    Thanks for getting the word out, Marko. And Victoria is considered a "more affordable" city (compared to Vancouver). These municipal bureaucrats need to be reigned-in.

    wow, this is awesome marko. I've been thinking a lot about mixed use development schemes in victoria, and what it would require. I sure would watch 2.5 hours of this. I'd love to know more about what sort of social advocacy you think can change these draconian by laws.

    Even if there is a bad section of sidewalk,,they generally have control joints every 4 ft or approximately 3-4 feet, the contractor can remove and replace any sections that are questionable

    I winter in Tucson. The Canadian Builder Mattamy and others do a great business down there. Right now they are building roomy 3 bedroom 3 bath 2cargarage detached houses 'in the 400s' as their ads say. And these prices are doubled from what they were in 2016 when I bought there. They finish these in 4 months, and have central air which most in Vic do not even have (and hey no land transfer tax, no rent control, evictions are easy, rents are LOW). That money barely gets a 1 bedroom shoebox condo in Victoria. Ticks me off to hear misinformed idiots blaming 'developers' for causing greedy runaway prices, then they vote en masse for NIMBY municipalities and big-government provincial governments that drive developing costs to 400 a sf.
