On Shellards Lane in West Brant
"Intensifacation" means that at Freshco Plaza they plan to build an underground parking lot going 5 stories deep into the underground. Imagine leaks and carbon monoxide. What will be the parking plan next door, to the south-west of there ? People need more information about these infill towers as there will be considerable changes.
From what I read of the plans the parking is all above ground. Can’t go underground that close to the river. You can get all the info from the developer here: www.50marketstreetsouth.ca Lot’s of info on the other developments can be found if you hunt through city council meetings.
@@JeffThibodeau Yes Jeff, that is what I thought too, until I went and talked to Tasha (? ) from the policy planning department at city hall, second floor, to ask about parking, last week. This was when she said she believed it would be underground and 5 floors deep ! I thought it was kind of weird considering lots of things, including the floodplain. Ventilation and leaks would be other problems. Above ground would also have problems as the number of spots required would be at least 3500 due to plans. So how high would it be. how would shoppers in the commercial space be allowed reasonable parking where they would not be forced to drive round and round over and over, to buy something from say ...... Dollarama. Developers are saying 50% more commercial footage will be built then exists now. To me either above ground or under ground, this parking becomes unreasonable due to the "intensifacation" level that is proposed. Right now there are about 530 parking places on this site. Sometimes it is almost full. They take up a lot of space. How many floors would above ground parking need to be, if it was smaller and higher ? Is it reasonable to drive down 10 stories in your car from the top of this parking lot after going to Pet Valu and the LCBO ? I put it to you that we are not getting information that citizens need to feel OK with all this and the stuff next door.

Nah, don't believe the hype. Decades of well meaning development "improvements" to downtown Brantford and it's as gross and skanky as it's ever been. Stop trying to make Brantford happen.
West Brant is already a traffic nightmare & this project will spill over to make it even worse! City needs to divert traffic to take the pressure off of Colborne St.west. Extend the BSAR perhaps? This project is going to jam too much into a relatively small area imo

I don’t get it.
We are currently facing a huge increase of drugs addicted, walking on the streets like a zombies! How about to fix social problems first? The city allowed a bunch of marijuana stores everywhere and nobody cares? The city already has over 400 homelessness!
Interesting to think pickle ball is that big, but when you are not involved in a sport you just don’t see the interest. I’m wondering if/when Brantford will build an indoor training facility for summer sports baseball and soccer specifically similar (but better) then we lost a couple years back on Elgin. Our city does not compete well at developing its minor baseball, I’m sure similar results in soccer.
With all the money the city of brantford is spending, . They can't put an indoor and outdoor pool for summertime. And can't even make it accessible for those who have disabilities. To me it sounds like Mohawk park, but just upto date
There are plenty of homes in this area where people rent and live most of these people that live here Don’t have anywhere else to go and let me guess all the buildings that you be building there are high and luxury apartments etc. Let me guess you suckle the Tete of city Council and their world economic form agenda to build Brantford into a 15 minute City. I was wondering where the Pusey/ grand woodland places. From North park to west street and Fairview to the highway. What is the desirability of that area. I just moved in last July and everyone had told me it’s one of the best areas. I didn’t see it on your list.
My favorite neighborhood 😍 it’s where I’ve lived and raised my kids since 2009 This video was just based on sales and listing numbers, the neighborhood you are asking about is called Grandwoodlands and it’s pretty small but I love the central location and there is lots of pride of ownership in the houses.
We can not afford it they can take a bus to the Wayne Gretzky Center in the north End. Not paying anymore frigging taxes. We paid $90 million for Wayne Gretzky Center provide buses and bus them to it.
So it will be another bigger version of Mohawk park

They destroyed down town when they built the Eaton building now it sit empty
Indigenous people have been advocating for the health of the land since settler colonialization, so why is it that I don’t see any added benefits besides more micro plastics in our water, further poisoning or fish and their ecosystems. More farm runoff into our waters, more air pollution and light and noise pollution.
My only concern is parking accommodations downtown. Considering there is commercial space added and it is close to the campus buildings and grocery (presuming there is one there after the development), I could envision managing to live there without a car as a student if all I were doing was attending classes. However, if I have to get anywhere else in town to work then I need a car and the ratio of units to spaces doesn't add up, especially with commercial businesses located there which means customers will be occupying many spaces coming and going. That said, I'm no expert on city planning or stats on how many people tend to own cars in the these sort of units, so maybe it is enough. In any case, I call it an improvement.

Do the math . Not nearly enough parking for tenants never mind workers and shoppers, No one will shop with the poor access. Traffic will be a nightmare with this plus the additional apartments going up around it. Downtown remains as ungly and unwelcoming as ever. The city planners/ councilors shoul win an award for the worst planned city ever. All shopping in the north end and thousand of housing units planned for Erie and Market, No shopping in West Brant. I will shop in Hamilton once this starts. There is a Fresh Co and many malls. plazas with accessible parking lots.

Protecting music venues is an absolute must. Club NV was already torn down years ago and nothing has been built there yet. Music functions as a platform for people of Brantford to both have a voice, a source of entertainment, and it provides attention and tourism to neighbouring cities. Brantford didn’t ask to get ran down, so while this revitalization happens, I hope people recognize the value of protecting pieces of history and culture. The beating heart of Brantford will always be the working class, no matter how many wealthy homes are built, businesses that can provide good jobs that can sustain incomes for these future homes as well as a form of culture or reason to live in Brantford has to be recognized. No one likes it the way it is, it’s just better than a bunch of soulless glass, steel and concrete. Brantford doesn’t even have flowers in their flower gardens anymore, just consider these things before all you have of historic Brantford buildings are photos and memories.

These markets are ridiculous! That's a 60 - 80k property at best! All these fake numbers really make everything more difficult!
For a market to sustain high property prices, it requires a solid foundation of employment opportunities and industries. Most of the areas lack a significant number of high-paying jobs. During the pandemic, people were swept up in the hype and purchased homes at inflated prices. Now, the property prices are gradually adjusting to reflect the actual economic conditions of the area. And now add higher interest rates, increased supply, recent policy changes such as cracking down diploma mills and reducing the number of international students, banning Airbnb, and increasing capital gains tax, war in Ukraine and Middle East on top of the pandemic era inflated home prices.
