However after watching this, I personally think Mirembe Villas finishing was somewhat sloppy given the amount of money the houses cost! Coming from the western world, Pearl Marinas are my test! Not to be political but I am just concerned of investing that much money in a country with uncertainty! These houses are almost more expensive than the houses in countries that are developed! A lot going on in Uganda, I personally believe prices on properties in Uganda are in a bubble! The entire Ugandan infrastructure does not support these investments from my point of view! A 36 year old incompetent government, poor healthcare, education, human rights abuse etc! Just my opinion
They are damn expensive because they have do what the government has failed to... extend utility services(electricity &water) to the location and build all the local roads etc... something the government shld have stepped in partnership to support real estate development...
Hi Allan, Well this project is fairy priced considering the quality of work done/ finishing and also the fact that it's being built by Roko construction (have a very good reputation), except for the ones costing $850,000. If you can afford don't hesitate to buy an one. Being a gated community you expect a good return on investment especially if you go for the apartments. On the government failures, you are surely on point.

Also, consider: if you are not a citizen of Uganda your money can go for nothing. You need to first of all learn more about the law that allows foreigners to own property in Uganda

This is money stolen by people in public offices like permanent secretaries because there’s absolutely no relation to the poor infrastructure in the country with very poor public services that also keep declining. That’s why they can’t find clients who can afford these overpriced houses because they don’t reflect the purchasing power of Ugandans living in the country. Even when Ugandans who live overseas look at these prices they just laugh because these are prices for houses in a developed country.
Ironically you go through the worst roads ,dust is literally all up your eyes ..for the same price I could buy two homes that are better in texas this property owners must be sick in their heads
3 Billion Shillings???? Really???? Those prices are ridiculous for that tiny piece of land in Uganda. That price can buy 2 acres of land in Kawuku touching lake Victoria plus building huge mansion on it.

For real $850000 US dollars i cannot buy such houses, the show is okay but they are way too expensive, i can build 8.5 good units with that money.
