    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

      @@EliaszPass The crazy part is that those advisors are probably outperforming the market and raising good returns but some are charging fees over fees that drain your portfolio. Is this the case with yours too?

    you. said at the begining the first payment will be discounted at the end when purchased at the notary but in your sum of the cost I don;t see where it is discounted,...

      If you mean the registration of the preliminary contract it is discounted on the registration tax

    Because of above, when do you have to pay this 2% or 9% tax? When you buy the house or after the periode (9 month?) you can decide this?

    Thank you for your information. We are in the process of buying a house and received a proposta to sign. In the proposta is only 1 owner mentioned while the property is bought in community of property. So we think both owners should be mentioned. Must both spouses be named in an irrevocable purchase proposal for the sale of a property in Italy if they are married in community of property?"

      Not necessarily! But it’s mandatory in the notarial deed if you are buying together

      Yes, thank you. But when the sellers are married in community of property, they have to be mentioned of course in the deed but as well in the proposal, I understood.

    Very informative video. You gave an example of €1,000,000 villa, but what if I wanted to buy a house / apartment in Southern Italy (to use as a holiday residence) costing around €100,000? I'm an EU citizen.

      Under a certain amount (usually 100'000) there is a fixed price but you can always negotiate

    I am a real estate broker in Texas interested in buying a retirement home in Tuscany. Is there any way i can get you to give me and example of what whe call a Settlement statement... breadking down all closing costs.. Of course, I only have a real estate licence in Texas but I would like to see an example settlement cost statement on a property of about 600 Euros.

      in Italy each property has a value on which the tax is calculated for a sale by private individuals or if the sale is made by a company there is VAT (10% or 22% depending on the category of the property). Then depending on whether you buy as a "first home" or not the taxation can change, the calculation can vary a lot from house to house

    So a real estate agents takes 6-8% in total? Why? In most countries, this is just 3-4% covered by the party selling the house. Sounds pretty scammy

      The average real estate agent commission in the USA is typically between 5% to 6% of the property’s sale price.
      But as per a recent survey done by FastExpert in Q2 2023 the average real estate agent commission rate in the USA comes out to be 5.57%.
      However, agent commissions can range from as little as 4% in some locations for house sellers to as much as 7% and 10% in other cities for residential and commercial properties, respectively.

      Actually, it very similar to what you pay in the Washington DC metro area. 6% for seller agent fees, depending on the market another 3% in closing help to buyer plus miscellaneous fees means seller pays 10%. Buyer pays about 3%-6% in stamps fees and mortgage fees.

    I agree with one of the people who commented on your video. The Italian system seems to be extremely complicated, confusing, and not straightforward. I am thinking of buying a property in Italy, but your video certainly scared me away. Also, I did not understand if you do, or do not pay proper taxes.

    Does Italy have a residency visa that can incentive non-italians to make a Huge purchase such as a house?

      You can apply for elective residency, with proof of income (at least 31'000 € per year) and insurance. Also recently in march 2024 Italy approved the Digital Nomad Visa, if you are a remote worker I suggest you do look for it.

      Generally the mortgage must end when the mortgage holder is between 75 and 80 years old. Exemple: if you are 60 years old, the maximum mortgage term could be reduced to 15-20 years

    Why should a estate agent earn so much (48.000€) on one sale?! The estate agent earn also from the seller, so he get much more money only selling 1 house?!😮

      The price depends on what city you are from. The national average is 3-4% plus vat
