With reference to the combi/cylinder job. That cylinder was a dangerous installation and could have very easily gone through the ceiling to the bedroom below - did you drain it?
That loft is a bit of a state lad. My OCD would be taking over to give it a good clear out, rip out the unused electric cables , clip the retained electric wiring and service pipe runs, properly lag the water feed pipes, new insulation roll and reboard the floor. A DIY'ers dream.
I have seen a direct cylinder and a combi in a house in sutton coldfield many years ago when starting out with my old man. Remember him telling me this isnt normal 😅. Never lower the price if youre quick!! takes many years of experience to delevop that skill!

I have a similar set up in a property I maintain. Combi doing heating and hand basins and kitchen sinks in 2 units. Electric unvented feeding a shower, 2 other basins and 2 sinks. Electric showers in the other units. Proper mad set up!

Very true, job was done and they was happy…I’ve lost out on quotes before where I’ve not added on more when it’s over run or took more materials so swings and roundabouts
It was free from Tyde at Phex but I can’t find a stockist for them anywhere the one I used…you can grab a basin mate thou from local merchants for around £2-£3 👍
Knocking money off for being quicker sometimes helps out long term for future custom, also if your getting another customer in due to earlier finish happy days. Depends on the customer attitude aswell I guess
