Great video, thank you for the information. I am seeing a lot of Airbnb properties for sale, and we can usually tell just from the photos! The values are up 40-50% in three years and I guess the owners would rather cash out than keep making an income. What are your thoughts about these sellers? It sounds like you would not buy one of these properties.

Hey Richard, i am not an accredited investor. I am however looking for your analysis. I recently purchased my first in a beach community in New England. I purchased my 4 br 3 ba home for 10k under asking. It appraised 20k over sale price. There are 4 colleges within 15 mins. My strategy is to str for the summer then academic rental the rest of the year. Thoughts?
Me and my wife are in the process of buying a three bedroom, two bath house in Fajardo Puerto Rico out right. The house is in great shape, and remodeled, hopefully on what you recommend is a short term rental so that we can get down there to buy the accommodations for a Airbnb. In the meantime would like to know if I set it up as a LLC, and the proper insurance that will protect us, and our asset? Thank you for your time with all your wisdom on this manner.

Look at land + unique experiences: yurts, glamping, vintage rv etc. Wont appreciate too much since there is no “asset” per se. But you’ll learn the business and generate significant cash flow (potentially). Good luck!
