- As we head in to fall, I know a lot of you guys have aerations on your mind! It's a great way to expand your service offering and to create some great cash with not much extra expense to your business.
Brandon is going to be doing his own aerations soon, so I wanted to get him up to speed on how to use the Exmark Stand On Aerator. I bought this unit 2 seasons ago with a fleet deal when I picked up my new lawn mower.
Aerations are a great way to make some serious coin in the fall, especially if you get into overseeding. The best rule of thumb I can offer is to charge $15 per 1K sqft of property. So simple terms, a nice sub style lawn may be $50-$75. Larger properties you can always charge more, up to $200-$250 per acre.

Have you guys been considering adding Aerations to your offering? And what do you guys charge for Aerations?
3rd month with my own business..Kind of getting a late and slow start but its getting better. Still working 3 days a week as a small engine(or really anything that comes in) mechanic at a small toro dealer here in southern Idaho. Trying to capitalize on the fall cleanups and aerations. Using a tow behind for large yards and renting a walk behind for smaller yards with tight spaces. My rate for aeration/overseeding is cost of seed with a 50ish% markup and $45/hr 1 hr minimum. Have one to do this weekend. 18,000sqft lawn. 350 for seed(210 my cost) plus 3-5 hr quote for labor. That includes me flagging sprinkler heads(as they don't live here full time) and a double pass with the aerator. Question for you Brian. Do you throw dirt/peat moss or anything over the lawn after overseeding? Do you find the seed grows just fine without it? Everyones got a different way of doing things but trying to get it right the first time! Keep the vids coming man.

I've been trying Brian, I have my own lawn care business and your aeration videos got me into Aerations. But I haven't been able to get many lawns even with some advertisement, and clients that I did some aeration for don't want it done every year. Thanks for your videos, keep up the good work- Luke
I started to advertise areation and overseeding and about 85% of my accounts gave me the green light. The most I charge is $125 up to $400 depending on property size. I dont start the machine for under $125. This does not include starter fertilizer.
$25/k for aerations $45/k for aeration and seeding ( my seed is cheaper than yours $65/50 lb bag) I would be charging $55/k at your seed price. Minimum price is $80
Rented this exact machine but Toro today, did 16 aerations with 3 overseeding (had spreader on front). Total $2605 .... minus $240 rental and $130 seed/lime. So I cleared $2300 myself solo. 8:30am to 5:30pm. Can’t beat it.
My minimum is $90 ($30 min lawn price x3) most expensive was $275. These machines are night and day better from a bluebird or similar walk behind.

Your 16 aerations has to be over two days or more. Driving time, loading/unloading would be like 5hrs not including labor hours for the aeration. Based on your 8 - 5PM that is 18hrs total for two days with each stop taking under 1hr to complete. Hypothetically let's say your operation costs are $30/hr before paying yourself and profit. That's $540 operation costs you have to subtract out for the two days. That leaves $1760. Divide that by total committed hours, say 20 hrs including selling and dropping/picking up machine and based on 2 days of work, you made about $88/hr.

From choosing the right equipment, to dealing with customers, billing, estimating, everything is on point! I have been a Contractor for years, but interested in changing to Lawn Care. Great video BTW, I purchased a Billy Goat AE401h last fall for $2000. It's a walk behind but much easier to use than many of those others. I generally charge $45 for up to 10,000 SQFT then $5 per 1000 after that. Overseeding is a nice bonus too. I paid for my machine and made some in one fall just doing aerations and some overseeding on weekends doing local neighborhood residential. Best investment ever. Now on my 2nd season here in St. Louis MO area.

I also do aerations I use my Ventrac with the aerator with the overseed box (for big areas) then I also use my toro 31" stand on aerator I charge $175 per yard, $125 for grass seed ( I use Kentucky blue grass very good grass seed) and then $50 for aeration!

Aerations 100 to 250 depending on lot size. Overseeding with Billy Goat slice seeder 300 to 1200 depending on seed and size. Western MA here.

I agree on the spring/fall aeration. I do just as many courses in the spring as fall. Anytime of the year is a good time to get it done. If you ever get a chance check out the Turfco aerator. Chains are way better than the exmark. I made the switch
Just picked up a 2011 Lawn Solutions stand on aerator today (toro bought the company back in 2011/12 so it’s the same as the ones today) I don’t do a ton of Aeration work, but I do a good bit of them. I paid $5k and it’s only got 35 hours on it!
None of my customers could care less about aerations. Most of them don't want the grass to grow anymore than it does. Think I need some different customers!

We do tatching, aeration, grass seed and peat moss dressing on all of our clients lawns in summer ,around $375.00 each residential, some higher when we do a application of 2 way top soil first,but We do include 1 aeration in fall with the full maintenance- year round contract.
Do you put the grass seed over or under the peat moss?

I generally charge 250 for aeration and seed for a 4000sq ft lawn
In my area companies charge $250-300 per 10k turf for aeration. I cannot believe the difference in price between our markets. That’s crazy!

Uhh not true at all. Plus we can do 25 of these in a day no sweat, based on our route density.
Do you guys stop mowing the lawns for a couple of weeks after aeration? Or do you guys go back to mowing weekly?
Around here I here that it is about $150-200 a yard. That being said, I would likely just charge 3X the normal cutting cost for a quick quote on pricing. I still do need to do some more homework on this, but it looks like I will be getting into aerating in the future. I just haven't pulled the trigger just yet. I am thinking that I will be starting Fall of 2019 with this additional service. (Newport News, VA here)
The 3 times is a great starting point, get in to taking a soil sample as well be for aeration, and looking in to a company by the name earth works and their product 5 4 5 in the fall after aerating it will help the soil that will help the lawn grow and it's a bigger up sale and the you would come back next spring and put down 8 2 2. we forget to feed the soil.
Bro, I'm getting between $100-$250 per yard depending on lot size of course. Now, I don't have a stand on. I have a Lesco 30 inch and it either takes a man to use or it wears me out. But it paid for itself on day one! Next up is a dethatch machine.

Guys when figuring your cost, it isn't just the cost of the rental. You must include the cost of your time (say $XX an hour) + $0.545 per mile driven, gas, repair, disposables, depreciation on your capital equipment (don't forget your trailer) and misc. expenses like repairs/upgrades, consumables, phone, office supplies, use of a computer, space in your home, etc. Unless someone is paying it for you, it is a part of your total cost and must be added to the cost of any lawn or plowing job. I did a quick back of the envelope calculation for the cost per hour for just a Ford F-250 truck with snowplow and it was $50 (cost of equipment, depreciation, repair, and consumables). That $50 does not include your time, or any misc. expenses like phone, office supplies, use of computer, space in your home, etc.
Tl'dr summary.
"Cost doesn't include just the cost of the rental, it also includes your overhead."
I was going to make a large post about how, as an accountant, your napkin math seems to be a complete overshoot from reality, but I'll leave it at this. Your normal very successful small business has an understanding of their overhead between experience and financial consulting. There's a reason they're successful.
We price them the same we price landscaping but as far as the numbers it varies too much between properties but at least $125
Trugreen charges $380 per acre here in eastern NC so we were thinking about charging around that much.
Should get into sports field aeration or golf course. $1,200 for 2 hours of work
I do aeration and Overseeding. Aeration is usually $75 on average and Overseeding, I try to base on time. The actual seed costs $50, 90 or 120. The labor portion is hit or miss......guaged by time.

Around $50 is very fair for an aeration. In the Boston area to rent one from home depot is about $65 for 4 hours, I would hire you.
Reason cable companies don’t charge you or the customer when you hit their lines is their supposed to be 18in deep in the ground which they never do. So they save on labor or machinery and don’t mind to patch it.
I’m planning on trying it on small scale this year. I spent $160 on a pull behind core aerator. I don’t expect to do this a lot just yet and I’m going to practice a bit at my house. I have some large yards and good customers that will let me try this and pay. I’ll make my money back and then some on this then possibly go larger scale next year. Thanks for the pricing ideas
Todd Harris I am using a 48” agri fab pull behind core aerator. First year in business so I am still trying to grow. Done 6 so far with good results.

Man your prices are good here in Texas they are charging around 120_150 for aeration around 4-5 thousand sqft. And that’s not overseeing

We're at $10-$15/1k SQFT. here in Texas, seems reasonable. Still new to this service and trying to feel out my market. I'm surprised at the prices people get in different areas. Most mowing rates are so low down here compared to guys up north, but then we're fairly similar on the extra services. Seems strange to me how ignorant people have made our market that way.

Really interesting vide! What will damage your unit? I am thinking what happens with thick underground tree roots or an old tree stump that has been axed out?
The tines will make the unit bounce over them most of the time. No real damages or issues
@@BriansLawnMaintenance would they bend tines spikes. I know the larger tines can bend from work at golf course

So I purchased the 24” Exmark. I’m doing my neighborhood 5,000sf lawns for $60-$80. Knocked out 35 this part week and now I have had a few customers with larger properties across town 1/2 acre to 1 acre. Is there a pricing formula anyone uses. Thanks in advance.
I charge Between $300 -$350 for 15 to 20000 sft . I also do a starter Fert app At the same time. the big Fert companies are charging that or more and don't do as good a job. I use a high quality lawn seed not K31 . Note Im in TN.

Central Wisconsin here. Most of my lawns are about 10-15k sq ft. I’m around $125-$200 for aeration. Overseeding I feel I am way cheap on at about $80-$100.00. After seed cost that leaves me with $40-$50 per lawn. First year in business though so always learning.
Your seed price should be 3 to 4 times what you pay for it and 3 to 4 lbs per 1000 sqf I think you pricing on aeration is right on track. good luck.
Most guys in my area charge 3x the mowing cost for just aeration
$60.00 minimum here in Wayne County michigan. Most accounts around $ 80.00
West of Boston everyone was quoting me $200 for aeration for 7500 sq ft

We have a stand on Ryan aerator and an exmark. Ryan aerator is 10x better and 10x stronger hands down. $75 per 1000 sq ft to over seed. Also the stand on Ryan aerators you can physically see the tines go up and down so you know whether they are up or down. Exmark you don’t know
I charge $75 on average. Still much lower than most landscaping companies in my area.

If I have 21 lawns that equals out to $1670 with no seeding does that seem like a good amount? Properly charge? I should do In a day cause most lawns are your size

Hey Brian! Very curious on what you do in the spring for your customers? A lot of people want pre-emergent down in the spring which means no seeding in the spring. What do you guys do about that time of the year and when do you offer seeding in the spring? How do you go about that?
We have to left the pre-emergent do it's thing, and we can seed 45 days after that.

In the Fall, the new grass does not have to fight the weeds.
If we could grow fescue as dense like it is in the north. You be able to make a living just doing aeration in the fall season here.

Aerate every fall for us, overseed you can do the same. Dethatch for us every few 5 years maybe.

Here its 10 per 1k and thats due to the market being saturated with people that dont know what there doing. I wish i could get away with that low psi, i have to run 400-600 in super compact clay. 1000% agree with making them flag ANYTHING that needs to be avoided. One thing to teach is to try and move forward before engaging the tines when possible as it really helps minimize tearing shallow rooted turf out.
I cant say one time of the year is better than the other spring or fall its not really a difference in the amount of aerations. I actually just bought a 7x16 enclosed so i can haul it with me as no one rents them, gas mpg is now 7.5. Is yours in that range while towing?

Id be suspect of something then imo, over sized tires and/or gear ratio not set up properly idk what gearing is in your rear. Mine has 410 with 245r pulling 5/6k ish?
why don't you top dress a soil seed mix and stretch out your seed. Golf courses do this often because seed is so expensive.

Just one unless it's a very compacted area. I feel going over it twice "tills" up the lawn too much.
Invisible fences around here are using just on top of the grass. You hit them trimming lol so bad
