I just had a Grand Opening, lost my first guest last minute cancellation and went ahead n changed the price a little lower on the first day and got a booking right away for 3 days! Since I do not have any reviews yet, guests were asking why and just happily said it is my Grand Opening and have cool perks inside the cabin! Xoxo 😘

Never be afraid to charge a full price.
Where is your cabin located?
You should change your cancelation policy rather then prices. If you change prices regularly it will give negative signals. I am also a host in India.
Great video. Thanks so much. My tip would be this: Don't be afraid to give the guest more. Little touches that don't really cost much extra money could mean a lot to a guest. I leave coffee, tea, sugar, cream, spices, salt peppers, oils, condiments, and a welcome basket. Most people don't even use much of the stuff I leave but it makes them feel like they've gotten more for their money.
I agree with Richard, I believe you should focus on them and making it a great experience for them.

@@natevidales6664 I put pasta, spagetti sauce, olive oil, hot cider & hot chocolate, small oatmeal packets and a small packet of pancake mix (Bisquick). I also offer all the usual like coffee, teas, creamers, spices, pantry staples (flour, sugar, vinegar, etc).
Agree 100%. This is a hospitality business, where the guest is the customer, and it is not about the owner /host. Drop the ego!
Btw, I have been cleaning airbnb for someone for 2 years and done so much for them like to the state fix grout, trim palm trees, fix dishwasher leaks, paint, all the way to fixing right of leak, etc… ( we have handyman but not showing up bec sometimes the owner doesn’t pay him or owe him money, so last minute I will do it myself, put some flowers, wine, chocolates, popcorn and when I got free canned / perishable food donations, I’ll leave it in one cabinet and a note , all free you’re welcome to consume it.)
I’m ready to start my own but don’t have the guts to talk to landlords since I can’t buy my own property right now.
I have airbnb account that I did since more than 5 yrs ago but my hubby doesn’t want to use the back room for strangers.
My manager wants me to manage it now bec she’s mad at the owner but honestly, I’m afraid when it comes to the booking, the calendar thing, talking to the guest, etc.
that is my other held back.
I am cleaning 3 airbnbs and I just dream of having my own before I turn 50 in 3 months.
I live in Florida and one of the airbnb that I clean and take care has 25-28 occupancy per month.
I love this hosting thing.
I started filling up Llc last night and it shows on screen wrong access. It took me 1 hour but still haven’t figured out. I am in Florida we have great weather and I feel airbnb here is always a boom.

Hello, my tip would be that you should communicate properly with your property manager. As the head housekeeper of multiple properties. It’s very important that we hear from the host. I find that the some of the hosts will depend on house keeping a little to much with out communication. We are not mind reader’s. We need to know your goals with your place.. my dream is to have my own Airbnb property one day ASAP. My business is doing great and I love working with my clients. There is just that few that not very communicative. Another tip is to keep the Interior of the property as simple as possible. This will help with a fast flip/turn over for the cleaners.
Have good communication with housekeeping can lead to fast turn overs for a faster booking.
This is wonderful to hear from your perspective we working on our first property now. It was $23,000 with $71,000 renovation budget (had to take out a cash out refi on our primary home) and we should be done in about 4 months. We're excited!

When I keep fresh ideas and brainstorm ways of execution, hosting for me stays motivating. From new curtains to open mic night, from art week to taco Tuesday, fueling my guests becomes a great energy, plus lifestyle and money. Still feeling the forward momentum. terrific advice...I have been a landlord for 40 years with yearly leases and this is my first venture into Vacation Rentals...your advice about not sweating the small stuff and having a vision of where you are going is so refreshing....Everyone Take Heed...as well as everything else he said....
1st, off - stellar upload (love this) ... when we 1st purchased our STR, our realtor told us “you will learn more within your 1st year -vs- your following 10” ... and man was he right - we’re nearing 9 months, and we learn something each & every day, thanks to you ... to date, we’ve already got all bases covered (relative to this list) ... we’re (well) seasoned w/ long term rental, so we had somewhat of a head start - however, STR, is a whole different ballgame - despite our 1st year, and aside from the horrendous cancellations this past spring, due to COVID 19, we’re still killing it ... in ending, these all great points = & beyond pricing is FABULOUS - you’re the best, Richard- thanks so much for your great (no, exceptional) wealth of information ... your help & direction have helped us tremendously - be well, stay well “Happy-Hosting”, Kate

I think the greatest tip of all is to "focus on your guests". Is extremely important to have an organized place, nice amenities, maybe some treats, and most important of all: an impeccable clean property. I use Turno to schedule and pay my cleaners bc it's very easy to get a backup cleaner whenever I need one, and bc I like its features. But you can organize yourself with paper and a pencil if you want. Just make your guests feel like their money is worth staying at your house.

I love the part of the video where you talked about what is your why. I believe that is the most important thing that any human being can do is to establish their why. Once you have that goal in place the motivation becomes a lot easier. Knowing my why in life has given me a lot more focus.

I learned that the flexible cancellation policy is too flexible. I had a guest that was booked for 4 nights, with additional guest fee cancel less than 36 hours before arrival. Lesson learned and I’ve switched to firm cancellation but still disappointing. Thanks for these tips! Definitely in the learning from experience stage!

Good video. Talk is cheap. Just get started, you will make mistakes but that's how you learn. I have I think 28 good reviews. It's a great way to make money with a empty bedroom in your house. I did turn off instant book so I can ask guests about why they want to stay.

Richard, your information is so helpful in so many ways. Your tips in how to be successful and not sweat the small stuff is crucial to beginners like me. Not overreacting and being understanding of unlikely events are just part of this business. No time for hissy fits! With out a doubt, the positives outweigh the negatives in this business. I converted my three units into Airbnb rentals and the financial return has doubled. I was hesitant of taking the risk, but thanks to watching your videos, I am now convinced Airbnb is an excellent market for both hosts and guests. Thank you so much for all your tips.

I agree with you regarding occupancy to an extent, but not completely. Every property has a ceiling of what one may reasonably charge based on the property and the market one is serving. No matter how nice I make my unit, there is only so much I may charge. Therefore, once you are consistently getting high rental rates, THEN focus on occupancy. For example, which my property, If I increase my occupancy with the same profitable rate, from 50% to 60%, I get another $8500 per year.
