Tom is amazing. This video is mandatory for agents I work with. If you have nothing in escrow and no listings you have to study this strategy closely. I never dreamed of posting something a second or third time. Just doing 10% of the strategy will make a difference.

I do freelance social media, and marketing! So here I am! I love watching analytics, picking content, and customer engagement.
For Facebook, I just use the scheduler that it provides. For everything else, I use a platform called Buffer. It’s pretty good considering that it’s free ☺️. Hopefully my client would have more time to do more “live content”.
I stopped halfway through and made a live video -1st time - and it’s posted& out in the world already....and I’m still alive‼️ Thanks Tom, was the worst hair day of my life, but I hit record regardless 💃🕺💃

What do you guys think about 360degree for real estate? Or do you prefer regular video?
Another video I saw recently categorized them in order of importance as Video > 360degree primarily because of cost and the number of people who have access to the equipment for viewing. I expect the two worlds to merge together a bit more at some point in the future though.

Solid Information, Tom! I am SLOWLY implementing some fun social media interaction on my instagram and Facebook business pages( far from being even close to what it needs to be. Someone recommended I look for your videos. This is my first one and I'm hooked! Ty for sharing this great info. I'm a Mortgage Loan Officer and I'll just apply it to my line of work. Wish you could do a video on how to get Realtors to want to talk to you. Most of the ones I call tell me how they already have someone. Do I ask to be there back up person? I want real and genuine relationships but I can only be told no so many times, before I give up... Then a few weeks go by and I get on the hamster wheel again 🤦🏻♀️
I hear this a lot and this is what I suggest. No, you do not want to suggest that you be their backup. That's a weak position to take and gives them all the power.
Instead, you need to stand out to them and focus your niche. Don't do all types of loans. Pick one type of loan which might normally be difficult to qualify for. Then reach out to them so that they know your the woman to call when they have a client in that niche.
For example, let's say you only do loans for military. That's specific enough that if a sailor or marine calls them up, they'll remember you. Niche! Niche! Niche!

Brenda Santos there’s a lot of advice I could offer. First, take some time while doing Cardio and search “new agents” on my RUclips channel. There are several videos that will guide to away from the mistakes that cause hundreds of thousands to fail every decade. Avoid them and you’ll win!

Deserie Aponte I would use your personal account to friend as many in your network and if you have the funds use your business page and boost like $5 per day and see what gets traction

Coach Tom Ferry I'm on all platforms including Vero. I think I need to start implementing hootsuite to manage them better and to free up my time. I think Snap is dying though....well at least in my country (Trinidad). My focus is on LinkedIn because everyone is just getting on that platform and I've been getting alot of followers on it.

Tom, I had two questions regarding social engagement. I wanted to develop a website outside of my broker's page to blog on, and somehow link to link to my brokers listings. Although I haven't figured out how to do that yet. Maintaining it will take some time and was wondering if that's a good idea in addition to social. Second is Facebook. I have a personal page and have separated friends in to different groups. Do you recommend using your personal page and create a "professional" list of friends or separating them by making a professional page and build followers there (while inviting personal friends to follow the page). Thanks.

Mitz Roma sorry to hear about your lay-off ... social media is a long term strategy ... use your sphere of influence or your current network and tell everyone you know what you do PERIOD!
I’m looking to become a real estate agent by any chance u know how u can join a team and hire a coach for what price?
Try reaching out to a realtor close to your area, but not in your particular area, that sells similar properties. For instance, I live in La Jolla, CA (part of San Diego) with is a rich part of town. I'd look for a mentor in Rancho Santa Fe or Carlsbad because they're a little distance away but I wouldn't be their competition. And the areas are similar.

aliss realty tom has great content for new agents ... don’t spend too much time with tools ... go out there and get appointment for buyers and sellers and use your first deals to post on social media take action!
