I retired 22 years ago at 45 by slow flipping my house. Working on house #4 now. Will be moving to SE Asia next. I enjoy flipping. Do all the work myself. Use almost all salvaged materials. First $250k of cap gain isn't taxed so my reportable income has been zero... don't even need to file a 1040. Because reportable income is zero I also get free healthcare ($0 insurance prem, $0 copay, $0 deductible) better than I could get at any price. Plus free smartphone (Lifeline) and recently free home internet (ACP). I do all work myself and in no hurry.

@@blixx87 that was my brother, fresh is a bit too flashy and Myron is a minimalist just into investments as much as possible, altho there's nothing wrong with fresh being flashy, especially cuz he has the connections to make sure his car investments hold value, which he can drive a Lambo all year and only lose around 5k of the purchase price so really who wouldn't just get the Lambo cuz you'd lose even more than that just in a simple 3 year lease at $400 a month in something you never own anyways

I did $263K last year from one business, but by May 2022 I was involved in 4 different projects and BJJ training with divided attention. The lesson here is to focus on one thing at a time. I would like to have $300K take home after taxes, that means I gotta aim for $600K/year at my current level. Are there ways to get that money not in the form of W2 and S corp distribution ?

The thing is you need capital first, if you dont have any capital, why are you listening to this podcast? The first thing you need to do is make and save money, do you have a skill? Whats your degree? Figure out the things that you can do, apply for mcdonalds, work there and grind cash even if its not that big, work for couple pf months after that try another job, using the money you earned and then save mpre money, so on and so forth, then go from there

Such act got the best of me in the year 2020 and had me holding worthless positions in the market. Been using the same advisor since then and I’ve scaled up 876k within 2 years. Whether a bullish or down market, both makes for good profit, it all depends on where you’re looking. Thats just it.

IMO wholesaling really has to be in the context of flipping. Someone who has never flipped a house who thinks they can wholesale is pretty delusional. The better you understand flipping the better you'll understand how to find deals, the correct values and have acquired the contacts that fed you good deals.

This year’s money is projected to .5x and I recently started making this kind of money. It doesn’t stretch like you think it does. I’m broke in terms of bills paid, money is saved but no wiggle room for extracurriculars. I’m broke, not poor. 130k is decent for Texas, mortgage is a steal compared to what my buddies in the neighborhood pay. I’d never move. Texas is the best market for what I do.

Your job is to find a contract the buyer and seller they both want , and take a profit from the spread between the prices. If John wants to buy a bike for $40 Your job is to find Steve who is selling a bike for $35 & Take the $5 for yourself This example was a buyer looking to buy a house for 320k and a seller looking to sell a house for 300k , you find a seller then keep the difference because you’re the one who found the deal for the buyer without the buyer doing any work
Basically. It's all fun and games until the bank calls your note(s), though. The tax scenario he is spewing is misleading. Federal taxes, sure, you can play hanky panky with depreciation write offs all you want but the local tax person is going to want their share no matter what.
I’ve been getting into crowd funding loans on properties and getting the dividends once the loan is done or project is complete, but im looking to getting into passive income and long term wealth. I’d like to flip later on and build up my experience, but if I do end up renting out my properties later on I’ll hire a property management company. I don’t wanna deal directly with tenants. I’ve had lots of mentors and people I know who do rental properties and stuff tell me some stories that made me reconsider. Any advice?

You don’t need money cause you never own the house. I own 8 rental units but never tried wholesaling. It seems like you need to know a lot of investors to be able to make it work

@@keithsimon the seller doesn’t know he can sell the house for 20k more lol you know that , that’s where the profit comes from. Your job is to find a contract the buyer and seller they both want , and take a profit from the spread between the prices.

Your job is to find Steve who is selling a bike for $35 & Take the $5 for yourself
This example was a buyer looking to buy a house for 320k and a seller looking to sell a house for 300k , you find a seller then keep the difference because you’re the one who found the deal for the buyer without the buyer doing any work

Basically. It's all fun and games until the bank calls your note(s), though. The tax scenario he is spewing is misleading. Federal taxes, sure, you can play hanky panky with depreciation write offs all you want but the local tax person is going to want their share no matter what.

I’ve been getting into crowd funding loans on properties and getting the dividends once the loan is done or project is complete, but im looking to getting into passive income and long term wealth. I’d like to flip later on and build up my experience, but if I do end up renting out my properties later on I’ll hire a property management company. I don’t wanna deal directly with tenants. I’ve had lots of mentors and people I know who do rental properties and stuff tell me some stories that made me reconsider. Any advice?
