I live in Wpg, and that’s guaranteed a terrible area in the north end. There is no way that you’re getting a 2 storey house for less than $200,000 unless it’s right in the mix.
As long as the shitty vinyl siding “looks nice” people will be fooled.
I’ve got a house in st James near polo park that is similar and valued at $220k. Not so bad! It can be done. Bought for $150 and did some upgrades. Like kitchen and bath. Deck outside and a hot tub. Landscaping etc is cheap and easy to do. Find some bargains and start building equity.

It's bordering an industrial neighborhood and very close by is a mushroom factory.
Often during the day it smells like manure.
And the sewer system often releases noxious smells.
It's the kind of neighborhood that you could live on the nicest house on the Block but your stiil embarrassed to have friends over.
Also the condition of the exterior of this house before renovation was so bad that there's no way this house was not taking on water and other issues for years.
It's the Classic paint and Band-Aid on okay property.
Also the vaulted ceilings are extremely limited on the second floor as to what you can do with the space.
As a local Winnipeg resident - if this house is anywhere close to the North End, or in St. Norbert - I cant see a soul interested in it

noticed the empty lot to the right probably a burnt down house and if you leave your house unattended for more than 12 hours you either get broken into or get squatters
that house may have been rough before but goddamn did the renovation completely suck any soul out of it 😭 almost $200k for a white and grey box, probably also has issues that were ignored during renos to get it on the market cheap and quick.

The house was build in 1914, it was sold on December 1st, for 169800, (cheaper than listing price). The house was assessed by the city for 210 thousand back in 2021, and now for 198 thousand. The house is located in Talbots neighborhood. It’s one of the lowest cost of living area in Manitoba, has about a 8000/100k crimes/100k people. Higher than Winnipeg averages, double the national average. 1/3 are violent crimes with other drug and property damage related. It also has about 11% unemployment rate.
How is 170K "low cost of living"? My brother's house near Elphinstone was $10K. I've seen many houses around Minnedosa for $20-50K. These figures must also be taking into account multi-million dollar farms. Or multi, multi-million dollar Hutterite communities or something. A local business owner I do some odd-jobs for purchased a property with a cabin, a quanzit, a barn, a few large outbuildings, a couple garages, and two houses (one I would describe as a small mansion, the other is a small bungalow) for about 300K and his wife almost strangled him for agreeing to that much lol. Statistics don't always reflect reality.
@@icankillbugs Winnipeg is a major city in Canada with 850 thousand people. The average housing price in Winnipeg is 340k, so 174k by definition is low cost of living. You might be able to find houses under 50k in remote places in Manitoba with only few hundred to couple thousand people. There's a reason why people don't choose to live there despite the low cost of living and much cheaper houses.
The National housing average is 750k, while Toronto and Vancouver are in the million. California is 750k USD, London UK, is 680K pound. Seoul S.Korea is 930K USD, Tokyo Japan 680K USD, Shang Hai China, for a 1000sqft apartment is 550K USD. People want to live in big cities, but there's a cost.

I moved out of the north end to Elmwood. They were both pretty rough, but my neighbours were cool. Plus, there was every kind of grocery store within biking distance.
Then I moved to St James and my neighbours were super racist and weird. I’d never had people lie to my landlord about me before, but these guys were FREAKS. Also they would talk shit about me under my window. Very strange.
I guess there’s good and bad things about every neighborhood.

When you're in a rough area you need a fenced yard with a big dog in that yard. Then you need high security so no one can get in easily. Then really good, soundproof windows and a quiet ducting system bringing in fresh air to keep the air good and quiet. That's how you deal with crime and noise. And you don't even bother with a car. In poor areas there's usually lots of buses, plus you can always bike.

I bought a north end Winnipeg house for just over 150k. No drug dealers within 2 blocks. No needles in the yard. Unfurnished, and desperately needed work done in the basement. Ended up paying 15k for renovation supplies. Work mostly done by me, the homeowner. Only problem is the crime. Garage broken into 3 times, and house was attempted once.

Guys I’ve been living in Winnipeg all my life, tik tok makes it look cool but honestly it’s boring as shit, not enough tourist attractions! The ones that are here get boring after awhile. I’ve gone to Rec room like 100 times last years for birthday parties and hangouts. Literally no where to go. Also it’s dangerous here. Hope this helps 😊
