Sorry for the audio quality in the first half! We are making a huge effort to increase the production value in 2021. You guys will see a night and day difference soon!
Happy to be here before you blow up... Gotta step up the audio quality! It can make all the difference. Wish you nothing but the best. Thanks for all the insight!
When you've sold you should post an update with the final sales price in the description. Also, you should have your PM send you a breakout of the construction costs for the project. You could include it in the description of the video as well!
Good info overall, but dude I notice most of you guys never acknowledge the importance of an Home Inspection or Structural Engineer checking the foundation before purchasing or even putting in an offer for that matter, of course, you know that structural repairs are the most expensive repairs, I don't even think about flipping w/o those 1st, and the chipped paint looked a lot like lead paint, in some states you have to acknowledge it and not just put stucco over it. Not hating, I like what you're doing and only offering my 2 cents to help you succeed. rock on !!! ...........The Home Inspector from Ga.
Once I start flipping inspections will be one of the first things I do before investing into a property. My dad has been doing Real Estate here in California for 30 years and whether he’s selling or buying inspections are something he looks at first. A family friend who he just sold her house for her had almost 25k in termite repairs, dry rot, etc. We ended up doing the repairs for her which saved her a ton of money. Super important to consider inspection repairs/costs. Maybe the inspections turned out good on this house and he just didnt mention it? Good point though bro.
Hey! I’m learning. I’m about to move from Hawaii to Dallas and I’m looking to do flips. So once I find a home I’m interested in, I hire an inspector to tell me what’s wrong? Then hire a contractor to estimate the repairs?
@@trippeec4854 Yes, get the inspection first and then let the inspector determine if a structural engineer is needed thereafter, Hit me @ boydpropertyinspections.com if you need more info.
Love the consistency man! Keep it up, also cant wait to see your new podcast channel when your podcast room is all complete. Would love to be a guest and have you on our show also!
Why all the windows have iron bars from outside? Isn't this against the building code? At least in my city, each bedroom must have an egress window, that human can escape in case of emergency, like fire. These windows are pretty dangerous.
Your own screen appearance is getting really good Ryan. Almost feels like i'm watching a show on HGTV or Bravo. I feel like a TV show is in your future.
Hey Ryan do you stage the homes you flip before you sell them? Do you do it right before you get the home appraised? Would love it if you could make a video about this process and why paying for staged homes may or may not be worth the money!
for someone starting out in R/E how would you suggest we go about our first property? if we finance the purchase what do you suggest for the rehab? I know it is risky to 100% finance but for beginners i dont see it any other way.
wish they added some french doors to the backyard or just a glass door. it looks like a room door and kitchen side is so stuffy no window near the kitchen i get it thought its cheaper to stay within the exact layout, but well .......
Fantastic rehab!! 2 questions....1) Can you breakdown what you did on the rehab and how much each rehab item cost...for example...flooring, $3000..etc...and 2) you mentioned that you got this funded 100% with no out of pocket cost....how did you get that done 100%? Is there a hard money lender who will finance all of it?
Hey Ryan, starting to house flip my first day soon. Are you able to tell us the size of this home, meaning the square footage? Appreciate your videos very much, keep up the great work!
Great deal. I’m interested to learn more about why you decide to sell these deals instead of hold onto them as rentals. Would be cool to see a video about that
Love these on-site house tour videos, but you really need a new mic lol what is this audio? Just made it to the second half of the video; I take it back, the mic is fine.
Is it just me but I really dislike the contemporary White-grey-black monochrome house furnisning, I prefer natural-looking wood or clear glass. But the house was kinda in a bad state before, I understand you had to repair it.
9:22 Wow! I'm so surprised you didn't remove the bars from the windows! 😯 Those received such a bad rap when I was growing up, for trapping people inside their homes when there was a fire. 11:03 Yes, Exactly. You're 'Caged -In' To Your Own House!". Imagine if there were a fire... 😣

Flip The Microphone!
Also make sure the levels of your voice is the same as the music. My ears hurt several times due to the stark difference. *rip earbud people*

The bars on the windows are saying a lot about the neighborhood.
Lol... you must live in paradise.
@@lehlohonolomahlong3075 y'all must live in hell to have bars at windows, never ever seen that, sad
@@docteurmiao I guess it is common practice in high density areas for most parts of the world.

POV: You just bought the house and watched this video.
No befor lol
I love watching these so I know what to do when I finally buy my first investment property!!!

It was sold for 285k according to public records.

This could be the reason why it didn’t get sold for the listed price considering the seller’s market in today’s home market in Las Vegas.
Audio muted at 12:50-12:55 for anybody else? :/
Yesss love flips and I love the result being in the same video. Thanks for the RAISE planer. It's been going great
does the mic sound funny to anyone else? Or is it just my phone?
yeah there's distortion
Yea same I hear that too
Thanks for being one of many to raise the prices for the average person
Great video fam!

I am doing my first house flip this year ✊🏻
The wooden structure looks like a guard tower. Must be a rough neighborhood.
The greatest part of this video is how your audio and video quality has gotten so much better.
i love watching this flip videos, future investor here. thanks ryan you are the man.
Good pro tip from RP renovation length of time estimate = One project day for every thousand dollars spent on rehab. Thanks for sharing!
Great start to 2021! Looking forward to more flipping videos
For sure!
Let us know if you sell it for $320k!
Why all the windows have iron bars from outside? Isn't this against the building code? At least in my city, each bedroom must have an egress window, that human can escape in case of emergency, like fire. These windows are pretty dangerous.
Because this house is in a crap neighborhood and people are scared of robbers.
Amazing value in this vid as always man, I foresee one day we will work togheter. Keep it up Ryan!
I look forward to it, thank you!
I would have done the stucco finish coat all the way to the eaves.
You can see the scars where the wood siding was removed.
Great way of breaking the numbers down, definitely gives me motivation to buy a house in Vegas 🙏🏽
Your own screen appearance is getting really good Ryan. Almost feels like i'm watching a show on HGTV or Bravo. I feel like a TV show is in your future.
its a Magic Carpet ride through that house lmaoo
I finally watched one of your videos after bookmarking and now I'm bindging! Thank you!!
Saved that homes life!! Beautiful flip
Thanks!

Excellent before and after video! 1:17 That was pretty creepy too btw. 🤣
Nice before and after! however why did you decide to keep those security bars/doors?

Love this video! More real estate content plz!
For sure! Thank you!
Keep up the vids love these!!
Thanks man!
Great vid but your sound guy has the gain on your lav turned up too high which is why your mic keeps clipping.
We’re working on getting it fixed for future vids!
Bars on windows? Don’t think your buyers gonna be sold by the updated interior lol
for someone starting out in R/E how would you suggest we go about our first property? if we finance the purchase what do you suggest for the rehab? I know it is risky to 100% finance but for beginners i dont see it any other way.
Thank you breaking down the numbers! Beautiful flip as usual.
Can’t wait to start flipping again

Hgtv spoiled me , I'm use to seeing how its remodeled vs buying it and just showing the after.
Hey this is by a long shot that you’ll read this comment. But those chairs in the dining room are GORGEOUS! would you still happen to have them?!
I know, they were beautiful and modern.
When its an older house do you upgrade plumbing and electricity? Or how do you decide when to do it?
Great stuff Ryan, keep up the grind with your investments!

Whoa 50 years living in the same house? That’s wild. I wouldn’t wanna live in the same place for so long.
I have a friend who has lived in the same house since 1946. Can't imagine living whole life without a change.
That mirror wall is so strange haha
Enjoy your videos and content, keep it up

Q: What about the short term capital gain tax?
Also, do you use an LLC or S Corp for flips?
Love these on-site house tour videos, but you really need a new mic lol what is this audio?
Just made it to the second half of the video; I take it back, the mic is fine.
Yep, our mistake! We’re taking care of that for future videos though
That digital glitchy transition is off putting, I expect before and after in the same exact locations for best comparison. Great house flip though.
I get the before and after not matching up (tho it'd be cool if they did) but I really didn't like that transition either
*Seizure warning*
Where is the fridge water line connection? Is that a go back thing or is it not needed?
Maybe doing videos of how much is needed to start house flipping
I wanna see you on hgtv soon! 😊
👀
13:05 You guys failed to install the counterweight for the faucet sprayer at the kitchen sink LOL
Do you use overseas cold callers?
What was the time frame from start to finish??
Great video
Bigg D. Approved
That wooden structure makes me think of gallows (a structure used to execute people by hanging), but with the stairs missing.
Nice work man 🔥👊 ...why selling it tho, and not renting to keep the cashflow ongoing? 😎
That same reno in the northeast would be around 80k
GREAT CHANNEL!
Do you repurpose/reuse materials like cabinet doors that you can use for future flips?
Is it just me but I really dislike the contemporary White-grey-black monochrome house furnisning, I prefer natural-looking wood or clear glass. But the house was kinda in a bad state before, I understand you had to repair it.
Very educational and encouraging .
How do you find 100% funding? What hard lenders would you recommend for first time flippers?
Omg every house from 60s n 70s in Philly (especially northeast section) had that whole wall mirror lol only good if you want a private dance studio
Should've changed the windows as well.
great video!
40 thousand? I don’t believe!
Why no video of you managing the renovation and your team doing the actual work?
So... did it sell for $320,000? It would be great to put that in the description or add a little bubble about it at the end if it did.
It would have been wicked if at 7:05 After he lands just add "Parkour" From the Office😂😅
Love the all your videos! Which states is this house?
9:22 Wow! I'm so surprised you didn't remove the bars from the windows! 😯
Those received such a bad rap when I was growing up, for trapping people inside their homes when there was a fire.

Imagine if there were a fire... 😣
Great Content love your channel, Notifications gang on 💯. So you was all in for about 200k, with an ARV of 250k. With a potential 50k payday
6:32 That's a Fort, Ryan! 😆
