Travel ion roadways in some villages really meander around and change direction which makes it difficult sometime to get bearings on direction. I hadn't noticed there were no fenced areas in St. Catherine, so I checked The Villages app for new homes for sale in that area and you are correct! no Veranda's or Courtyard Villas currently for sale! They are still building more parts of St. Catherine, so keep your eyes open for new listings since the Verandas and Courtyard Villas tend to sell quickly. I would suggest having a Villages sales representative watching for you so they can contact you the day they are listed. That's what we did for the lot we purchased. I found our lot by looking on my own (walked the lots) before it was listed and then had a sales representative ready to jump when it came available. Thanks for watching!

Dave, From the time you purchased your lot How long did the entire process take till closing? also now that you've lived there awhile, what's your opinion on Vinyl vs block and stucco?
When we purchased you were only allowed to hold the lot for 4 months before starting construction. Due to our retirement schedule we purposely used the entire 4 months before starting construction. The closing (move in) date was set at the deign meeting for somewhere between 90-100 days. On our home the construction process from groundbreaking until what I considered substantially complete (i.e. just needing touch up items addressed) was 56 days. I have no idea if our experience is the same as today. With Covid and supply chain issues I would not be surprised if the schedule is different today. So overall from the down payment on the lot until move in was roughly 7 months, but if we wanted to start right when we purchased the lot it could have been closer to 3 months. Hope that helps. As far as vinyl or block I like the look of block, but vinyl is built to the same hurricane standards here. Usually Vinyl will save a few dollars in the purchase price and still give you a quality home. Some people are concerned about termites, but they can get into any type of home. My thought is to have a professional bug treatment contract on any home you buy here. We use Deans. Thanks for watching!

Well they just released some of the Ty Villas for sale and they appear to be priced about $150K above the normal price of the Courtyard Villas sold recently in Citrus Grove and St. Catherine's. This price increase might be due to every Ty Villa has a water of reserve backyard, no 2 villas are back to back!
Yes we expected the prices would be more. The one on the end for about $550,000 has an amazing view of water on 2 sides and a direct view of the Chitty Chatty Bridge. Brenda and I thought it was amazing, but I suspect many people would not like the road (rt44) in the background. Thanks for watching!
Love the content as always! if you build in the villages, are you able to request things ( sealed driveway, upgraded landscaping, etc) prior to moving in or can those things only be done after the fact?
Yes. during your new build design appointment you can ask for them to line up an appointment with outside contractors for things like upgraded landscape etc. Not sure if they have a driveway sealer contractor for the build. Most people (us included) contacted a landscaper and other upgrade options after we moved in. Thanks for watching!

A bit concerned about constant noise from the Turnpike in these areas. Would be interested in your impression of that. Can't pick it up from the video because of the cart noise.
The start up titles always remind me of “Dallas” the TV series keep expecting to see JR appear .Great video but it seems a long distance to Brownwood from Hawkins surely they’re going to need another town square down south.
I agree with you. Eventually a fourth town square will be needed if there will be another 30,000 homes built. I don't think Sawgrass Grove, under construction now, is considered a town square.
The noise does not seem to be an issue in the area the homes are already built. As the new section of Hawkins is built it will create an even better noise barrier for the existing homes. Time will tell how the sound is in the new part of Hawkins. There is a slight berm along the turnpike and no homes will be built on the turnpike side of Meggison Road so there will be a little distance to all of the homes in Hawkins.
That is far too small to be a sewage treatment plant. It would have more structures which house the giant screw pumps. Our treatment plant has no odor whatsoever. It did when it was first opened, but they have worked very hard to eliminate it. You are likely correct when you say it’s a water treatment plant. Thanks for the tour.
With the astronomical price of lumber right now and Florida weather etc, the CBS house is definitely the way to go over wood frame. I wouldn't buy anything else in even Central FL
