    Considering a young mid income, short term minded person with constant need for cash, are these still worth investing into? I am new to all of these and have incurred so much losses, I am beginning to think I am not doing what is good for me but just following people blindly.

      It’s precisely at times like these that investors need to be on guard against the next certainty. You don’t have to act on every forecast. I will also suggest investors to get yourselves a financial-advisor that can provide you with entry and exit points on the shares/ETF you focus on.

    That was an excellent video. The only thing it was missing was a comparison on the tax implications and other costs associated withliquefying (selling) each investment type.

    Only just started investing in stocks and ETFs so not familiar enough with that to have an opinion, property however has set myself and family up nicely for future. Bought first property in Sydney 2009 (recession) and have it watched it increase 270% on initial investment. Used equity to buy 2nd house and it has risen 29% in 4yrs.

      Stocks are very profitable and okay too but don't just pick random stocks unless you are actually willing to research the company, or you’re likely to overpay.

      @@thehunter9853 After my experience in 2017 of slow emotional torture here is my strategy i don't hold minor companies just Majors except i want faster profits at that time or when i get greedy i then opt for the minors through a Pro only because being very much more profitable it is riskier too and i can't handle Lol.

    It is such a weird time in the market, basically everything is very pricey right now. Hard to find a good place to park money. Not such a prob if youre starting out and still a kid, just DCA an index. For me I'm 33 and have paid off my mortgage, looking to start investing now but scratching my head a bit...wish I invested while paying my mortgage!...Bit late for that now heh.

    I recently made more purchases. Saving money for a market downturn is likewise a bad idea. There are numerous ways to look at recessions and depressions, we cannot always expect to make large returns, and taking chances is better than doing nothing. The bottom line is that you will achieve remarkable results by diversifying your portfolio and making wise decisions. My portfolio's raw earnings rose by $608k in just 5 months.

      I do not have a single fund that I invest in because I have a range of jobs. I certainly don't behave that way. I model my behavior after that of. Ruth Loralann Brennan, a seasoned financial counsellor licensed by the US Securities and Exchange Commission (SEC). Since then, my returns have risen swiftly in contrast to the IRA's gradual development. What I have is only used by her trades, not by a few really niche businesses.

    I don't get it..... In property, the money comes from the renter to pay for the property or you put in a little of your own to top up for payments if the rent doesn't cover it.
    In shares ALL the monthly payments comes from YOU.
    How is this even comparable???????
    Where you gonna find an extra $3800 every month for 20 years....
    Can someone do the math for on the 167k in shares at 9.7% per annum turns into 3.9 million in 20 year ??????
    Please help explain how ❤️🙏🧿

      dividends are effectively a 'rent' that the investor gets for owning the portfolio. dividend reinvestment plans meant you're reinvesting the money that you get from your share investments.

      @@et8893 I think there is an assumption of DCA'ing over and above the initial 167k investment. You're right though, 167k would be worth about $1.05m after 20 years @ 9.7% compounding growth based on my calcs

    Cool video! Re the last note you mentioned at the end, would you recommend investing deposit money savings until you get the 20%? Even if it's only for a couple years before you sell the stocks to get the cash back

    I am wondering too is it worth buying a small first PPOR to live in. Scenario is single father, mid 30s, but who has started investing in managed funds (Spaceship) and some Bitcoin.
    But who is also saving cash deposit for a house and is looking to buy by age 40.

    So with your property example, I don't think you've fully utilised leveage, what happens in year 10, you do an equity loan and borrow up to 80% of property value to use as 20% deposit for your 2nd property, effectively allowing you to purchase 2nd property borrowing 100% of its purchase price, what will that outcome be in 20 years vs shares?

      You would need to have sufficient borrowing power to take out a second loan against your equity. It's not that easy to just keep borrowing, not to mention it can be incredibly risky if interest rates go up or you are no longer able to service the loan because you lose your job or you can't get a tenant etc.

      @@AarTinOo Yea totally agree, that’s why I find it's very hard to do these comparison, you always need to take consideration your own situation, life stage and income. Having said that, since this video is about comparison of investment return and the biggest advantage of buying property is leverage. I think it should at least include 1 equity release and purchase a 2nd property at year 10 and see if it made any difference to the outcome?
      In terms of servicing, yes you need to have the income before the bank will lend you money, but since we already made an assumption that the bank will lend you 80% of the initial purchase, we should also assume the bank will lend 100% of the 2nd property, since both rent and income will be growing at 2-3% p.a., so servicing shouldn't be far off in 10 years. In fact, with scenario 2, if you want to put in the same amount mortgage repayment into shares every month, you need to be on higher income to invest in shares then property.
      Finally interest rate do go up, but it is already model at 5.50% so it is already accounted for.

    Interesting topic. I have a few places, bought 2 in qld 7 yrs ago (I love in melb) My outlay was 50k, 2x 25k deposits.
    Both rent out at around 280 pw so the cost of ownership is break even.
    One went from 250k to 375k and thr other was 275k to 330k. So my return on my 50k deposit is about 200k over 7 or 8 yrs (rough figures for simplicity).
    50k in a etf would be much lower.
    Although 50k in lithium would made a LOT more
