  • I just bought another house flip! This one is a little newer than the last one I bought! We are still deciding exactly what to do and what not to do on this one! It is a little ugly but nothing too major.

    I would bury the pet ashes in the garden, they were loved by someone. Probably not by the people who left the remains behind. Love your videos, greeetings from Scotland.

      @@investfourmore I agree with this approach as well. It breaks my heart to see the pet remains left behind. They should be buried or scattered into the garden after the yard is re-landscaped. Love your videos Mark.

    I would be very tempted to only do the basics on this one. New paint and flooring everywhere. New countertops for the kitchen. Regrout the shower. Clean up the yard and siding issue and call it a day. Have it back on the market in 4-5 weeks.

    The wood siding gets hit hard on the north side in the winter on my house. I had to replace the liwer siding. It rotted and is cedar. Shade makes it hard to dry. Couldnt stop it but replacement will outladt me.
    There may ve places that will take the ashes. If not give them a proper burial. I have the ashes of my two pets. They will be buried with me.

    I cant wait to see the end result. Only gripe I hv is I don't like walking in the door to staircases. Especially descending ones but overall, the house has nice bones. 👍🏽

    Looks like a brand new stove. I hope when you rehab these places that there is a place that you can take working used appliances like stoves and refrigerators so that people who cant afford to buy new ones will have a chance at a used one. It kills me to have things like that taken to the landfill. I know when i upgraded my appliances in phoenix, i would set them out on my driveway and in a day or two, an older man would knock onmy door asking if he could have them. I was happy to give them to him. He said he goes through them, fixes them and then takes them to mexico to help improve peoples lives there.

      @@investfourmore do you reuse them or is it mostly a hoarding situation? You might be able to weed out some of them by giving them to Restore or habitat. People don’t mind putting odd colors in their vacation homes or their odd little rentals or garages.

    This is a good house and as others have said just paint and flooring are the main issues. I think the trees in the back and side are probably from an original tree that has suckered and because of lack of maintenance have grown everywhere. You can see from the front yard where lots of little suckers are growing up and would soon be jungle if let go, it could be a big job to remove them all and may need to poison the roots to stop them regrowing.

    Donna Lockwood passed away in 2018 (born 1929) in Littleton. It appears to be a family shrine; might contain remains but it definitely has her glasses. Daughter or granddaughter is in the area still, sharing the same first and last name.

    😮It appears it was a much abused and unmaintained rental property, possibly since it was new. Just ripping out the carpeting will be a major improvement.

      He said it was an estate sale so probably owned for years by elderly people who passed away

    Two of my rentals are very similar re glazing the tile and tub and painting go a long way. The vanity's I always change but make sure to match the countertop to the other bathrooms and kitchens. If the house is uniform it will sell faster.

    Well I had to go on the internet to find out what to do with the Ashes but I kind of figured it out you throw them in the Trash that's what you Do Right in the garbage. LOL 😂

    Like the skate park house, when there are elders caring for each other, things change oddly. Especially if one has dementia. No more use of basements, locks, we placed hook locks on exit doors above my Dad with Dementias reach, but gave mom an easy reach tool to lock and unlock. So that way he couldnt wander out at night. Big clean ups are overwhelming, and letting one area overgrow reduces cost of lawn care. Just suggestions.

    Thats the nicest flip I have seen you buy so far ! Some new carpet or hardwood ,paint ,cleaning ,fix up the landscape and your good to go ! That area behind the metal fence looks like the property drops off or slopes there !

    A way to test for blood pour some peroxide on it, if it foams it is probably blood.

    Two options with the animal remains. Bury them in the backyard (if city, state law allows) or contact a veterinarian office and ask them. They may dispose of them for you for a small fee.

    I must have missed something. Where are the tires? Maybe behind those trees. I think I would just replace carpet, paint it and turn it around quick. Maybe a new countertop in the kitchen but that is about it.

    Doesn't need a water heater especially direct vent NG like that one😂.. They're usually good 15 to 20 years.

      I replaced one 2-yrs ago that was installed in 1988! The new one has a 9-yr warranty.

    That side yard is a mess. Lots of little, fast growing trees to cut down and haul away. I wonder why they did that??🤷🏻‍♀️

    This property needs some garage doors that are more attractive since that is mostly what you see driving up. I look forward to seeing how this flip turns out.
    My guess is old person passes away and nobody wanted the pet ashes. Maybe scatter them in the backyard. I think you are going to see this problem coming up with human ashes, too. Think about it. A couple of generations down the road won't want to keep them. Just sayin'...

    Just clean it up and paint the walls, not even the trim. keep the kitchen and bathroom the same. i would drywall the extra garage bay to match. then clean up the yard and list it

    Carpet is horrendous! What was on the ceiling in that first bedroom? If you did finish the basement maybe another master suite and family room with mini wet bar. Or leave it for new owner.

    It may be rare but my church has an area to bury the cremated remains of pets. We bury the ashes in the ground and throw out the container. No ceremony involved. You might ask around. You might ask around. St Francis day is Oct 4 so that time churches may be more approachable around that time.

      We had our beloved dog Duke put in a pet garden. ❤ They sent us a beautiful card to memorialize him.

    Following along your train of thought about the door locks... perhaps that imaginary non-compos-mentis senior had used the side yard to make a break for freedom via that route. The caregivers let the trees take over that area, so their 'charge' had no way out (without them spending more than just for the locks?)

    Carpets need to go,or put new carpet down. Little up date in the bathrooms and kitchen. Definitely clear out the back yard! 😊

    in your area what is the average hourly pay rate, in my area a 380,000 house would be almost a rich person , in your area how do people who rent able to afford anything, it always amazes me on how dirty people let the floors and carpet get, double sided dead bolts are a no no in my area also, I was surprised no tires yet.

    I love watching squirrels, but to get one cremated? That's wild. How sad that cat ashes were left behind. The other thing was a shadowbox to memorialize a pet usually too. This house has a lot of potential, but like you said, how far do you really want to go as a flipper.

    Just reglaze (paint) the tile in the baths and put in new counter tops. Paint the bath cabinets.

    Your average ______ starter house. Why would anyone want to take care of this place. Has about as much appeal as a tooth ache. The garage is bigger than the house. To bad the basement isn't finished. I don't understand how some of these house plans are built at all. It must be some accountant and contractor colab to make a plan that is as cheap as possible to build. And in 20 years the place will be falling down. Well at least you are single handedly one house at a time making slow progress in improving the town of Greely.

    It doesnt look like it needs much work at all. I would take the ashes of squirell and cat and make a shrine in the backyard and use it as a selling point

    The opening for the front window in the living room looks a lot bigger than the window. I've never seen that in a newer house. Is that common in Colorado?

      Without knowing the neighborhood and what comparable homes sells for in that neighborhood, you can't make that kind of assumption lol

    That kitchen is way too cramped considering how much room is in the Living room. I would try to get a hold of the past owner as I'm sure she would want her baby's ashes. Can't imagine what they were doing with the carpets.
