    I am surprised Henderson Survey wasn’t #1. Beautiful neighborhoods, excellent schools, centrally located. Perfect.

      I would agree. Especially if you’ve lived in Brantford for a while. Henderson is very desirable area. This analysis was based on pure math/statistics.

    I was wondering where the Pusey/ grand woodland places. From North park to west street and Fairview to the highway. What is the desirability of that area. I just moved in last July and everyone had told me it’s one of the best areas. I didn’t see it on your list.

      My favorite neighborhood 😍 it’s where I’ve lived and raised my kids since 2009
      This video was just based on sales and listing numbers, the neighborhood you are asking about is called Grandwoodlands and it’s pretty small but I love the central location and there is lots of pride of ownership in the houses.

    Anywhere but downtown lol. 2 houses down from me was a burned down house, they just sold it for 350,000 and the new owmers had to tear it down.. that's an expensive little lot

      Who knew a burned down house could be so expensive? Maybe I should start a business selling charred real estate!

      I am wondering what your thoughts are about the newer hoods on the southwest side of the city. In your beginning highlevel stats you had 41% in the outskirts of west brant...i am wondering if the stats there vary because the homes are newer?

      @@shelbymark7418great question. Those neighborhoods are where most of the new construction has been for the past 20 years. Newer neighborhoods tend to have higher turnover as people move around and upgrade their homes. There are also still options to buy brand new. Looking at the data the reason the sold rate number is lower is mainly because there are a large number of higher priced homes for sale, and this segment of the market has slowed down significantly in the last 2 years - leaving many of those homes unsold. ($900k+) - hope this helps.
      Still a great neighborhood that is very desirable for anyone looking for a newer home in Brantford. 👍🏼

      @@JeffThibodeau thanks. I am in west Brant but in an older area near the downtown. I slid into the area in 2022 at the height of whem properties were ridiculously overpriced lol.
