    My wife and brother both bought property this year, I bought first property last year, might pull the trigger on 2nd, but on a medium cost as not to overleverage, property is still a side hustle for me, my job is my main income and stocks being my main investment vehicle for my effort wise, making 8-9 % with 4 more months to first year, hence it being the focus of my efforts

    Excellent podcast Sean. Keep it up. Agree on the rental part, as an investor am feelling it that rental is getting higher, as long as your property is purchased at the right price point along with its USP. I owe Faizul Ridzhuan thanks too, because from his free class that I managed to attend, he reviewed the property that I plan to buy and gave it an A. That gave me the courage/push to buy 2 at the same place... I spent money on doing up the rooms...2 months after VP, my rooms have never been empty, and demand by potential tenants is non-stop. A positive cash flow of nearly RM500 nett each lol...anyway room rental has its own challenge, but if you are a good owner..and take care of the house in terms of cleanliness etc..hardly any issues and my tenants are all mostly very happy.

    Sellers' prices of secondary market must meet market expectations or waste many years in wait for a buyer just to realize valuation prices. I've learnt this lesson and time is money

    We bought The Zest Kinrara together with FAR back in 2009 for investment, and seeing FAR has grown his business so much from then till today.. All the best FAR.. (still have a copy of your WTF .. lol)

    Ask faizul ridzuan if you need to sell an affordable housing at the same price you bought, youd have to bear the interest paying monthly to the bank and receive 0 capital appreciation. Affordable housing yet you have to loan from bank to pay the house, do you think it makes sense? Id say if it really for the low class income, its more like you dont have to buy the house, just renting at a subsidized rate. Dont you think the rumawip is really good even if you rent it or sale it at market price? it improves property ownership for a lot of ppl, it allows the low cost income to actually move up the income ladder too. Id say the major difference is you need a bank loan to own affordable house hence its not really what faizul want to insuaniate. If you need the low income to take a bank loan and still sell the house at the same price and still think you cannot sell the house at market price without saying its not morally a right thing to do then i have nothing else to say i guess. What do you think?

    I dont understand..if its Bullrun year coming, i have a property which located at not a good location, im looking at to flip it and buy a better one at better location better price?am i doing a right decision?

      It all depends on the price. The price you’re buying and the price you’re selling. Well cutting loss is always a tough thing to do. All the best!!

    @iherng hi understand that you have done hundreds of review on different property to establish whether it is investment worthy. Any particular area/criteria/parameter that you will review to gauge the feasibility of property as investment worthy ( one that i know is rental income vs installment )

    How about Kelantan? I think 2024 will be good time to invest Kelantan. After completion of ECRL, I believe Kelantan is the best place and most potential place to invest.

      i went KB few times this year. there saw some empty hotel building, cheap rent..so KB is not for me.

    I have question for rental business , can i buy house use company name ? if can or its better under my name and collect rental under company? hope you can advise me . Thank you

      better to buy house under your name because bank can give loan around 50%-60% only if a company buying residential property while you can get 70%-90% loan if buy under your name

      Buy property under your name because most businesses come with risks & liabilities (unless you are only risking other people's money). If your business fails, creditors can seize your company assets but can't go after your personal assets so you still have control over what to do with your private property.

    It’s true that Penang ppl are smart with money. My Penang bornt finance HoD told me they are the kind of ppl who will cucuk char kuey teow seller if their food is bad, KL ppl will just diam diam and eat. 😂 easier to get kl ppl to spend money.

      ​@@iherngyes, but you can also put a limiter or compressor on you mic tracks. Infinite ratio, probably -30db threshold lowest possible attack setting, and about 100ms of release. Then use makeup gain to make it loud again 👍

      yes, IPO before build and sell is introduced. FAR's business model is all about exploiting market inequality and connecting developers to buyers. With build and sell, a model used by most developed nations, there will be more free markets directly between developers and buyers.

      Well that’s why we don’t invest in affordable homes. We stick to products within the open market based on the concept of capitalism.
      Then may I ask are you getting salary or business income? Within your argument, you should not take because humans are meant to help each other…
