Investing in Airbnb properties has been a lucrative venture for me. It's like having your own mini-hotel empire that generates passive income month after month. By carefully selecting the right locations and providing top-notch hospitality, my Airbnb investments have consistently outperformed traditional real estate. I wasn't financially free until my 40s, and I'm still in my 40s. I've got 3 Airbnb's already, earn on a monthly basis through passive income, and achieved 3 out of 5 goals. Investing was the decision I made.
I wholeheartedly recommend Regina Louise Collaro, a top-tier financial advisor based in the US. In collaboration with an international organization, Regina has been essential in managing my financial plans. Her strategic guidance has supported my goals from funding education to planning for retirement. Selecting the right financial consultant has positively influenced my financial journey. I'm truly grateful for the growth and achievements I've realized through Regina's expert advice and steadfast support
This is a shocker seeing Regina Louise Collaro is being mentioned here. I always had mixed feelings about hiring a lnvestment advisor. For the record, I started working with Regina in 2019, and she manages about 70% of my lnvestments, while I manage the other 30%. My philosophy is that I care more about my own money than anyone else, but she made me accept that they have wealth of information on current conditions and future trends
I've wanted to start investing for a while. Yet, I've always considered it to be late, and I believe I should quit putting things off. I'll absolutely contact Regina Louise Collaro to ask her for advice. Much thanks. This was quite helpful to me
We travel full-time using Airbnb and love it! One thing I think every Airbnb should offer is coffee. It's a simple thing to supply and really helps us, full-time travelers, out. We can't carry around a coffee pot after all. : )

I love Airbnb and recently I've been wanting to try out an experiment. I've often been fascinated by the idea of RVs and being able to tour around the US and visit anyplace I want and be very mobile. But then I thought why not use Airbnb to be just as mobile? If you have a good Airbnb location or your home is in a good location for Airbnbs. You can just put your own home on Airbnb when you want to be travelling and just lockup your personal items in a certain room or garage and lease out the rest. The income you make from leasing your airbnb you can use to stay in other Airbnbs all over the world. It's kinda a fast form of home swapping.
SO GLAD for this information to get me started... I made an impulse buy on a huge old house for $75K. I'm freaking out about a loan and every thing... but i think there is some real potential here.

If you have an Airbnb, and you’d like to put an arcade cabinet in it, I do a pretty nice build for Umbrella Arcades. Its a modern, wall-mounted unit with most of gaming history pre-installed. The cabinets are hand-made in PA using powder coated steel.

What do you do about people challenging payments that they made to you? Telling their bank that it's not a legitimate transaction. Scammers, trying to get a free stay. A friend of mine said that happened to someone he knows.
Really great video.I have just started my journey on Airbnb it is going well. My question is should I be changing the bedding such as bed sheets, pillow case, duvet cover after every guest has checked out. Is this good practice? Also I am looking to help manage other people's property. Should I make the listing on my account or should I create a new Airbnb account on their name and add myself as a co host. Yes, we need to change pillow case, duvet cover and bed sheets after every turnover. About managing others property, it’s really depend on with you and the person whose listing you want to manage, because if they are not comfortable sharing all the listing payout and tax info with you, they need to add you as co-host.

I'm thinking of getting started. I travel a lot and my house is often empty. Perfect for airbnb. Question: Since it is my primary home, what do you do with your personal stuff? (You know, clothes in dressers and closets?) Do you remove them? Or do you put everything into one closet and the garage and lock those up? Just trying to learn how others approach this?
I know about dynamic pricing, but what is the beyond pricing thing? I'd like to do this because we have two Airbnbs in Bend, OR where there are always events, concerts, etc. Staying on top of how to price them during every concert weekend is difficult. I would love some help!
How do you get into instant booking. We travel using AirBnB and are highly rated as a guest but not sure if we are part of instant booking. We are about to list a property in the mountains of New Mexico.
Hi, I'm a fairly new host on Airbnb. I have miraculously been doing most things right so far. I don't know what to do or how to handle guests staining sheets and/or towels. A set of sheets cost as much as a nights stay and I can't use them once they're stained. How do I handle this? Should I charge guests? It has now happened to me on three different occasions.
Veronica Manes that's why you need to set your cleaning fee.So it can cover for those kind of expenses. If you didn't ask for it, you may always go to www.airbnb.com/resolutions to request money and upload a photo of the said damage made for documentation. 😃
That is absolutely the responsibility of the guest. You can use the "request money" tool on airbnb by including pictures of the damage, state how long you've had the sheets, and a receipt for the set you bought to replace the set that's ruined. And BTW, I've used lots and lots of sheets, super expensive ones, super cheap ones, some in the middle. The most expensive sheets, those beautiful 100% cotton ones are probably the worst kind you can use on a short time airbnb. I've found one source that everyone in the US has access to (it's not amazon) that sells sheets that are beautiful, comfortable, and holds up to multiple washings. They have 2 or 3 big sales a year, and I get queen sized sheets for about $20/set.
Hi Veronica, I worked at a 4 diamond hotel for 4 years cleaning rooms, while in high school and college so I'm going to give you my 2 cents about sheets because we really never had the problems I'm seeing hosts have, here in comments and on the Airbnb hosts forum. Use hotel sheets (Sams Club is where I got mine in half dozen amounts or hotel supply). Cotton/Poly blend, nice heavy material. Guests love them, they feel luxurious, no one complains about the poly content. Stains come out easily. Don't get 100% cotton and don't get sheets at your local big box and expect stains to come out. Also, they aren't as durable, seams will unstitch. Good luck!
I have been hosting since 2013 too. But this week Airbnb is cancelling my current reservations without informing me (or the guests). My guests are freaking out and completely pissed at Airbnb...
Great video! If you had a studio apartment with 3 double beds, would you put 1 price for sleeping 6? or make a lower price for 2 ppl ,and add price for every extra person? dilemma... :)
Good morning Richard! I am a new real estate investor in Chicago! I am thinking in buying condos for short term rentals in Airbnb. Do you know a good Airbnb host in Chicago that you recommend?
How do I get started? Do I have to file paperwork with the parish, county or state I’m in to start my Air B&B Business? I’m just stuck one this one question.
Richard do you have a spreadsheet formula that you have to plug in numbers to see if purchase an investment property would be profitable? We are looking in buying our first Cabin in Gatlinburg Tennessee
Disagree. If you exceeded their expectations then they are happy to give it to you after you ask. In most cases they don't understand how important it is to your business.
I always send a thank you message after I have cleaned the rooms, and check if everything is kosher. And I will let them know I will be leaving an “excellent” review if I was happy with them. I rarely ever get someone that doesn’t leave a review.
The man is forward and ultimately gets what he wants. Worded nicely, and usually customers understand and if they had no problems, they're like "meh, why not?" I don't think it is something you should apply to all areas of your life, so i see where you're coming from, but since this is business i see more pros than cons.
Yeah that could make some guests uncomfortable. You could write a personal note thanking and reminding them about reviews. Check out some airbnb themed decor here: www.etsy.com/shop/TracysTrinketDesign?ref=seller-platform-mcnav§ion_id=26509712
Hello, could you guys advise me if i can trust real estate agent? I am planning to buy my first house for short term rentals and every agent tells me” its very popular area for airbnb” but when i check calendars of comparable houses in area they are almost available, like may be 1 weekend in a whole month is booked, so now i am confused how good of a rental i am buying? and how i could understand the area is renting well and is popular?
I find dynamic pricing difficult. I use Airbnb`s automated system but I submit the low and high price. I may have to look into this more. Thank you for the video! You lost me at asking for a 5 star review however. Whenever someone does that, that is the last rating I want to give. IMHO, seems sleazy. Let the guests decide on what rating they want to give you. I also think asking for a 5 star review could get you banned at Airbnb (if you are on Airbnb).
Hi Richard ! I'm currently renting on airbnb. The apartment is located in the south of france near Cannes. Last year I rented for the summer period I managed to have 5 months full booking and all my clients were delighted I got an overall rating of 4.6. This year I have bigger project I will put it to rent all year on airbnb and other platform thanks to your advice and the small details that will make the difference I am aiming for an overall evaluation of 5!I found That to do seasonal rental is a good way to make the most return on an investment and you get too meet people from all around the world. next year i'm planning on getting a second flat to create a portfolio of real estate investments. i'm currently just starting automate a maximum, but the programmes a bit complicated to use, i've started using a programe thats called TOKEET. have you got any sugestions or tips on other programmes that can help synchronize and automate (pricing -calenders-messages to clients ... ) keep up with the good work. your channel is great the videos are very professional and helpful !
That's awesome Stephane! and congratulations on moving up to the next level that's so exciting. I've been to the south of France many times and most recently in Eze. Also glad to hear this channel has helped you. That makes creating these videos worth it. As for automation I have a TON of tools and strategies I use (currently running 5 properties across the US). I'm currently working on a course for advanced short term renters like yourself. One of the modules is going to be automation and how I use every tool. I'm going to record my screen, log into my accounts, and just show everything. I'll let you know when that's live! In the meantime, - if you aren't already - get started with this Dynamic Pricing Tool. It easily raised my revenue by 40%-50% all automated. Here's the link: beyondpricing.com/#r=ShortTermRentalSecrets Thanks again for your attention! Talk soon.
Hello, if someone could help me out in this situation I'd be grateful! I have submitted an experience on AirBnb, it was approved but it says "unavailable" (Your experience has been approved but it's not live yet). I have set availability dates in my calendar and set out a payout method (it's being reviewed). It did not seem to help, it's still unavailable and it doesn't show in the listings page. Anyone knows how to fix this? Thank you!
@Nomonde Rasayi, I met a guy who helped me get started and personally handheld me throughout the process of getting my first Airbnb generating income property. FYI in just 4 weeks and without owning it. His name was Jim from Jim G Coaching Club. Just search his YT channel "Jim G Coaching Club" his vids go deep. Hope this helps. Cheers Jaeson
Hi, you need to first decide which model you want to adopt. 1- buy own home and rent 2- managing other people properties i.e co-hosting or 3- rent a property then get permission from landlord to do Airbnb. You also need to get a STR license if you are planning to renting your own house. Once you decide which way you want to go. Then just open an account on Airbnb with ID and photo. Then get your Airbnb ready with house rules and pictures etc and upload on Airbnb but this is just a summary. There are lot more things to decide when doing Airbnb
So 5 star ratings are crap, you ORDER your guest to give you a 5 Star Rating! I would never ask my guest to do that! And guess what I receive 5 star ratings without having to beg for them! Isnt' that what ratings are about, the guest NEEDs to decide NOT YOU. far out
How many properties to you actually own, that you co-manage? $500k on rental income alone is quite a bit. Just to confirm, that doesn't include any projects like this when you're monetizing your experience as a host, just on rental income alone.
haha trust me, I lose money on this project. I just enjoy doing it for everyone. I own 7 about to be 9 properties across the US and about to brake ground on a project in Bali with multiple units.
The "review" has evolved into nothing short of extortion. The game of complaining about ANYTHING possible and the LIES told are out of control now. I've had to rewrite my contract to include an "acceptance" statement on check-in. I refuse to refund any money after that point. I've also had to include a "acknowledgement" form stating that the "guest" are aware of and agree to be held accountable for any and all restrictions explained in the lease contract. I'm sick and tired of the "I didn't know" excuse. I hold the card holder on file as the responsible party for the actions of all the guest on the property during the lease agreement and have raised my deposits to a level that will get their attention if it's not refunded.
hi David - do you have any examples of this acceptance statement and acknowledgement I feel very similar as someone who's been doing this awhile and find people will extort you for the five star review and will basically trash or destroy and use as a way to get you to back off asking it's pretty f'd up.
Helpful.......but I don't agree with prompting guests to leave 5 star reviews. The hidden message is 'anything less won't be appreciated' which means potentially biased and unrealistic reviews for those making bookings.

Thanks so much for caring and sharing. I am learning so much about maximizing our ARBNB. Which by the way is called "A Wright Place To Stay in Missoula" WE are located in Missoula, Montana, USA.
Pick them up. Hide them. Keep them safe elsewhere.
Just rent out a storage unit fir your items

I know about dynamic pricing, but what is the beyond pricing thing? I'd like to do this because we have two Airbnbs in Bend, OR where there are always events, concerts, etc. Staying on top of how to price them during every concert weekend is difficult. I would love some help!
I have yet to outsource or ask for reviews. I do allow instant booking but find that people generally book with us need pre-approval
Doing a top 5 list seem very simple but is actually very complicated, we do one from the perspective of the person renting.
you need to just use the cheaper towls from walmart maybe a dark color. my kids use the 3 dollar towls from walmart
@Julie, could you please share your source? Thank you for the insight!
Good luck!
How does Airbnb works when your place is in a different country? I live in Canada and my property is in Vietnam.

Good morning Richard! I am a new real estate investor in Chicago! I am thinking in buying condos for short term rentals in Airbnb. Do you know a good Airbnb host in Chicago that you recommend?
You are amazing. Thank you so much.

How do you choose the settings for instant booking criteria, I want my guests to have good reviews
Awesome....keep the info coming!
Count on it!
I like the video tips, but I would never directly ask for 5 stars. It's likely to make the guest uncomfortable. I agree with everything else though.
Worded nicely, and usually customers understand and if they had no problems, they're like "meh, why not?"
I don't think it is something you should apply to all areas of your life, so i see where you're coming from, but since this is business i see more pros than cons.
Thank you for saying that. Agree
Yeah that could make some guests uncomfortable. You could write a personal note thanking and reminding them about reviews. Check out some airbnb themed decor here:

I work in customer service and if I ask for a 5 star review I get them & if I dont ask at all lets say for a month, I get zero.
Interesting videos mate :) Thanks for the info. I am a host myself and some of the tips are great.
Thank you for your kind words! Appreciate you watching and feedback :)

Hi there, how do i now send a map and photos to my guests on airbnb? They keep changing it..thanks
Great advice thanks !
Glad you found it helpful Stephane! Thanks for being a subscriber. Are you currently renting on Airbnb or thinking about getting started?
Hi Richard !
I'm currently renting on airbnb. The apartment is located in the south of france near Cannes. Last year I rented for the summer period I managed to have 5 months full booking and all my clients were delighted I got an overall rating of 4.6.
This year I have bigger project I will put it to rent all year on airbnb and other platform thanks to your advice and the small details that will make the difference I am aiming for an overall evaluation of 5!I found That to do seasonal rental is a good way to make the most return on an investment and you get too meet people from all around the world. next year i'm planning on getting a second flat to create a portfolio of real estate investments.
i'm currently just starting automate a maximum, but the programmes a bit complicated to use, i've started using a programe thats called TOKEET. have you got any sugestions or tips on other programmes that can help synchronize and automate (pricing -calenders-messages to clients ... )
keep up with the good work. your channel is great the videos are very professional and helpful !
Here's the link: beyondpricing.com/#r=ShortTermRentalSecrets
Thanks again for your attention! Talk soon.
Great video!
Thanks!
Why do you use a Dynamic Pricing tool outside of what Airbnb has built into their platform?
Wasn't happy with theirs. BP also takes into account the demands based on other accommodations in the area such as hotels.
Thank you!
Thank you. Very helpful :-)
Hi I Nomonde RasayiI would like to know were to start to open an Airbnb as I m looking forward to open my own business Regards
Why use the Dynamic pricing or Beyond pricing that charge a fee when Airbnb offers a free a Smart pricing
In my opinion Airbnb's smart pricing has different goals (secure a booking > increased revenue)
I mashed the like button I do what I'm told
What kind of insurance does a BNB require?
So 5 star ratings are crap, you ORDER your guest to give you a 5 Star Rating! I would never ask my guest to do that! And guess what I receive 5 star ratings without having to beg for them! Isnt' that what ratings are about, the guest NEEDs to decide NOT YOU. far out
I, LIKE WHAT YOU SAYING. That would be considered miss info
Instead of asking for 5 star how about just to ask to rate?
liked! subscribed! thanks!
Does anyone know if its possible to automate a message to ask for a review?
How many properties to you actually own, that you co-manage? $500k on rental income alone is quite a bit. Just to confirm, that doesn't include any projects like this when you're monetizing your experience as a host, just on rental income alone.
haha trust me, I lose money on this project. I just enjoy doing it for everyone. I own 7 about to be 9 properties across the US and about to brake ground on a project in Bali with multiple units.
To paint the picture for you on my income on RUclips: ruclips.net/video/ANZ1MlSSfEw/видео.html
Great insight Rick
Rick Davis I’d love to have a copy of the acceptance statement and acknowledgement.
@@5ylv1a I need an email address to send to...all I have is in PDF.
AirBNB or VRBO ?
Has anyone else had to deal with an HOA with a short-term rental restriction? Does this preclude AirBnB use?
Yes and many apartment complexes have a minimum % rentals. This is to protect residents who don't want to live in a transient area with tourists
Airbnb end boss. Are you worried about saturation... Airbnb is trending like Bitcoin circa 2017
Not worried. It's a natural process in disruptive industries. We've positioned ourselves to standout though years of experience and failures.
Not a fan of instant book. I like the back n fourth
Helpful.......but I don't agree with prompting guests to leave 5 star reviews. The hidden message is 'anything less won't be appreciated' which means potentially biased and unrealistic reviews for those making bookings.
Why should we believe that you made $500K income in a year? DO you have any proof in the spirit of total transparency ? Thanks
@J, I met a guy who helped me get started and personally handheld me throughout the process of getting my first Airbnb generating income property. FYI in just 4 weeks and without owning it. This guy showed me what I need to know about the business and he is very transparent in terms of his earnings. His name was Jim from Jim G Coaching Club.
