- Life in Thailand, It's my Life, Life in Thailand and Living in Thailand, I cover many things about Thailand. Today we look at House rental in Thailand, how much and affordability, You can live a great lifestyle here in Thailand.
Rental from 12,000 Baht for a detached two bedroom two bathroom house detached. WOW. I have lived here in Thailand now for almost 13 years and have loved every day. My recent trip back to the UK showed me I made the right decision in moving to Thailand. The affordability living in Thailand is remarkable and not feeling the credit crunch I would be feeling in the UK.
Watch my other video's on Living in Thailand.
Many thanks.

[About the Video]
Its not until you've had a back injury....that you realise your HEALTH is your wealth... seeing you bending down and moving around and washing your car so well.. is worth more than any money you can have.. its easy to forget how epic it is to be healthy 1st.. everything else is a bonus.. 👍
Health is wealth 100% agree, hope your health returns quickly so you can enjoy your golden years. Thanks for sharing. 🙏🙏
Hi Les another great video, glad to see you got back in your routine! Definitely getting cooler in UK but looking forward to my retirement in Thailand in a few years time. That house Is a great house for the money. Every time I watch your videos it encourages me even more!
Thanks for taking time to comment, inspiration is a good thing, best wishes for your future plans.🙏
You look 100% more happy now your back home mate
Spot on David!
I feel better now I'm home.🙏🙏
....the entire English speaking west has little to offer these days. I left the US in 2018 and moved to Mexico. Love it here. I'll be in Thailand (Hua Hin) for 6 months beginning in Oct.mainly to just check things out. I was in Thailand about 10 yrs ago. Always good to have a plan B...or C as it may be.
I left the U.K. and moved to Mexico in 2006. I lived there for 3 years before moving to Dallas. It was always my plan to retire there. I won't even visit now for a vacation. IMO it's just too dangerous. Much less stress and risk in Thailand.
Best wishes for your future plans, thanks for taking time to comment.
What a great rental, Les.
Cheap as chips, very roomy, high quality, no gardening. Cheap electricity, no council tax, tv licence.
Your house is amazing also.
2 years' time I will join you in Thailand to live the dream.
Many thanks.
Keep enjoying life, and stay healthy.
good on ya!
Spot on with your view. Ill take a bit of that. lol.🙏
Your house os very nice mate, during covid me and the Mrs built our house a 2 bedroom bungalow slightly smaller than yours in proper rual Thailand, about 80km south of lamphun in chaing mai province, it cost under £6000 to build, our electric bill is between 2 and 300 baht per month and water bill has never been more than 100 but per month and the water is drinkable
At the moment we work in koh tao but hopefully in 18 months to 2 years we will stop work and go and live in our house
Love your channel mate
Thanks so much for sharing your comment, great to hear about the cost to build, best wishes for your future plans.
Great vlog Les, so informative. Have a great day.
Thanks for watching.
Enjoy watching your vids Les, even shown them to my kids to let them know what options there are out there. I am coming at this from a different angle though, i have been in a wheelchair for last 37 years, due to an accident, living here in UK, but i am very interested in moving out there, funds are good, affordability is not an issue. but health management and costs and uphills of insurance coverage for medical are my concern. not many youtubers out there that can speak from a paraplegic viewpoint. i do like the idea of a house rather than a condo, easier to get around and more room looks like. any pointers or steers that you may be able to give would help me out. many thanks for all the vids and will be watching more
Hi and thanks for the comment, I had a friend for many years who was wheelchair bound so I can understand your feelings.
Did you see this video I did on assisted living, I did two videos and you can get a qualified nurse 24 hrs a day if needed for around GBP 1,000 per month. Home help for 8 hrs per day for GBP200 per month. Have a look.ruclips.net/video/S4L7gPSx7qA/видео.html

Best wishes for the New Year,
Les.🙏👌
Hi Les, we are now averaging £360-£400 a month on supermarket shopping alone ! family of 3, we eat pretty well with mostly home cooked meals, very few takeaways and no alcohol, luckily we are mortgage free but council tax, utility bills, fuel etc. on top, I really don’t know how families with a couple more kids and a mortgage survive.
Married to a Thai lady for 8 years and never really thought about living in Thailand for 12 months a year but with the socioeconomic issues that are ruining the UK the thought of selling up and taking an earlier than expected retirement is becoming much more attractive.
We are back out there for 3 weeks over Christmas and plan to head down towards Rayong for a few days for a nosey around as it’s an area that neither of us has ever visited.
Keep up the good work, cheers from a miserable wet Wednesday in what used to be Gods green acre.. Yorkshire 😢
Thanks for taking time to comment, have a trip to Rayong and if your around drop in for a coffee. Wrap up winter is on its way, here we have all the doors and windows open lol.🙏
Hi Les think about it like this, in the Sussex/Surrey area to rent a room in a House here it can cost around £300 to £500 plus bills!
No comparison when you can get a lovely 2 to 3 bed House near the beach in Thailand for around the same price. 🙂
Hope your Sister is feeling better👌
Steve
Hi Steve I did the house share many years ago and now looked into this in Redcar like you say almost 500 pounds per month one room with a bathroom.
My sister is on the mend thankfully, it will be a long road but she will get there in the end. Thanks for taking time to comment.
My Thai girlfriend has her own 2 bedroom house in Chonburi, about a 40 minute drive from Suvarnabhumi Airport, there are no foreigners and a very cheap area to live. Surrounded by mangroves, I could live there very cheaply, but I would get bored, my life in Jomtien suits me, maybe when I’am older!
Boredom and not being bored is important, Jomtien is a nice spot to relax.
Another good video Les,that rental is a great deal lovely house.
Thanks, our Landlady always delivers.
Great video Les. Always informative and pleasant to view 😊
Thanks for watching, best wishes.
Good to see you back in 🇹🇭
Love to be back home. Thanks for watching.
Your house is lovely and beautiful in the really quiet area. You are so lucky to find it. Yes it’s very cheap to rent the property in non Farang area!
Yep I seen it 10 years ago and asked the Landlady if it was for rent again Id like to rent it. been here now almost 9 years. It has the curb appeal.🙏😀
Good to see you back in your element. Very reasonable prices, nothing comparable here in the US near that price range, anywhere. Keep the good content coming!
Thanks for watching a big list of video's to come.
Another great film from you in your, ‘Happy Place’ Les. Glad to hear you’re sounding so positive. Great words of advice. Where on earth can you rent or buy such a place, certainly not in the UK. that’s for sure. Rent costs, utilities and rates, are quite literally through the roof. £££.
Best wishes from me here, just down the road.
Thanks for watching very much appreciated.
Great video. Looks like a good area.
It is a nice little spot. Thanks for looking.
Thanks Les for Ur vids, enjoy watching them. I see the 2 main attractions living there is the cost of living and the weather. And then there's the beaches, Thai food, nice people. Cheers
Yep and a bigger list than you provided. Love it here. Thanks for watching.
After been retired here 12 years the financial thing is not a problem the only thing and most critically important number one thing is your health nothing else matters
Health is important I agree but get the balance right this also helps your mental state giving you a longer life. Thanks for watching long may your health be good.
It’s certainly making me think of that option of retiring to Thailand Les looking at your videos and of course the weather is a big attraction looking at this morning the garden is under water that is in Guisborough which you will b familiar with 😎
Today as I write this, windows and doors open sunshine Ahhhhh and not dreading winter. Have a look at Thailand it's worth it.
Thanks Les for sharing !
My pleasure, thanks for watching.
So cheap in Thailand. I’m currently in Thailand now. Here for 3 months. I’m thinking of settling in Thailand for good. UK is such a mess.
Enjoy your 3 months best wishes, Thailand is a place to hang your hat.
If your health is good , and don’t forget as we get older bit by bit our bodies do break down and have problems ,,, the nhs has spent over £80k on me over the past 12 months which I could never afford privately , plus I still have ongoing treatments and would need a lottery win to buy a health policy now ,, so just a little reality check , however if your happy and have a clean bill of health go for it 👍
Thanks Les, excellent content. I can tell you I'm interested!
Thanks for the comment, maybe see you one day, the coffee is always on.
As an older pensioner it would be great to have information on health care and costs. Thank you❤
I am 64 and insured with Pacific Cross 25,000 THB for 700,000 Baht's worth of cover. For older people I can suggest self insurance if you have the 800,000 THB for your Retirement visa then you can self insure with the 800,000 and if you dip into this you can always use an agent to get your next visa.
Hope this helps. Thanks for watching.
Looking forward to your other house rental videos
Next week now time for a little holiday.
Rayong is a really nice place. Visited there recently. I love that we pay nothing except electric and water here.
Thanks for the comment, I like it here visited for 2 weeks been here almost 11 years.
Great video!
Thanks for watching
Lovely Les, glad your happy mate ,fair shout to you , lovely home 🏡 I hope your Sister is doing well ? Tc , Tony ,Bristol UK 🇬🇧
Thanks for your comment, my sister is feeling much better today thanks for asking.
Yep our home is a nice place.🙏
Thank heavens you are back home.
Thanks for that, great to be home.🙏
Great vlog Les. The 18.000 looks spot on ❤. Is there much property like this available to buy ? I’ll keep in touch.. Rayong is very beautiful I have visited twice and loved it 😊
Thanks for watching, Property always available but you can never own the land but there are Legal ways around this for your self assurance. Best wishes maybe a coffee one day.
I've spent about 6 million on our new house. A little under 1 rai, 2 bedrooms, swimming pool, outdoor kitchen. About 140 square meters interior space. "If" I live and stay here for 30 years that's just under 17,000 per month. A great deal for a brand new home that we designed just for us. I can't even imagine what this would have cost where I grew up in Kent.
Wow well done Sir best wishes. Thanks for sharing that. Enjoy. 🙏👌
Thanks, Les! Fabulous living spaces for the money! But I didn't figure you for a Bon Jovi fan. 😊
Love Boon Jovi went to see him in Australia Great 45,000 others also enjoyed his music.
@@RetiredandLivingthedream Yes, very popular!
Hi Les, if you can be arsed, be great to get a tiki tour of the local area. also can you keep chooks that would be great to collect eggs though i guess they are cheap from the local markets anyway
I like chickens and love to watch them but we decided no pets as were tied up if we had pets, so look at others and pet them and walk away.
The rental prices are so cheap, prices in recent years here in Australia have gone crazy. A large house across the street for me recently came up for rent at $1200au ($820us or £615) per week! So technically I could rent my house here and move to Thailand and make $500 profit.
Rental takes a big chunk out of any ones income. Australia was one of the most expensive country's I visited.🙏
"my wife dont like"...where the problems start...
She who shall be obeyed lol talk her round.
Les that's what I'm paying in Council TAX a month!!!! Still they do empty my bin ONCE A MONTH mustn't grumble😭
No council Tax no TV License lol
Looking good Les.. welcome back home 😄
Thanks, great to be back
It’s quite a bargain! I’m currently renting out a three-bedroom semi in York for £1500. I went to Thailand in January, mainly spending time in Bangkok and Chiang Mai. Honestly, I don’t know why I didn’t head to the coast-Bangkok felt much more expensive this time and seemed to have lost some of its charm since my last visit. Chiang Mai was quite polluted and didn’t have the same vibe either.
I’ve come to realise that it might be better to go off the beaten track and rent a place for a year to really get a feel for it. Thailand is still affordable, but there’s a huge difference between the costs of travelling and living there long-term. Back in 2006, I could comfortably travel and stay in decent places for just £10 a day. Now, it’s more like £25-£30 to enjoy the same level of comfort.
Everything has a value, were cheap as chips and don't do 4 star hotels, we still get good value for about 20 pounds a night. I agree you need a year of looking around. Thanks for the comment.
That rental price for the property is very cheap (we are in Bangkok - at present) I left the UK (having started over from divorce) I calculated that with my mortgage and all household bills it was cheaper to live in a Premier Inn. We plan to move down to Uthai’s home province Songkhla where she already owns a plot of land - so like you not on the tourist map. We will be building our house and hope to be rent free and as self sufficient, we hope. Thanks for the video and your experience.
Thanks for watching and taking time to comment, best wishes on your future plans for Retirement in Thailand.👌
Another great and informative video ! I think you've sold Rayong ! ,, 👍
Hope so it is worth a look.🙏
Les, could you please do a supermarket shop in Thailand. Thanks
Will do soon as a few people have asked. Thanks for watching.
Very informative!!! Thank you!!!
Many thanks for watching.
Another great video Les 😀👍
Much appreciated thanks for watching.
Lovely house. Great to finally get a look inside. What temp do you have there most og the time?
How do you go about to find Rent to Buy?
Hi and thanks for watching, 30's most days. Great weather. Rent to buy you just need to ask the persons house you like 5 years is the sweet spot. Many will say no but some will agree.
@@RetiredandLivingthedream Thanks! Was your house for rent or sale? I talked to my wife about it after watching your video, and she is very worried about being scammed on a deal like that. Any advice?
@@Eagle-Gardening Hi we rented it and are now buying it on a Rent to buy deal, all paperwork is legal and above board and we know it’s not a scam. We thought of every scenario and have it covered.
Take legal advice before doing such a thing.
Hope this helps.
Les
@@RetiredandLivingthedream Thanks!
It’s getting very cold 🥶 here it was -5in Scotland to nights ago
Wow nice and warm here, doing some work in the garden.
Love it
Thanks for watching.
Could you do some your own review regarding local health care and dental practice available in the area
I have done a couple of Medical insurance video's Dentist I'm visiting one next week for a crown replacement.
Thank les I will be in Bangkok October 16th I may come down rayong for a visit saying I’m staying a bit longer this time from jarrow 😂😂😂
Thanks for that, best wishes for your travels, the coffee is always on if your around.
Cheers Les.
Another great video Les. Is the house your landlady still available or has it been taken ?
All the houses have been taken now thanks for asking.
@@RetiredandLivingthedream Wow ! That was really quick
Great vlog as usual. Fantastic value property in Rayong / Thailand. 2 questions though, what is the build quality like of the type of property you are in and how do you fill your time (apologies if you have already covered this!)
Build quality is Typical Thai, single wall, I am never board I always have something to do, holidays, garden, voluntary work, Solar, and the list goes on, never been a bar person and we have an active social life, going away with friends next week for 2 nights. Hope this helps.
Hi Les,
I fly over at 6.30 am Gb. Time Monday be in touch when I get to Ban phe, see ya soon!!
Great see you soon Les.
So where is the nearest chip shop ? And how long is the wait for an hip replacement
Not into fish and chips, A Hip replacement might be quicker here than the UK but one has to pay. Thanks for watching.
House prices have gone down in the UK - though the long term trend for sure is up always.
Mine's gone down 10%
They will be soon up again with the number of people arriving every day, supply and demand
@@RetiredandLivingthedream sure hope you right, lots of struggling right now.
Thanks Les 👍👍🙏🙏🦘🦘
Cheers Bill thanks for watching.
Hi Les great vlog as always .just come back from hua hin after 30 days we liked it got everything there hospital s transport ect .didn’t like beach area hotels all along front carnt walk along front and little busy at peak hr .
What’s your take on were you live and Hua hin .thinking of looking there after Xmas
Hua Hin is more upmarket than here but also more expensive, but I like both, I agree I was not keen on the beach not easy to park.
Nice decoration simple and neat, whatever, it is home sweet home. You can stay with peace of mind, do not need to worry about paycheck to paycheck.
How many people can say than today, Living from paycheck to paycheck. Here living is more affordable.
I was inspired by your rent to bit some time ago and 7 months ago found a rent to buy condo in Cha am. Ours is on a 3 year deal so the monthly payments are higher but I never thought I could own but so far I'm happy with the deal
i guess in Thailand or somewhere else renting a condo is quite higher than renting a house sometimes. location perhaps?
Well done happy to hear. Best wishes and thanks for taking time to comment.🙏🙏
Condo rental I never liked living in a Condo I like to walk out into my garden
@@RetiredandLivingthedream In my situation I wanted some ownership which I couldn't do with a house. We have a balcony mini garden )) There is a gym and pool which I like.
Fantastic to the point Les, great info, so glad for tour. Omg...its a no brainer. 😂👍🏻 ..I'm also interested if you can buy n rent out , is it worth it. £70k, you can't but a 2bed terraced in Middlesbrough centre for that, and you know how bad it is now there, riots a month ago.
Love channel❤, can't wait for sunday
Thanks for watching, I had a student house on Parliment Road the good end lol but the rioters went past my old house did not look as good now. The rental return is low in my opinion but the house price is good so swings and roundabouts, the house I will show next week the previous tenants were in here for 11 years and it's just been remodeled. looking very nice.
It’s fantastic for the money if I could I rent it in the morning when u hit retrying age it’s to chille out not run around Pattaya that’s my thinking 💭 😊😊enjoy ur way of living
Were all different and that makes an interesting life. It's your life.
Would you recommend a Nissan Almera?
Yes, in fact the next one will also be a nissan great in my opinion. It just works.
Why the bars in front of the windows?
Thaigers.. 😂
Security, most Thai houses have them. Crime is very low but were happy leaving the house knowing it will still be not broken into whilst were away.
Thanks Les. Looks like a great place to retire 🙂
I like it, it's my cup of tea.😀
I’m surprised you got such a dark tint on your car glass ,, I hate driving my brother in laws car at night ,, just so dangerous especially with so many in our area on the road with no lights on .
That’s a cracking property for 13000 a month ,, plenty of room in there , btw the weather has been lovely here on the east coast of the uk for the last 3 weeks
The tint is the lightest available but agree in the dark it is not good but thankfully I don't do much night driving. The weather on the east coast is always a hit and miss event. Thanks for watching.😀🙏
We built our house in Nong Bua Lamphu for 1.5 million baht just over two years ago, we built a modern style bungalow 3 bedrooms and 3 bathrooms, we don't have air con we have fans which I prefer. When we are out at the house it is so cheap to live, we have a huge garden which we are getting done whilst we work in England. In England we have a joint income of £70,000 and live comfortably because our house in England is almost paid for, once we are mortgage free I would like to sell up and move out full time, my missus loves England for some strange reason and she is Thai.
Sounds like your in a good position well done and hope all goes well with your plans.
Thats a wonderful property in a respectable area. Impressive
Thanks for watching.
Ways to avoid tax on your pension? Plus : I know you have touched on the uk gov and reciprocal agreements with the Philippines, etc. A quick look the uk also has a reciprocal agreement with japan. My wife is japanese, so perhaps my home address could be temporarily Japan. I'm still working in australia, but working towards retirement now. Ps. I'd probably be ok with the heat, but using aircon. Im a pom in oz and use aircon a lot.
Australia sure gets some warm weather, thankfully I can do without the aircon most days, more to come on the pensions deal some interesting news ( not good ) new video soon.
Useful location not far from Bangkok and Pattaya?
3 hrs from Bangkok, 90 min from Pattaya.
Isn’t 12,000THB considered expensive for that area?
Sure. It’s inexpensive for a foreigner compared to back home, but for Rayong it’s on the high side, no?
Thanks for sharing.
It depends on a few things and Location Location Location, fixtures and fittings if it's too expensive then your free to look elsewhere, we all have different values when looking for somewhere to live. Thanks for taking time to comment.
@@RetiredandLivingthedream Understood.
You have a nice place.
I was just curious if you were getting the “foreigner” rate, as some do.
Les finish with washing the car get an new idea, 😂 walk about maybe.
I could maybe rent a tent in australia for 12000 baht .
But it would be a small tent.
Thats good price for farang Thais would pay 10000 baht where I live up north country side you'd pay 8000baht My wife has few properties here and Thais are struggling big time
Thanks for watching hope all goes well for you best wishes Les.🙏🙏
Just wondered, have you tried to learn the Thai language? If so what's it like? Difficult?
Yes I have tried several times but I find it very difficult. I can do many things but speak Thai is not one of them.
My son and his partner live in London and earn about 200k between them. Can’t afford to buy a property. Their rent is 2500 a month for 2 bed flat.
London no thanks standard of living is too low if you struggle to pay for a nice rental apartment, most of the cost comes from your income. Thanks for sharing.
what area of thailand is this
Rayong.
House looks lovely, do you have, miss family back in UK ?
Only my sister in the UK now but we talk every week. My life is here in Thailand now.
Which area are you living?
We live in the Province of Rayong.
Yay I missed the car washes😂
I had to do it as no washing for 10 weeks it needed some love and affection. Thanks for watching. 🙏🙏
Excellent value for money❤
Thanks for watching.🙏
My monthly overall budget is 80-100k baht . Reckon I wont be needing all that.. 😊
A good lifestyle can be had for this amount, I will be on this amount in 2 years so can comment more then but I'm looking forward to that time as were planning on many holidays.
12000 for your house and 13000 for your landlady's other house is amazing value. Would she be open to a rent to buy on that one as well. Great opportunity for somebody.
Sadly No more rent to buys from my Landlady but if you never ask you never know.
I'm paying 5000 for a 3 bedroom basic bungalow in phetchabun
Well done good to hear, enjoy, thanks for watching.
I’m in east London and your looking at £1500-1800 a month for a 1 bed apartment 67500THB but at £275 for your house you would still need £1k a month to live stress free?
Wow give me this lifestyle for a stress free life.
Les do you hv high speed Internet thank u
We have the Normal internet we have no need for high speed were happy with what we have at 418 Baht per month. Less than GBP 10 a month.
If timing was right I'd be asking about renting that 😢
Had some interest already it's a great little spot. Thanks for taking time to comment.
How much to buy house like that?
you can not buy a house, because you are not thai
Around GBP 69,000 THB 3 Million. The price is on the video
The house is cheap mate.We pay more than that for a week here in Western Australia,
Living outside of the Box, that's why I left the UK that Little box was not affordable.
I’ve just decorated a 2 bed flat for a lady here on the east coast , she wanted to get £1200 a month for it unfurnished ,,, it went the second day she gave it to the letting agents 😂
Similar to what my daughters paying for a tiny 1 bed studio apartment here in oz.
You could live here for that amount, rental food and a good living.
Maybe you could , but the young couple who snapped it up work 24/7 in a care home here and they’re from India 😂
I cant help thinking theres a catch to all this…..farangs cant own property in Thailand . And your talk of a lease creeps me out a bit..but it does look like Shangri La to me…lovely..i might get a meal at the ivy for £270…
It is what it is the good and the bad, but weigh it up and if your happy then go with the flow. Thanks for watching.
Do you think lib dems are good?
@@johnbuffaloiam9741 well they use the word democracy….that might mean we go into a democracy….that would be cool.
£1000 a month for a 1 bed flat here in Tun wells ….it’s a joke
Yep sounds about right. Thanks for watching.
You have a thai bird , you should know they all pronounce it "La yong" not "Ray"ong ! . . . C'mon Smoggy !!! . . . 😅😊
Lol
Thanks Les yes my rent here in Melbourne is 1800 AUD a month so triple you are telling a little porky about the weather Thailand is hot every day and humidity is very high yes mornings in dec Jan Feb are fantastic but the days are still hot I think people from cold climates can handle the heat but Australias climate is nearly perfect my Thai wife and I would love to retire in Thailand but we both know we would eventually come back to Australia because of the heat and humidity and to bring pets back to Australia is a very big expensive drama but you look so happy in Thailand compared to Redcar😅
Thanks for taking time to comment, I have got used to the heat and Humidity over the years, but I hear what you say, Thailand is not for everyone and yes agree 100% much happier here than Redcar. 👌😀
Dirt cheap rental compared to the uk.
100% agree.
Brilliant ❤ were are you again !!:)
Rayong Province, give it a look it's worth it.
Should open a car wash this time next year you will be a millionaire
GBP 4 for a hand wash and polish inside here in Rayong.
Absolute bargain
Yep it will soon be taken.
Put a bit of weight on Les,😂 whilst in the UK
LOL Yep all that healthy food, I'm back on my Keto next month and going to do some weekly vids to show how easy it is. Shirts and Shorts are a tight fit now.
Don’t get me wrong as we are planning to move to TH / with Thai wife, but costs of property and rents are lower due to simpler build standards, UK moving away from gas, as well as cheaper labour in TH. I’m coming round to the opinion, that U.K. is investing for the future as by 2030 the aim is for 50GW of electricity from wind. There is 30GW currently. I know wind doesn’t blow all the time but it’s enough to power all U.K. homes. This is a massive change in a generation, and protects from more volatile energy sources. It’s putting things into perspective.
We all have different vies which makes for interesting conversation but I live the simple life now and don't worry about such events let the next generation deal with it.
I'm in the final stages of preparing to leave the UK and retire to Thailand looking to rent as you do around the £300 pcm mark I'll defo write to you and run my plans past you for a second opinion take it easy
