Several years ago, my mom send me to supervise a house she was building. I didn't have any experience but I met some good workman. I also deals with some bull workmen and situations. I learned a lot of lessons that and experiences that comes in handy. I was there 4 months it was stressful, draining and being a young woman at the time they underestimate my determination and strength. When you see the completed house, the joy, pride and sense of accomplishment is priceless.

Why are you building such a big mansion, the problem with most returning residents and even locals they over build for the land they have. They don’t get a proper architectural drawing nor do they get a topographical survey. Most times they end up several levels that they didn’t plan for financially. Not to mention these homes require maintenance once finished, if they are ever finished. I am building myself, and guess what I made a bungalow. As a returning resident, I am getting older not younger. stairs become challenging as you get older. If you build many storeys where is the elevator. I wish you well. We are many times the main “architects of our demise”. Most people who take on these ventures end up regretting it and to make matters worst the properties are not saleable to recover monies spent. You were warned.

The tesl situation is , no soil investigations are done to determine bearing capacity of soil. They place several levels on the soil, within 5 years differential settlement sets in and pure problems start to set in. Folding , faulting and slippages are another sets of problems. Those soil have to be retained to prevent slippages whenever it rains and the soil is waterlogged. Proper hydrological studies to drain to drain the sub soil needs to be undertaken to prevent soil movement. If the foundation is not anchored deep in the bed rock then it won't stand up to any lateral force.
Ur project is lovely. For anyone who is still going to build i suggest u go buy ur materials and sit there and watch them work and continue doing that until ur house is finished. It’s the hardest thing to find trusting people in Jamaica, not even the so called Christian’s. They will tell u they NEED 20 bags of cement and use 10, next thing u know things r crumbling down. Don’t build a wall around for privacy, they think u think u better than them/loaded and come rob u, when all u wanted was some privacy.

The hardest part is over the structure is already in place. You can take your time and do a little work on each section when you can it's a very big house and God helped you to reach this far so I know in due time it will reach perfection God bless you I love the view.
Dont know if you have ever built before but the hardest part is after the structure goes up....fittings, tiling, electrical work, piping and plumbing, roof, doors, window, grillwork, counter tops, cabinets, closets, finishing touches etc. Those are the hardest

Is the biggest problem because you're in the hills; getting reliable labour; price of materials constantly going up? What do you think your biggest mistakes were or biggest regrets? I am building on border of St. Mary and Ocho Rios and am trusting the builder to keep everything under control. I would like to be there daily to oversee, but I live in Canada for 6 months - may have a relative drop by occasionally to keep an eye. I think it will be cheaper to by rebar, etc. in Canada and ship it over. I am sure in the end, you will be proud of your accomplishments. Stay positive and best of luck to you.
Bro, the steel work needs sleeping beams across the length and breath of the deck or you will end up with a sinking deck. My so-called contractor didn't listen when I told to do this on my roof deck. Now I am spending money than the original cost of the deck to get rid of the many sink ins on my roof.

Sometimes I really wonder if oversupports are needed. What is the purpose? What the engineers are saying is the concrete slab (compressive agent) over the walls are in tension and will crack so steel being the tensile agent are needed prevent cracking. I put in over supports but really don't see the necessity. I do however see the necessity for over supports in cantilevers.

Yes, I believe because it is on the last floor of the building the steelwork should be ok. Never allow the top floor of the building to get too heavy, this steel work I believe is good enough.

Sometimes I really wonder if oversupports are needed. What is the purpose? What the engineers are saying is the concrete slab (compressive agent) over the walls are in tension and will crack so steel being the tensile agent are needed prevent cracking. I put in over supports but really don't see the necessity. I do however see the necessity for over supports in cantilevers.
The decking need to be overloaded with more steel bars. That is just the first layer.
