflow or should you buy hotels that need renovations and need stabilization to then sell for a profit?
    3. What would be a good first hotel or motel to buy?

      The key points on hotel value is location, what drives the business to the property, and revenue. You can go on LoopNet. You can also go to a Facebook group called Hotels For Sale to find brokers.
      Me I specialize in turning around bad properties so I would go for the one that needs work.
      A good 1st hotel depends on your market , location, and what you are looking for, it is different for each person.
