    If the property owner doesn't pay for 2 years, do you get 18% total, 18% each year from what you paid, or is there an APR calculation?

    As you said in the video … “after two years the county will take that property” … What happen to the property after two years while the homeowner still live there and I paid tax for that property?

      After 2 years, the holder of the lien certificate can take the property to an auction and when the property is sold at a deed auction, you are the #1 lien holder and you get paid first.. You could also bid on that deed auction if you care about owning that property. Up to you.

    if you buy a certificate , do you need to keep asking about it say every few months or will whatever county you bought from take care of everything for you?

      Hi Gary, once the county is paid by the delinquent homeowner they will automatically issue your payment. Some counties could have different rules so it is always good to double check before investing - Ted Thomas Team

      Most lien auctions are a proxy type.. meaning that you are bidding the interest down. The certificate is sold to the one who is willing to take the lowest interest rate. That being said, it's most of the time NOT going to be 18 percent as others will bid it down in the auction. You will get the initial investment + whatever interest you bid to win the certificate.
