    For those asking... Some places don't allow mobile homes. In my area, manufactured homes must be converted to real property, meaning it must be permanently installed on a foundation. This, being an RV would be able to be put in an RV park or just about anywhere that allows RV's. It's not about what you're getting or the money, it's about certifications, zoning and the laws surrounding them.

      I had a TT in a full season year round campground that was private with owned lots (20 or so campground owned rentals). This looks MADE to be in a campground setup like that.

      That’s what has me excited. I plan to build a guest home on my 7 acres for family and friends. This is a good compromise.

    I was not expecting the 180-200 price tag. To me something like this is under 100. By the time you plumb and septic you’re better off building a home with a local builder.

    I guessed about $179k. It's nice, smaller livable space, yet nice amenities, deck and overall solid quality build.

    I’m surprised how honest he was about the transport. As someone who transported RVs for a living, I have found companies on TikTok being deceptive about how you get these “RVs” from site to site. People do believe you could hook these to a 2500HD and tow it across the country.
    It’s interesting to me how they skirt around the things that would make it a Manufactured Home, which lets be honest, it is. He even says that 99% of them stay where they are unless sold to someone else, which sounds a lot like a manufactured homes.
    Don’t get me wrong, I understand the purpose, but these are not RVs to me, these are tiny manufactured homes.

    Hey JD hope all is well with you? You just blown my mind with this unit 300K1! This is very unique, the construction is mind blowing. I would buy a unit like this an live in it full time. I don't know who makes this unit, but wow. I love the colors an tones in this unit. The outside upper deck or loft is amazing,with the glass panels. The mini-split is great. I do like that the stove you can put in this unit can be gas or electric . The bathroom. Is nice an spacious, just like the bedroom! Thank you JD for showing us this unit! I do like that it doesn't have holding tanks an that it has to be hooked up to a sewer system an be hooked.up to residential electric. Again thank you JD for everything that you do!!!!!       You could most definitely live in that thing full time almost everywhere . It is more like a tiny home actually than an RV because it doesn't have holding tanks like an RV does . @@eleanoraquitaine2966

      @@eleanoraquitaine2966 Yes, you CAN live in them full-time. They do have to be properly connected to services and do have to have a sewer or septic service, and many do that by living in an RV park (which was mentioned several times during the tour). They are often referred to as "Park Models" and if they are no more than 399 Sq. Ft. (in Florida they are 499 sq. ft.) then they (ironically) also qualify as an RV. I have one.

    The rooftop deck reminds me of typical houses I’ve visited in Asia and Africa. Most nice houses have a rooftop space like this, with table and chairs, often a container garden, a grill, play space for the kids, etc. It’s something I wish we had more of here in the USA.

    You might like to know that Recreational Resort Cottages makes a unit similar to this. They don't add furniture, like the couch or bed, but have all residential appliances and construction. If you like these kinds of units you might like to check them out. I do like the way this company has the island placed, and the bathroom layout is nice.

      I love Mr tiny but weirdly enough there model with the 2 story unit is 100,000 cheaper than this it’s really sad because I’d never buy this home at this price but it’s very nice

    Interesting that we never heard the term tiny home mentioned once. Interesting marketing.
    Having seen the cabins available at various campgrounds, this 300K1 is very impressive, and would be a really nice escape from home without leaving residential amenities behind. You would probably have a harder time finding an ideal site to place this unit on, to take advantage of that second floor party deck, than it would be to sign all the paperwork for the purchase.

    🚒 This is great. The perfect little house to put on a piece of property and park your RV next too as a base camp. When I sell my sticks and bricks and start traveling in my RV this is definitely something to consider as a base operation. Find a nice piece of property with lots of trees and maybe a lake or creek or river and with a good price tag; with this little house it would make it perfect. What an awesome place to come home to after a few weeks of traveling. JD as usual you've come up with something that is amazing. Thank you.

    Thoughts after my second viewing of this "tiny" -- I'd prefer to increase the height of the upper railing or enclose to prevent any potential mishaps esp when exiting. Also, instead of glass panels (which are beautiful), perhaps use plexiglass (though not as strong) or polycarbonate for purposes of inclement weather, maintenance, safety, etc. Lastly, could the deck be positioned over the kitchen or bathroom area to re-gain ceiling height in livingroom? Again, really like the quality and look of this model 😊

      Most Tiny Homes are coded as RVs in order to make it easier to have somewhere to put them. Like he said, like an gated lake RV community.

    Very, very nice. Wondering if it could withstand 10-12 feet of snow like they had last winter in Utah? I would expect not with the partial flat roof. I guess if you placed under floor heating system inside the flooring of the flat space and under the metal roof of the remainder of the roof it would probably survive as long as someone is there to turn it on or run on a remote system of some type. Overall, quite the awesome home!

    Looks like an extra wide THOW (Tiny House on Wheels), Usually they are built no wider than 8'6" wide so they don't need special permits to be moved.

    I just love this RV and make it nice tp avoid housing cost. I prolly have solar panels added to home. As well have stackable washer dryer added to pantry. That's quite pricey for this RV.

    There will be some locations where this format won’t be allowed. But there are still a-lot of places where it will be allowed. You just need to do your due diligence.
    Check the CC&R (if there are any). Check with county zoning & building codes. RIVA is a class of construction code type that A. Allows for financing like a RV can be. B. However RIVA is a code type that isn’t equal to a normal stick built home.
    Most states have adopted 4 - 5 code types (RIVA, Mobil Home, Modular, and stick built). Some will break out Modular into two topics. Being two subgroups (parts built in a factory and assembled on site or sections built in a factory and places on a site.

    It's a very nice product. But at this price, and the fact you need to plumb it, i think most people with those big lands will build their own chalet or houses.
    For 200k, you have an amazing toy hauler, with nearly the same patio area, and you can move it. Or an incredibly luxurious fifth wheel.
    What is the heating applicance in there? Would be nice to have heared floors, specially at this price.

    If this is made of all residential built and was anchored onto a cement foundation, could it not be considered a 4 season/ full time home to be stationed almost anywhere??
    Is their electricity and water to the top deck? Still very curious if it would hold a hot tub up there!

    $ 180 to 200k! Seriously? And no loft. Go take a look at a Woodland Park park model built in Middlebury, Indiana. Very high quality workmanship by Amish and Mennonite craftsman. 399 SF maximum in most states. Florida allows up to 499 SF and still being built under ANSI 119.5 standards. Remember, the loft SF does not count against the 399 SF. Either does a porch. Place this with hurricane tie-downs, add a 3 season porch, maybe 12x20 and you've got a really nice place to live. Frankly, the rooftop deck is a gimmick in my opinion. A lot of expense for something that will be used very little.

    I don’t get it. These are tiny homes. All tiny homes built on a trailer or 5th wheel frame are considered RV’s. Unfortunately, most cities and counties don’t allow you to live on an RV in your yard, so you must check to see if you can actually place these on your land. Most cities and/or counties also require that a home must be a certain minimum square footage that is larger than tiny homes. It’s the same with the park model RV’s JD shows from time to time. I wasn’t aware JD has now expanded his channel to showing tiny homes!

      Been shopping for a tiny home in Colorado that are towable to destination and the majority of them are under 100k and they are fully residential. This thing is priced way high.

    Playing with words to make things more appealing. It’s nice to the eye and all, but what I hear is they found a way to make a flimsy house they can legally sell. This isn’t an rv. It’s a campground model mobile home.

    So this is a 300K unit but it wasnt built /or meant to be lived in 365 days a yr?!? If thats the case, someone is better off just building a tiny home on wheels that can get towed around like normal.

    I agree with another person's comment and will add on my own. Park models & mobile lofts are trailer homes and should not be considered RV's. They're not to be towed or used like 5th wheel, travel trailer, tear drop trailer or a pop up. So they should be disqualified from being labeled, advertised or addressed as an RV because their functional use is defined as a trailer home. Its misleading, period.

    Way over priced. I looked at a 2 bedroom single wide last week. It was just as nice as that but the price was 45k.

    If you're gonna do videos like this, at least get the terminology right.
    "This is a destination OR park-style trailer"? What?? It can't be both!
    There are "destination trailers" and there are "park models".
    Destination trailers are like any other camper when it comes to all its utilities being self-contained and self-sufficient.
    Park models rely on the existing utilities just like a regular house, because they don't have holding tanks. You must tie into the local utilities to use it. Therefore, this is a park model. I type this from my Grand Lodge destination trailer.

    This is sad watching this. 200k to live the “American dream” in a trailer park. I know the builders are a product of trying to do their best in this cataclysmic economy, but I would just put the tools down… this should cost $35,000.00. Not saying it’s not beautiful and unique, because the craftsmanship is to be commended. It’s just sad that this is where we are.
