    Great video but I don't agree with the bullish predictions because I can't see why the huge net-influx of expats from last years should continue in perpetuity. Life goes in cycles and Dubai had its real estate boom cycle from 2021 until now. With the new supply being deployed , at latest by 2027 we will see an end of the price surge boom of recent years because supply will balance demand, especially in the apartment sector. And with the new US administration I believe that overall we will have more peace in this world compared to now, cutting off some incoming market for Dubai. Right wing governments are slowly taking over and making their home countries more attractive again (see, for example, Argentina or predictions for US). Dubai will always remain attractive for HNW and UHNW, but everything from above average earners downwards will be financially better of staying in their place and paying taxes rather than moving to Dubai with its high cost of living (housing, schooling, health care etc etc.). Unless prices for non-ultra luxury housing in Dubai will go down to match demand, which is exactly my point here. My 2 cents as long time Dubai RE investor. Now it's time to sell not time to buy.

      @haettiwari1, But if the horizon is till 2026-2027 then dont you think it also make sense to buy if you get a resonable opportunity and flip by then if required. There by you are participating in the event and not holding to the cash expecting a down fall. But i agree if you have already achieved a great appreciation on the property then may be better to sell
