When I lived in Cincinnati, one of my black colleagues who was a Plant Manager at the time was denied a mortgage. He ended up writing a check for the house. Can you imagine turning down a buyer who had enough cash to buy the house outright? This is a widespread problem and is an example of structural racism.

Being able to write a check doesn't mean that much. Debt obligations matter. I can have $500,000 in my checking account, but owe $1,000,000 on my mortgage and another $1m in divorce settlement, another $1m in backpay to my employees, another $1m in back taxes, etc.
People don't seem to grasp that the thing that gets you a loan is proven ability to repay it, not what you have sitting around, unless you're signing it over as collateral.

I had the same issue this fall. I was approved by navy federal (I have a letter) then once I found the home they denied me. Good thing I didn’t pay Ernest. I make over $90k from salary not to mention passive income from two rental properties. At the time I applied my credit score was around 790 (it’s 826 now). I had $80k in liquid cash. They pulled their approval because of my “debt to income”. I have two mortgages on my rental properties and make $4600 in revenue from them monthly. I still bank with them, but I’m leaving. I already closed my business accounts, my second checking account and my money market. I’ll be gone within the next few weeks once I decide on a good bank.

Because a house costs 400k and all those other things are less than 50k. Maybe it’s because the white applicants have a stronger credit history and less debt. These are products of being black in society that was racist. Whites are trying to even the playing field and open up more opportunities but only to the blacks who want it (even then they are still met with racism sometimes). Once blacks establish themselves better financially in society then the disparity of credit applications should even out. Until then common sense says “hey, if blacks were held back for 150 years then I’m sure they aren’t going to be approved for loans as much as whites” it’s not on the banks though to take that risk, it’s on blacks to prove they are worth that risk. Just like it’s on whites (and everyone else) to prove we are worth that risk

    • @alphaomega1351

      It's all by design.
Remember the time where they stated blacks don't make the same money as whites due to higher education attainment?
Fast forward to today and even with higher educational attainment, a white with only a high school diploma will do equally or better than a blk with college degree.
They will cite all kinds of reasons: well it's because of this; no because of that, etc.
Truth is as long as they remain the gatekeepers to success 🙌, blacks in general will continue to be at the bottom by design no matter what we do.

Here's the thing. Most credit unions and banks have actual human beings that work for them. These people at some level have the ability to manipulate things at their leisure, as well as see a particular name or kind of name and deny, approve, sign off on, Google and look for a face or picture on a Facebook or Instagram account and do so as they please. People are working together. We shouldn't be surprised. And I don't wanna hear nothing about a credit score or debt. Let's stop playing games and gaslighting. We all know what time it is.

They actually finished this investigations and found race was not a factor in any of the application. There are numerous considerations when taking out a loan such as income per year, Debt, Credit history ect. I have Navy federal and was rejected numerous times. My credit score was 800 like yours but I did not have enough credit history so I started using a credit card and paid it off in full each month. Two years later I was finally approved for a loan. When I was in the military I would see people all the time waste money on fancy jewelry, cars, ect than they would complain why they got rejected because they had a lot of debt or had no credit history...Some people in the military also live way above their means and if you look at the officers they are mostly white and officers make the most money so it kind of makes sense why there is a huge gap in the approval rating between whites and blacks. People need to stop playing the victim card and take control of their financial situation.

I even went into a local shop with Army documents showing them it was their fault about my pay and would be restoring my pay in 60 days. Navy Federal didn’t want to hear that. However, another Soldier(white) who years later didn’t pay his $5000 credit card bill and it went to collections and he only paid $1300. Its interesting black folks wont acknowledge there are whole videos and podcasts by black content creators on how to lie to get membership in Navy fed and how to lie on loan applications, but black folks want to cry discrimination when the deny loans. Could it be the same scammers trying to get credit cards applied for mortgages and since its stricter requirements on mortgages that is the disparity seen during the 2021-22 statistics. Search EYL Navy FCU scam.

Similarly, if you are black and trying to sell your house, remove all family photos and anything that looks “ethnic” from the house before listing it. If you don’t, you are not likely to get the best offers. You also don’t want buyers agents to know that you are black. Never, ever be home when a buyer comes to see the house. Always arrange to be away from the house at least 30 minutes in advance of a tour.

A lot of people let their guard down thinking this isn't the country it started out as anymore... even though there have been laws and changes made to try to make it a "more perfect union," there are still a LOT of remnants of the America that was established 248 years ago. We know what the words in that "Constitution" say but black people weren't considered in that (barely 35 of a person) and even though there have been strides made towards that "equality", we know that there are still far too many people who would like nothing more than for it to be like it was in the so- called "good old days"...

Got a pre-approval letter and everything. Hours after we got off a video call with their loan officer/underwriting team, we got a denial letter. This is what we refer to with institutional racism. For the most part we no longer typically see overt discrimination like it was in the 60’s but when you have a situation where black businesses are clearly discriminated against, retired black NFL players ( who make up 70% of the NFL btw) are denied compensation for treatment for injuries sustained during their careers, homes with previous black residents are underpriced in the markets, etc it’s safe for one to surmise that racism is still prevalent in this society.

I was making over 130k with only 8k of debt, and a 740ish credit score and they denied my loan request. I was surprised really, so the second company i got in touch with to get a loan was more than happy to get me my approval and everything. They took my bank statements and info and was telling me I am golden, so i was confused by why navy federal rejected me especially being a long term member and having a car loan under them, thats never been late.

I just wanna say that being a former mortgage processor and underwriter and originator that I would never suggest that anyone apply for a mortgage on a home using a bank and using a conventional loan, you should always try to do an FHA loan. It is easier and less of a down payment if any and veterans or people from the military should always try to use their VA benefits, your more likely regardless of your color to get approved your DD 214 is a great way to start. It is part of that and then after that if need to and you want to release your VA Cert. refinance your home to release the benefits. what is that thing called? A lot of red lining happens undercover but if you never question it and you go by what that Underwriter claims the reason is and you don’t challenge appeal or report what you view as racial discriminatory act then that make it harder for the next generation or the person behind you. good luck to those who are trying to get a home, in this high interest rate. Please remember do not go to a bank go to a mortgage company it must say mortgage company not bank.

The hill I've been dying on is that redlining has never gone away. Its been moved around and new terms have been created to give the appearance that banks are not discriminating against customers by race. The ladt time a bank was convicted of redlining and racial discrimination in lending was in 2002. It was BOA and the regulations were changed afterwards to ensure no bank gets convicted of it again. This is also why old latino, black and asian neighborhoods are being gentrified. The people that have always lived there cant get a loan to stay there but the other people can.
