    I sold a couple properties in 2020 and I'm waiting for a house crash to happen so I buy cheap. In the meanwhile, I've been looking at stocks as an alt., any idea if it's a good time to buy? I hear people say it's a madhouse and a dead cat bounce right now but on the other hand, I still see and read articles of people pulling over $225k by the weeks in trades, how come?

      True, the US-Stock Mrkt had been on it’s longest bull-run in history, so the mass hysteria and panic is relatable, considering we’re not accustomed to such troubled mrkts, but as you mentioned there are avenues lurking around if you know where to look, I’ve netted over $850k in the past 10months and it wasn't some rocket-science strat. I applied , I just knew I needed a firm and reliable technque to navigate better in these times, so I hired a portfoilo advlsor.

    Love the video and I am jealous that you are studying jujitsu. That's something I always wanted to do. When you're a truck driver you are basically a prisoner of the highway. I'm hoping that real estate will free me from that prison soon. I always wanted to study jujitsu. Yes I am told that progress can seem like it's very slow and in Jiu-Jitsu I believe it takes on the average of 10 years to get your black belt. Keep showing up. I've heard that before too. I actually have to apply that philosophy to my goals with real estate. I just have to keep showing up and keep moving forward. I get a voice going off in my head all the time telling me that I'm too old to do this. Everybody else is thinking about retiring at my age but I don't have any choice in the matter because I made too many young man mistakes. At age 64 I think I have a good shot at doing this and being successful at it. Thank you for all that you do!

    I personally cleared $230k of debt going aggressive in the other markets. Right now the markets are crazy but there are still hidden opportunities therein. Having monitored my portfolio performance return huge six figures from the last 2 quarters of last year, I have learned why the market will remain a money den for those who know where to look.

      The markets are been propped up by the FED printing money with NO limit. Every time the Market blips down the FED dumps cash into the dip. Tbh I'm in need of a good investment plan currently, I have a lump sum of $100k+ in a savings account yielding next to nothing

      @@ReidCoffman1 Starting out with a with a professional that knows the ropes of the choppy but profitable market is the best way to achieve getting a well structured portfolio. That’s why I have been working with "Autumn Lynzi Smith" and that doesn’t make me daft because in financial dealings one have to be prudent. Most traders enter exit with a quick 10% profit which is not bad in a general opinion but why not aim higher, it doesn’t necessarily mean to be greedy.

    I just put in an offer this evening for my first rental and went through the tools just now and I cant thank you enough. It made sense in my head (I worked as an estimator in the Oil & Gas industry and have an engineering degree) but NOW I can actually breathe lol! Thank you so much for sharing your expertise as I am a total noob to this. This purchase is for my 7 yr old daughter. We owe very little on our first home (My wife's) and the 3rd will be my mega mansion lololol jk jk slow & steady wins the race... I think.       Your very encouraging, 30years ago i bought my first property,
      I was in great shape physicaly
      And mentally, I ended up having 58 total units
      (58 renters) i was diagnoised
      With cancer 5 years into it, so
      I sold them all now after 2 more battles with cancer and
      34 years older, Iam nervous
      About starting over i did a lot of wonderful things with the proceeds from the sale of my properties. But just wanted you to know how much i enjoyed listening to you youve

    🤯I wish I saw this live, because of how amazing this session was! I know you BP guys are constantly with us, teaching us great lessons all the time, but this session just CLICKED for me.
    I was literally writing my 2023 Action Plan earlier today and investing in my first piece of cash flowing real estate is my BIG GOAL, while investing in classes and coaching (like I did for myself in college) is how I'm going to get there. I did a rough schedule too, which also included getting my fanny in the gym and starting a new side hustle. Wild to come home to this timely video---will be rewatching this many times.
    2023 is the year I make my biggest dreams come true! Let's make it happen guys!!!💃

    great content. 1. Have a return on investment goal in mind. 2. find an agent in the local market that will search and work the numbers for you and email them to you. 3. Most of the time if an agent has done a deal with you before and knows how you work you will get the deals first.
    Spend time finding a quality agent and create loyalty and it will pay off!

    Does BiggerPockets site datamine the Rent Estimators addresses that are entered to find leads passively for you and your company? My apologies for the pointed question; I'm a Systems Administrator and security questions like that just come to mind for me naturally. Also, from a personal protection point of view, I'd not want to give up the address of a property that I may find to be a deal. Especially if I'm looking to get into the game with my first property.

    I started learning about investing mid 2022, but I realized it’s a better investment for me right now to learn skills that will make me more money and allow me to do what I love. So I bought a film course and filmmaking equipment. Maybe 2024 will be my year to start investing. In the mean time, I’ll be filming real estate videos and building my network.

    In the beginning i missed credit score? Qualifying for a loan? Before the type of house and location, shouldnt qualifications come first? 1. Your Why 2. Credit score...then the other steps.

    The problem is realtors are hurting due to the shortage of home sales…..: with that said, most realtors will never tell you it’s a bad deal. They will tell you it’s a smoking deal just to close the sale

    It's actually 4 phase you forgot the redemption phase after the auctal auction when the owner has time to actually come up with the entire amount own, court cost,and bid amount. No one talks about this phase because the owner cost. In florida it 15 days that's why you don't get your certificate of title to the property. Other states is different.

    Hey David!
    I’m about to start a job in IT making about $47,000 per year and I plan on using an FHA loan to purchase my first property. It will most likely be a fourplex but I’m curious, after 1 year has gone by and I’m allowed to move, how can I use my first property to leverage my way into a second property?

      After one year your can qualify for another owner occupied property. That being said - in this situation you intend to move out of the fourplex and rent out the unit you were previously occupying. Which adds income from FOUR units to your qualification - making it easier to buy the second. And then the third is even easier because you'll be able to count the income from ALL of your rented units. Great strategy!!

    The reason I want to get rich in real estate is 1. to have financial freedom of course and the other is I always wanted to be able to take lots of money and be able to feed lots of people. I want to be able to help people that have gotten themselves into such a deep rut in their lives that they need help getting out.
    The thing I'm wondering about though is you keep on talking about the long term investment. Aren't we supposed to be crunching the numbers so that it's all about cash flow at the end of every month? Why would we have to wait long term in order to see the cash flow?

      Years ago when i was investing,
      We called the money we collected from renters, shelter income thats the money we used to buy groceries pay for the car, buy clothing, all the every day needs came from the
      Cash the properties netted for us each month. The property
      Values, equity money, was growing and would one day allow me a nice retirement
      Spot in Florida.
