How would you rent out the rooms if everyone was openly living with eachother? Wouldn't the living spaces need to be sectioned off like it's own apartment?
I think the part that was glossed over was that only a single guy can do the lease hack or the live in the basement hack...not many married couples, especially not if they have a kid, would be able to live in a basement unless its massive.
Those Michigan locations were terrible examples for STR just FYI. If you do something with the properties to add more doors it does start to make sense. There are so many that you missed that are much better areas.

On the rental arbitrage side, how do you find out what the potential monthly profit would be on a house? Say the owner is renting the house for $1500 because that's the "comps" in that area.. then you try to rent it for $2000 and it sits vacant.

I loved the video. One question about the second challenge, Rob's solution. If I buy the house as a second home and rent it out short-term (Airbnb), in the event of an accident, fire for example, will the homeowner's insurance cover the incident?
Insurance covers against fires to the real estate property and some stuff, but not for tenants stuff or rental loss,, it is best for them to have their own insurance which is called renters insurance
The lease hack was clever, while also being the most responsible. Nice work! Massive risk is part of the deal. However, recommending that a rookie investor take essentially their life’s savings and “go put 10% down” and attempt to do XYZ is irresponsible on many levels.
Fun video. But am I the only one that feels like Rob is kinda rude to his wife (assuming that’s who he’s on the phone with)? Personally didn’t appreciate that, hopefully that’s not how they actually interact day-to-day. Even if you make millions, if you can’t treat your wife with respect then you’re not that respectable.
