  • Many of you have the dream of living in Italy, in your own rustic farmhouse, similar to the story in Under the Tuscan Sun. This episode I interview Michele Capecchi, an Italian lawyer in Florence, Tuscany, to give you the ultimate guide to buying a property in Italy. Whether you'd like to buy a holiday home in Tuscany, an investment that you could run as an agriturismo or Airbnb accommodation, or perhaps you're keen to try the adventure of restoring a historic villa in the countryside to eventually retire with your family. Michele talks through the dangers and key questions to ask so that this process can be smooth and relatively stress-free. You can find many more videos on my channel about how I learned Italian and moved to Italy. Making these episodes alone is very time consuming and expensive and if you would like to support my work, you can find my Patreon page here:

Michele gives good advice on buying real estate in Italy. We bought a property in Tuscany (Pontremoli) in 2017 and used Nicholas Metta in Philadelphia as our attorney. While Nick lives in the US (outside of Philadelphia), he is Italian, licensed in Italy and part of a Italian firm. He was able to inspect all of the transaction documents and provide us with both good answers to our questions and assurance that everything was correct. I would easily recommend Nick for American buyers looking for a US-based attorney.

NEVER give up on your dreams !!! They can and do come true and I have proof of that. But of course action on your part is what is needed. Sitting on one's butt🤣 doesn't usually bring results. This episode may sound a bit complicated ,but in actual fact isn't,at least not the part in buying a house( more so when restoring older properties, waiting for permissions)as the notary is a professional who checks everything out for you about that property. Anyone interested in buying in Italy I have a property for sale bordering Tuscany. Another fabulous video from Kylie. Bravissima !!!❣️

Fabulous interview. Very thoughtful dialogue, Kylie & Michele, explaining issues buyers should be informed about. Michele’s responses demonstrate a level of integrity that assure any buyer an additional layer of protection. Really, hiring an experienced & thoughtful lawyer to look over the terms of your purchase is a small expense & money well spent. I’m going to call him when I’m ready to buy!

Such an eye opening experience thank you both. Some interesting answers that I wasn't expecting to hear. Definitely some food for thought for the future. Yes when embarking on such a complex endeavor definitely helps to have all the right people as extra armoury and helping hands if anything should pose a challenge. Hope that one day it will be more then a dream. Also the dog awwww I love how relaxed your furry friend is just chilling happily 😁🥰🤭 thank you again to both of you for such an informative and inspiring episode 😘😘 xxxx

Hi Kylie, Thank you so much for this video. It's very timely for me as I've just started the process of buying my own little slice of paradise - a small reno/ruin in Calabria! I'm also in the middle of having a website built for an online magazine dedicated to showcasing Italian property renovation opportunities that aren't advertised with estate agents. Looots of work but I'm loving it. I really enjoy your mix of pragmatic romantic optimism so please keep up the great content ::))

Thank you for this episode !!! I am still in the planning dreaming and waiting place for a move to Italy but now I have the legal help right here on the legal aspects of a "foreigner with a dream " I am so excited that there are still houses to buy in the Tuscany region which is awesome to know and yes I was surprised there would be any chance of buying a house in this region too.
Michele is very thorough and well educated about this topic which is both helpful and makes me hopeful that if I get to the next stage Michele could help me build my confidence when I am ready to purchase a property in magnificent Italy
I really enjoy all the artistic brilliance and the personal touches Kylie , thank you thank you

Thank you SO SO MUCH Kylie for this outstanding vid. We just arrived a month ago, have obtained a realtor but everything we are being told (in good faith to help us) is so confusing. Your interview put EVERYTHING in perspective for us and now know what to expect! Was really nice to be able to pause and go back to totally understand everything. When one arrives here there is so much to do going through our minds sometimes hard to keep straight. We come here (Pistoia citta) every year so we are no stranger to the area but very much a stranger on how things are done. We have awesome friends here too that are helping us get through the processes. Please thank your Lawyer friend for us also. Grazie mille!!!!
