I actually had the privilege of seeing this beautiful home in person. It has a very clean updated feel even though it has architectural charm. It truly is a stunning home and although I do love old world charm that’s not this home. Walking in from the street and seeing the cool lighting, the swanky pool, etc. sets the tone for the inside. I’m sure Ed and Anna will figure this out mixing some antiques with newer things. It will take a lot with such a big space but just stay tuned in. This will be fun to watch Ed and Anna search for additional items!

Hey guys. I hope you don’t think I am being rude, but the cane chairs belong in a conservatory, sun room or bed room at a push. They are definitely the right sort of size, have you thought of putting the red ones there as a temporary measure. I have lots of idea’s for very very inexpensive decor hacks but I don’t want to take over your vlog, more than happy to send you some ideas privately if you wanted. We have to keep in mind, the house will be a rental. We know what some people do to rentals. It must be liveble, and pretty. I would not dolly up a house for rental, with expensive furniture. The house is beautiful, and some of the furniture are amazing.

@@loulaevert-smith1728They picked up some chairs fairly cheaply from auctions, like the pair they used in the bedroom. Being a host of over 2,000 guests , I suggest NEVER have china and crystal glassware in a vacation home rental !!!! Use simple plain white common dishes that is easy to replace and the same for all your glasses . ( Boxed sets of both ) as there will be plenty of breakage . Trust me !

The wicker chairs you put in the entry are more suited to a plant conservatory room or a "pool room" ( a casual room near the swimming pool to relax or gather in after swimming). It would look better to have chairs in the entry that go with the antiques & architecture of your home. I'm an interior designer & love an eclectic mix -but to add modern pieces with antiques the modern pieces need to be more sophisticated ( not cane or wicker). Loved the remodel of your home, just beautiful❗️❣❗️

My thoughts precisely! We had a bad experience with renting our property. The rule now is to buy reasonably priced and practical pieces and to not go extravagant. Holiday people come to have fun, which includes a lot of good old French wine. They do not care about antiques. Majority of them do not even understand them. And it is better not to burden people with living plants. They will be neglected for sure. The simpler everything is the better. That includes the dishes. People do not like the feeling of being obliged to look after someone's property or to follow a set of rules. They want to be comfortable enough, have all the luxury of a beautiful separate house with the swimming pool and just chill out without a worry in a world like "OMG! Have my kinds just smudged the chocolate all over those beautiful cream chairs in a bedroom?". Better not to furnish the house by our own sense of beauty but by understanding of practicality and comfort. I am worried for Anna and Edd too.

It is all coming together! Concerning the entry way, have you tried centering the 2 commodes/chest of drawers on the walls? You would not need the chairs and they could go back where you had them originally. If you added tall lamps on the commodes it would give you the height you seem to need for the scale of the room. Leave the walls on either side of the entrance door empty or identical stools would look nice. On entering the home, the focus should be the round table and the beautiful stairway beyond. The chairs seem to be competing.
I love the chairs with the dining room table. Perfect for rental property as they will be easy to clean. In the bedroom with the empty niche, what about adding a couple of shelves? Have you tried “floating” the chairs, desks and tables in the bedrooms? If you pull them away from the walls it would prevent scuff marks and damage to the furniture.

I personally love when there is a juxtaposition of styles within a room. Although the peacock chairs are more suited for the sunroom by the pool, I still think they can work here. Another idea might be to center the Napoleon Trois commodes on the wall. And then put something on top of them(vases, ginger jars…) I might be silly, but I thought the little blue chairs looked wonderful on the first landing of the stairs!! But they also look good where they ended up. I don’t believe that woods need to match. I think an eclectic look, one that appears as if it has been assembled over the years, can be a very handsome and welcoming space. One thing that really warms up a space are area rugs on the floors. They can make a room feel more cozy, and certainly more quiet. So some area rugs might work. And then when you put more of your good taste on the walls it will be amazing to see this passion project bloom!! You guys have done such a phenomenal job. It’s an absolutely beautiful space!!! Well done!!! ❤❤❤❤❤

But a nice chaise to sit and read....... And I agree with others, that those hallway chairs are not in keeping with the other furniture.....You have such beautiful antique pieces, but for a rental, it pays to remember that you are furnishing for today's lifestyle not 200 years ago. You have a good beginning, but there are some easy tweaks you can still do. 1)Move the 2 huge mirrors into the foyer add a R and L sittee under the mirrors. 2)The room right next to the foyer, make that a library with 2 sofas and a coffee table between. So lots of shelving with books and games. In the window spaces you need a place for chess, checkers, backgammon, etc w table and chairs 3) Move all cane (wicker) furniture to the room with the wall reliefs. Add lots & lots of plants. 4) Statue in the stairway alcove. Add a chair rail with decorative panel/trim work under the chair rail & painted white along stairwell 5) Room with the "pink" patterned bedframe and blue chairs needs upholstered w fabric to match the curtain &chairs 6) dont be afraid to use wall sconces to fill the wall space. I think anyone would be happy to spend their vacation in this house. Bon Chance!

I think too that at #5 the bed stays and the theme of the room becomes pink themed.
In any space with 2 chairs you need a spot to put your book you are reading and reading glasses and maybe coasters for a drink.
Entry way I would put a tall parlour palm either side of the door. Definitely a mirror to check hair etc before leaving. I would love to see a nook room with a nice warm feeling. Comfy chairs and sofa to relax in at the end of the day. Wood panelling and warm paint above the chair rail and calling out maybe even for something like Chesterfield leather.
You really have a huge job ahead of you.

But, if you are renting the space you must have good internet, and even though I do not care so much about them, You need small TV's in the bedrooms. Some books to read would also be nice. I would suggest some more modern china that is dishwasher safe. There are some beautiful classic designs that would go with your formal decoration. Here in the US this china is available second hand because so many people do not use it anymore. Have a great week! Good luck with your furniture hunting!

You can get those sort of things cheap in the brocantes just to dress it. They also sell a lot of dinner services that are far cheaper than the event you visit. I got a set of 20 dinner plates, 12 bowls, serving plates and dishes which were Limoges all for 35 euros. It is such a beautiful house and you have worked tirelessly on it. You are getting there.
The 2 large mirrors from the living room would look better in the entry with 2 identical benches for seating below them.
The cane chairs used there are Not suitable for the entry of such an elegant villa.
The large, black cupboards at the entrance just do not work. With facing mirrors the entrance should feel light and airy. These do not say "welcome."
Oriental rugs placed in front of fireplace would anchor a sitting area. 2 arm chairs facing a small sofa.
The same goes for a rug by the beds and to focus on groupings of chairs and tables.
The wicker room has a piece of furniture, a cupboard that's used in kitchens or eating spaces. It looks out of place there.
A Tall vase would work in the niche ar the landing. A
sculpture would be great but, one that size would be very expensive.
Rooms need plants to help them feel finished.
A large, decorated bowl would be nice for the entry table.
Invite several antique dealers to visit and give you their thoughts. Interior designers, even students of interior design could be helpful with ideas that you might never have thought of.
Look for large, affordable tapestries to cover walls.
Paintings are wonderful but, can be very expensive.
Candles in a bedroom of a rental aren't a good idea. Use battery candles instead.
I hope that these suggestions are food for thought! Your friend in Kansas City, Tom. ❤❤❤

Hi Anna and Ed, You have done a fantastic job renovating your villa. Personally, I don't think the cane chairs belong in the entrance hall, they were better in the sunny family room. I think two apolstered chairs would look more in keeping with other pieces in the hall. I love the look of modern mixed with antique. Some large, bright modern prints, plants and inexpensive rugs would certainly add a touch of colour and warmth to all the rooms as well as some decor items and lamps to make it look and feel more homely and "lived-in".

I’m reminded how beautifully everything has been done! You have great plans and can’t wait to see the shopping. I would flip the blue chairs and the white chairs in the first two bedrooms. Edd, wood doesn’t need to match. I don’t even think chairs are necessary in the entry and the rattan is more suited for the casual summer room. Keep the entry corners empty, or place a plant or umbrella stand. However, just my personal taste, and if you leave it as is it doesn’t look bad.

I am not an expert but if you think of the functionality of the entrance hall - does it need benches to sit to remove boots etc, umbrella stands, coat racks, hat racks, etc? Is that what it will be used for? I trust Anna’s vision. Just curious.
It is a huge place to furnish for rental. You will be able to add more furnishings as income comes in. Such a lovely place!
Just a thought - can you not make arrangements with local galleries to use your walls to advertise art for sale? Your guests will have the desired income to rent the place to begin with.

Just an idea I have used before when I needed lots of pictures for empty walls. I ordered a book of botanical prints and I took the book apart to use the flower prints. I would matte and frame them with standard size ready made frames and mattes and group them in collections anywhere from 6, 9 or 12 pieces depending on how large the walls were. With your tall ceilings I would imagine the larger groupings would be best. I used the botanical prints but I could see architectural renderings in pen & ink would be beautiful, also. It is a very economical way to fill a wall and these kind of groupings have been used for many years in classic decorating. Hope this idea helps.
