I got lucky with my house of secrets in 9.0 cgc. Large increase in value…but I lost value in all my other comics. 😅 Lucky I’m a collector and keeping em all for 20 years at least. I just pray Disney/MSheU does NOT do movies based off my favorite comics. May tarnish value
Great video Dave, these 'Blue Chip Books' have left a lot of folks feeling Blue with a Chip on their shoulders for sure. Considering Superman 1 CGC 7.0 lost one million I would call that a 'Suicide Invesmtent', just hope a lot of folks remember that this market is unregulated for a reason!

He forgot or didn't know that a Hulk #181 peaked at a ridiculous $30k in 2007, then crashed to under $10 during the 2008 GFC. More recently, a few weeks back, he said he had to sell off his personal collection in order to keep his business running. Lots of red. As the movie popularity keeps decreasing we can see comic prices going down. The gravy train is largely over for now. Comic book collecting will go back to the nerds like us. Superhero movies are going the way of westerns for a while. Lol

Defiantly want X-men #1 again now that the prices are coming down

I will be waiting a while for that one to break even. However, with a key book like that I know things will be fine long term. I also cashed in on a few books during the boom - like my SW# 8 in 9.8 that I sold for a tidy profit . And my Detective Comics 300 ..

The buyer that paid $15,000 for that af15 cgc 2.0 made 1 bid then paid the seller, but the seller canceled his order right away saying the af15 he won in auction couldn't be sold due to the graded comic having water damage done to it!
One thing to consider is that some of the books you list like Hulk #181 sell all the time at different prices, so its hard to get a handle on the value of the book. Also, auctions are not always reliable as books sell high and low depending on who's at the auction. GPA does not pull from all the auction sites like Comic Link. Then there are private aales and comic ahow sales to consider. You state that books are up and down in each grafe, but there are so many sale its hard to gauge how much a book has increased or decreased in value.
The AF #15 prices are misleading. The CGC 2.0 price early in the year was an outlier, and that late sale at $14,999 was a great deal for someone. AF #15 CGC 2.0 is a $20,000 book all day. Don’t just really on two sales for the whole year. There were many sales of books during the year that were higher and lower. You should average the sales for this year and compare them to the averages from last year.

Comparatively, the S&P ended 2023 up 24%. So much for comics being better than the stock market.

I hope that you can do a review of the grail keys that recently sold, such as Superman 1 for $2.2mil and a 9.8 ASM 1 that sold for $1.4mil.

Every CGC blue label Hulk #181 is potentially missing the MVS or the entire page 10 (yes, there's a guy selling multiple page 10s on eBay).
