Hi Saj, great video. For someone who is really just stepping foot into this industry, and has a crazy drive to learn, your videos are the best out there for information. Thank you for all the work you have put into your channel.
Hi Saj, great content! I would love to see your perspective on finding the deals and explain one in a spreadsheet with all the terms i.e. gross yield, net yield, ROI, ROCE and cash flow.

Am new to property investment and I comes into this with a big pot of money, so why will I want to pay someone to find me a property? I joined a guy mailing list and he tried to sell me a property that was infested with Japanese knotweed. And most of his so called deal are problems properties package up as a deal . And usually I can get the same deal directly from estate agents. So paying someone 5k to look on zoopla and right move and to speak to the estate agents is a strange.
@@TheSajHussain thanks for your reply sir ,:so this will include thing such as conveyancing ,solicitors agreement and if there any work work to be done you’ll get contractors ,and possible a surveyor to project the End value ,so in a nut shell a deal packager will project manage the deal till it comes to full completion ? Regards
Thanks for this great content Saj, I'm hooked to your channel. Do you have a video explaining how to ensure compliance when actually packaging up a deal and getting ready for sale? A scenario video is what I'm looking for, if possible. Thanks
Hi Saj, I do really enjoy your contents. Thanks for educating us to the property business. I got a question. When we speak to agents, do we need to tell them that we are deal sourcer?
Hi Saj...There seem to be loads of deal sourcers available everywhere and most of their figures don't make any sense.I have also heard stories about sourcers duping people of their money by requesting they pay some upfront fees..It's difficult to know the good and genuine souresrs/packagers with proven success.
Saj...I came late on Q&A this past Monday and there is a question that intend asking. Can someone convert a BTL to a SA and vice versa before the expiration of the fixed mortgage term ? What's the process?
It's really important that you do your own Due Diligence on the deal and not just accept someone else's information without carrying out your own checks.
Hi saj great video content. I wanted to ask is a client account compulsory? Is there any way around it such as waiting till the deal has gone through for payment in full, the insurance for client money accounts is quite high, are there any suggestions you could provide that would allow someone to begin deal sourcing without the conventional client account. Thank you very much.
You need a client account if you are holding client money. If you simply don't take any deposit and just charge your full fee at the end of the transaction you don't need a client account.
@@TheSajHussain hi saj, to clarify, you mentioned ‘end of transaction’ does that mean when the contracts are exchanged or upon completion? Is it possible to charge the fees once contracts are exchanged or must it be when the entire transaction is complete? Thanks again I appreciate your help a lot!

I would only pay a sourcing fee if the sourcer is bringing me value. As with all businesses there are good and bad operators.
A video on co deal sourcing and how to send deals to the investor without baiting location incase they go behind your back?
👍
Hello Sir ,can you do a video showing comparison and contrast between deal sourcer and packager cause I’m still bit confused lol
A sourcer finds deals, the packaging stage then oversees the purchase by another party.

Hi Saj, I was wondering how you could deal source HMO’s. How could you use the direct to vendor method to source a HMO?
Hi Saj, I do really enjoy your contents. Thanks for educating us to the property business. I got a question. When we speak to agents, do we need to tell them that we are deal sourcer?
Ideally yes
How would I get to work with someone deal surising
Find local sourcers and ask the question
Hello there I'm based on London and get a lot of deals I'm looking for investors.
Hi Saj...There seem to be loads of deal sourcers available everywhere and most of their figures don't make any sense.I have also heard stories about sourcers duping people of their money by requesting they pay some upfront fees..It's difficult to know the good and genuine souresrs/packagers with proven success.

Let's do this question on Monday evening where I'll be able to give you a more fuller answer.

You need a client account if you are holding client money. If you simply don't take any deposit and just charge your full fee at the end of the transaction you don't need a client account.
@@TheSajHussain thank you for your response, may i ask, would a non refundable reservation fee fall under a deposit? Thanks again
@@malikali2305 If it's non-refundable then I would charge it as a fee so it is not seen as a deposit.

Can I do this at the age of 17?
Thanks Nik. It is possible, but I would suggest working with someone already doing this to build your experience.

deal sourcing and wholesaling is very confusing
In the UK we don't really use the term wholesaling when talking about property investing.
Literally nobody shows you how to do this lol
