💸Good video Katrin, I completely agree with you that Florida has become much more expensive to live in, pricing many people out of the state altogether due to the disparity between wages and real estate prices.
🏠Certain pockets in Florida are becoming uninsurable due to insurance carriers refusing to cover homes in those locations, posing a real issue for residents.

Great video as always!! Moved to the Bradenton area about a year ago from IL and my TOTAL costs are still much lower in FL versus IL. I'm not in a flood zone (X:1/10), my house was built after 2003 and my homeowners/2 auto policy is through State Farm. Just received my homeowners policy renewal from State Farm and, yes, it went down by $120 with no changes to the policy. Love living here and never looked back!

I'm in the B'ton area, too. Moved here from NYC 16 years ago and I am so much happier here. Yes, there are costs that are higher than they were when I first moved here, but I still have more to show for my salary than I did in NYC. If I do leave B'ton, I would likely move inland, to a place with fewer tourists. But I do not see myself leaving Florida.

Great Video ! Florida is expensive because it's worth it... I would never go back to New Jersey. I Homesteaded in 2018. My Taxes are $7,500 and my Insurance is $6,500 here in FL. The Taxes alone on the house I sold in NJ are $22,000 now. The NJ house appreciated from $500k to $800k since 2017. The brand new waterfront pool home in Florida appreciated from $700k to $1.4m over that same time.

Miami is cheaper than NYC true. Also pay scales are cheaper to. I have always had trouble making a living in So. FL. NYC I always did OK. I had to work hard, but MIA I worked even harder with nothing to show for my effort. In NYC I would have to make a hundred sales calls to get 3 new clients. In MIA I had to make 500 sales calls to get pick up the same 3 new clients.

I hope you were careful about your decision. I have always maintained two residences. One in PA and one in FL. FL has changed. Everything costs so much and people’s stress levels are higher than 5 or 10 years ago. A year ago I sold my FL property and kept my home in PA. I was planning to do just the opposite.

@Katrin. A homesteaded property is NOT limited to 3% increase in real estate taxes. The base value of the homestead itself cannot be increased more than 3% HOWEVER, the MILLAGE RATE can indeed increase and does, and therefore results on higher real estate tax increases. However, I agree that homesteaded is way better than not

Otherwise, if you have a job that makes less than $150,000 a year you will be living paycheck by paycheck in some of the worst areas where the sun don’t shine the same. It also prevents local governments from raising the minimum wage beyond the state level. Florida is a basura State for workers rights and the working class in general.
