+Alejandro Valencia It's not terrible. I have so many cards that closing a few makes no difference. I just wouldn't close out your oldest cards, otherwise you should be fine.
Amex Platinum and CSR almost have same benefits. with 2 priority passes can you give one to someone else? same with global entry? exception of the centurion lounge.
FYI you cannot downgrade your Amex Platinum to a $0 annual fee card. The lowest you’d be able to downgrade would be to the Green card which has a $95 annual fee.

One thing you might look into is opening cards in the name of each of your LLCs. This will will allow you to get the bonus multiple times as each LLC gets a card. You still have to co-sign but the small ding is even less on your personal FICO.
Graham, I couldn't agree more on this technique. I just bought my first multi-family two months ago, so I decided to sign up for the Capital One Venture card. After two months, I already have enough for a free trip to Iceland in January. I always pay the card off in full before the balance is due to ensure I'm not paying their crazy interest rates. Hey GrahamStephan, I've been on youtube for probably 7-8 years now and you are the ONLY guy that I ever subscribed to! I watch every single video that you upload, but the problem is that I live in Quebec, Canada and most of the stuff that you say can't be applied here... For example, to buy a duplex that won't pay much from your revenue because you only have 1 source of revenue which is the person that rent from you, you need a 5% down payment, a triplex would need 10 or 15% down payment which can easily go up to 50 000$ which I do not have the funds because I'm 18. Also, I spoke to someone at the bank and he told me that the revenue that you make from renting it can't count as a source of revenue because you can't guarantee it. Now you are talking about those credit cards, I've listened to you since the beginning and I've built my credit card since I was 17 the way you said it, but those credit cards are not available here in Canada. Can you please sometimes refer to Canadians in your video? I wish to use your tips but most of the times, it can't be applied here. I will of course search for the same thing that can be applied here, but most of the time, it can't work ... :(

As for real estate, some of the principles would be the same but would require some tweaking for your area, specifically with regard to cash flow and taxes. I get reimbursed from work for the money. I am also going to AC with friends for my birthday in October so i booked that and got the cash. Chase also gives you an extra 25% points if you book flights directly through them. I got about 70,000 points and spent virtually no money. LOVE IT

I completely agree with all of this. I opened a Chase Saphire card because I knew I had a surgery coming up and would spend over 4k in 3 months. I had the cash but I used my card to get the points then paid it right off. Now I have 50k+ points. My only problem is I think I might be spending more money because it feels like I can afford more, knowing this money isn't actually coming straight out of my bank account. I never spend more than I have or pay interest, but I still am probably spending more then I would without it.... Maybe
Keep track of that. I basically just put what's needed to get the points and then never use it after that. I use my amex gold for anything else because of the point structure, but that's it. Plus I hate spending money so anything for me is painful, but definitely be weary if you see yourself starting to spend more.

Graham, it is because people hold balances on their credit cards that they even offer rewards for credit cards. Meaning if everyone paid off their credit card every month then their would NOT be reward incentives. What you are doing is counter to your interests when you tell people to pay off their credit cards.

They do entice us with great sign up offers but I agree that we should USE the credit card companies and not let them use us. I've been able to earn over $350 (and still counting) cash back with my Discover It secured credit card. I pay my bill off in full every single week. Even though I've earned over $350 in cash back, I have not paid 1 cent in interest.

American Express closed my card because I did not use the card. Use your cards but be smart. Pay MORE than the minimum amount! I tried that minimum amount deal and the interest was crazy. You always have some money to make more than the minimum payment! Keep a notebook on each card. Study them to understand benefits.Most of us don't even understand benefits from cards. Please don't go for the large amount cards if you are just starting out. Please! I'm talking about the $10, 000+ cards.

You can't downgrade the amex platinum or gold to a free card. Those charge cards can only be product changed to/from the Amex Green/Gold/Platinum and they all have an annual fee. Worst thing is the cheapest one, the Green card, is pretty much useless. Platinum is worth keeping if you can frequent the centurion lounge

Bro, I heard in one of your videos you said closing a CC is bad for your credit score and it lasts 7 years or something like that, but here you said that you can close it if you don’t want it anymore as simple as that. So, it does affect or not? Thank you bro🔥
Closing a CC affects your credit in the sense it's still going to be on your report (lowering your average age of accounts), and since it's inactive you won't have the credit line available. This isn't a big deal if you already have an established history and a low utilization.
It depends on how many cards you have and how long they’ve been open. It you have like 5 cards and have had them for 10 years it won’t change anything it you have 1 card with 3 months of history it will kill your score

$550 annual fee is waived for military so getting it and using the VIP lounges is a no brainer.

American Express closed my card because I did not use the card. Use your cards but be smart. Pay MORE than the minimum amount! I tried that minimum amount deal and the interest was crazy. You always have some money to make more than the minimum payment! Keep a notebook on each card. Study them to understand benefits.Most of us don't even understand benefits from cards. Please don't go for the large amount cards if you are just starting out. Please! I'm talking about the $10, 000+ cards.
+Sarah344 Yeah never pay the minimum, best to pay off the card in full. Weird about them closing the card, usually they want you not to use it and just pay the fee. Almost all of my cards are $10k+ and I don't use them, never any problems for years.

Would it be a smart idea to use this “trick” for the cash backs from house loans and use the cash back for the house mortgage or is that plain stupid?
When is the best time to pay the bill to avoid getting charged interest but still reap the benefits of have them report some usage? As soon as you make the purchase? A week later? When the bill comes?

You can't downgrade the amex platinum or gold to a free card. Those charge cards can only be product changed to/from the Amex Green/Gold/Platinum and they all have an annual fee. Worst thing is the cheapest one, the Green card, is pretty much useless. Platinum is worth keeping if you can frequent the centurion lounge

Closing a CC affects your credit in the sense it's still going to be on your report (lowering your average age of accounts), and since it's inactive you won't have the credit line available.
This isn't a big deal if you already have an established history and a low utilization.
It depends on how many cards you have and how long they’ve been open. It you have like 5 cards and have had them for 10 years it won’t change anything it you have 1 card with 3 months of history it will kill your score
