You are incorrect, this house is affordable right now for a newly built house. Don't devalue Gambia based on "hear say" rent prices for a new house. Rent outside of Gambia is double that price.
Less than $25 per night. Seems reasonable compared to a hotel, Airbnb or regular guest house if you think about it. It would depend on someone's preference I think.
No it's not! I don't know if you've ever visited or it's been some time since you did so but the Gambian rental market is not as cheap as you were led to believe. Even if it was affordable before - pre 2020. It is no longer the case. When you are on the ground day to day you will soon realise this.
Prices have increased drastically. Not just rental, but the price of land. Land prices have more than tripled in popular locations. This is a result of all these people coming to Gambia based on previous particular RUclipsrs selling a misleading dream of "paradise". It has resulted in price gouging now.

The average Gambian cannot afford that rent. The average Gambian earns below fifty dollars a month.
That's understandable however, the affordability comes from the type of clientele the owner/developer is trying to reach.
There are other properties available though that average Gambians can afford.
No one afford that place an people are charging AMERICAN prices. I live in Gambia an this is getting outrageous with the cost of housing . Beautiful but not realistic
