You cannot be thinking about getting a contractor in when you can save 50% on a build by doing it yourself!
Roof is on now and will be water tight tomorrow, walls are insulated and we will fit patrice's for the tv and heater tomorrow.
We will discuss lighting and power radials too, along with options for the consumer unit.
Facia, soffit, rubber roof and all associated trims will also be getting a look in.

If I'd spent time building a garden room instead of watching these videos I'd have several built by now😂. This maybe a stupid question but could you build one from the plans as a shed, without insulation etc... but then in a couple of years add the insulation etc...and make it into a garden room.
yes mate, id insulate the floor though as you wont be able to do this after

Is it worth the extra from C18 or C24 timber. Seen you have C16 but my supplier has quoted for C18 as standard.
Not at all mate unless your building to building control where they want to see a grade
I've seen some builds leave an air gap behind the insulation so the insulation boards aren't flush with the back OSB. Can it be done either way?

Still don't get how the roof overhang noggins stay flush with the top of the roof if the roof is pitched.
they stay flush with the side trimmer top which is also pitched the same as the roof

самая большая глупость которую можно совершить при утеплении здания xps/Pir утеплителями это пилить и засовывать их между стойками, это же не вата, данный вид утеплителя монтируется поверх стоек
