You are purchasing a "Lien Certificate" NOT the property. In Indiana, owners have up to 1 year to redeem their property. Every state has their own rules, so check with the tax office in your county for all the rules. You will get your money back with interest if the owner redeems. The downside is that you tie down your money for 1 year. YOU ALSO MOST LIKELY WONT SEE THE ENTIRE INSIDE OF THE PROPERTIES THAT ARE USUALLY LOCKED BY OWNERS WHO MIGHT ALSO STILL BE LIVING THERE. SO YOUR PHOTOGRAPHER CAN ONLY TAKE OUTSIDE PICTURES, UNLESS THE HOUSE IS VACANT WITH AN OPEN DOOR SOMEWHERE. Can you afford to do to tie down your funds, or bid blindly? In Indiana, all initial Fall Tax sale properties that do not sell, are moved to the "Commissioners sale" the following spring with a $500 minimum bid. The redemption period for the latter sale is 120 days, NOT 1 year. The Fall sale bids start at the tax delinquent amount. IN BOTH CASES, YOU ARE ALSO RESPONSIBLE FOR ONLY THE TAX BILL FOR THE PRIOR TAX YEAR & FORWARD. YOU WILL START PAYING THE PROPERTY TAXES ONCE YOU BUY THE LIEN CERTIFICATE. IF THE OWNER REDEEMS, THEY ALSO WILL PAY YOU FOR ALL THE TAXES THAT YOU PAID IN THE INTERIM, PLUS INTERESTS. YOU MUST HAVE ALL YOUR RECEIPTS, & MAKE SURE YOU REGISTER THEM WITH THE TAX OFFICE TO GET A SPECIALIZED RECEIPT FOR EVENTUAL REFUND IF OWNER REDEEMS.
FULLY & CLEARLY UNDERSTAND ALL THE AUCTION RULES & REGISTRATION DEADLINES. YOU NEED TO FOLLOW STATUTORY RULES REGARDING NOTICES TO THE OWNERS, PAYING TAXES, KEEPING RECEIPTS, FILING RECEIPT DOCUMENTS, APPLYING FOR "QUIET TITLE WITH THE COURT, ETC. MOST PEOPLE WILL HIRE AN ATTORNEY FOR THE LATTER PROCESSES AS THEY CAN BE COMPLEX. EVERYTHING MUST BE BY THE BOOK, OR YOU CAN LOOSE THE PROPERTY.
Make sure that you have enough money to pay for your purchase the same day. If not, you will loose you winning bid, get fined, and barred from future sales. The county DA might also prosecute you. Also anticipate, and save for eventual costs of repairs if you acquire the property. If you can't get funding to fix the property for whatever reason, plan on flipping the house ASAP to avoid paying additional taxes.
AVOID BUYING WITHOUT VISITING THE LISTED SITE. IN AREAS LIKE GARY, DETROIT, OR CHICAGO, THERE ARE NO BUILDINGS ON THE LISTED SALE ADDRESSES. SO BE CAREFUL, AND VERIFY THAT THE HOUSE EXISTS!!! DON'T GO BY THE INTERNET PICTURES THAT MAY BE 30 YEARS OLD.
DO NOT BID UNTIL YOU KNOW ALL THE RULES, AND HOW THE PROCESS WORKS. DO NOT ASSUME ANYTHING FOR IT CAN COST YOU DEARLY. ASK, CLARIFY, AND VERIFY IF SOMETHING IS NOT CLEAR!!! BUYER BEWARE!!! BEST WISHES.

for those who think they don't have the means to raise the upfront money. make a sacrifice by:
1) Leveraging your income tax check $4k -12k
2) Cut the plug on luxuries like premium cable for 1 year $800- 2400
3) Rewrite or shop quotes for your car and home owners insurance
4) Monitor your spending for 30 days to see exactly whats going out and adjust accordingly
5) Stop eating out or cut it in half
6) Cancel those subscriptions you don't use don't need
7) Don't take that trip this year
8) Do overtime get a 2nd job for funds to go specifically to the fund.
9) Sell the car you don't drive or the one with the huge note
I0) Borrow from 401K
all else fails, apply for a line of credit (heloc or signature) to cover the difference in acquiring and repairs.

I heard it!!! I am amazed at the self restrictions we have imposed upon ourselves regarding our financial and social behavior. If you do your research, this is the PERFECT way for a young person to get started with building wealth. It is just a small 2 - 3 year sacrifice for such a huge return on your investment. Also, the money that you can save without paying a mortgage is incredible. But, there is one important catch if you are in a relationship, you both have to have that mindset.
This was so good!!! I know this is almost a year old, but I watched it 2 times and took notes, lol. Things are probably a lot different with the auctions because of COVID-19, but I'm still super pumped. My hubby and I will definitely be taking her course. It's time for debt-free homeownership!
I know this video is a bit dated but after watching so many videos on this subject, this is the first one that has left me feeling confident I can possibly venture into this! This is crazy!! I went to a tax sale about 15 years ago. Bid on a lot, got it and still own it to this day but I never knew I needed to do the legal side of it! Now I have to see what actions to take at this point!!! I’m excited to share this with my family

I've known about tax lien properties for a long time but fear has kept me from taking any action and essentially allowing everyone else already doing it to make money I could have been making. I wasted years being fearful. Dont do that to yourself. I've finally recently started making calls and doing more research.
Hi Patricia, you are exactly right, only mind was with going to further my career, going to college and further. I said the same thing to myself, I can't do that, I can't do this. But, I got my Business Degree last year and this year nothing so far, due to the virus. I had heard about this 15 years went to court house steps. I saw in action and talked with county accessories . It was fear. GA you can look be at books on back taxes probably on line now. I AM READY TO DO IT NOW

How do you protect the investment once you purchase it. Example, you purchase a tax lien for 1,200 dollars and 6 months from then it burns down. Is it a complete loss? Can you insure the property if its a lien or dead?
