    How do you feel about Housing Bubble 2.0? Preforeclosures have tripled in the same markets that started the last crisis and that were referenced in the HUD report on the financial crisis of 2008. Growth has slowed down and median gains are anemic. Credit markets are tightening little by little and the fed is trying to front run a crisis and everytime they have done this they have failed. FHA dropping refi amounts is telling as to where they think markets are going and it ain't up. I got a guy on my channel that is daisy chain leveraged with 3 properties and owns 5. He is freaking out and praying for Andrew Yang to become president and implement UBI so he can capture it and his cash flow pro forma model can stay intact, what does he do for aliving?... Uber Driver in Vegas... How many more dumb money investors are there and with the amount of overleverage in the market it ain't going to take much to blow them out. Bill are you ethical? Are you leading the sheep to slaughter? 🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑🐑 How many deals have you walked away from knowing that just because someone was able to take a loan that really they had no business taking on the amount of debt they were? A lot of these people buying homes are pressured, feared, or so dumbed down they have no clue what is ahead.

      Thank you for citing the national and area specific economic uncertainty as well as the example of the gambling Uber driver. You are so right that some people get way out in front of themselves and take HUGE risk because they have reasonable credit they leverage right up to the hilt. "Foolish" is a very kind word I would use to describe people who do those kinds of things with their credit and mortgage their future. I would also suspect that they are motivated by some level of greed.
      The national economy affects us all, but frankly, it's still pretty good. The economic forces that are at play are always dynamic is a given. I've lived through several up and down cycles in my adult life. Being conservative has been my mantra, especially the older I get. I'm much more diversified in my investments as I get older and not nearly as willing to take significant risk. I don't like debt at all if it can be avoided, but realistically a home mortgage is difficult to avoid for younger buyers. With today's rates it helps with the high cost of home ownership, but both eyes wide open and carefully considering what's best for the client is still paramount in my book.
      As far as judging myself as "ethical." I get to know my clients pretty well. I have lived in St. George for many years and consider my past clients as friends. When I see them at a restaurant, mall, a concert or other event, I enjoy shaking hands and asking about how they and their families are doing? I like referrals and repeat business as well as being able to have peace in my life. There are times when a home or investment property is not right for people and if asked I will offer my advise; I don't twist arms. I encourage my clients and friends to carefully consider if this is the best situation for them. I have several in escrow where the foregoing is the case in that the client made a very educated decision based on their needs and ability to perform.
      Being pressured into a situation that they don't want or need never is or could be the right thing to do.
      I think that if we do what we believe to be the right thing, life in general goes much better.
