If u look at the areas under the current DXB flight path and surrounding the airport, youll notice that prices have not reached their previous peaks in 2009. Food for thought

Really can't see if the 6% ROI before interest deduction + future agent fees + missing future rent is worth it, be lucky to get 4%, I guess you're banking on the fact the house price gets a decent increase in 5-10 years. If you're not going to live in Dubai and this is your first investment you're going to be in for a ride (headache + stress) due to this not being a cash purchase. You would have been better off in stock, little bit less return due to Dubai investment property increases (speculative) but no drama. Good luck on your journey.

I live in Damac Hills as well, but visited some apartments of Sobha Hartland 2. Way better quality of building/finishes and location than Damac Hills. But also way more expensive, and there was generally more noisy constructions everywhere
