That brings us back to 1995, way before the Global Financial Crisis caused by a housing market crash in 2008.     It's not institutional investors who are the biggest problem: it's smaller investors who buy starter homes as AirBnb or long-term rental properties. In my town, it was recently revealed that 10 individual investors own 50% of all single family homes. About 1/3 of these houses are vacant, which creates an artificial shortage of affordable rentals and houses for purchase. We need a vacancy tax to incentivize investors to rent or sell those properties.

    I know this wasn't the topic of this video, but I keep hearing sellers will be compelled to sell if rates drop enough. But if they're waiting for lower rates... isn't that because they want to turn around and become buyers right after they sell? How the heck would that help inventory?
