We finally bit the bullet and purchased our cottage villa in the village of Hawkins An Anchor V. We closed on 4/13/22 and I'm in the process of retiring and should be there in late July. Can't wait. Good news to share 😁 .After the closing on the sale of our R.I. home on 4/29 we departed for TV directly after and arrived at our patio villa rental on 5/2. Spent some time yesterday with our TV agent who took us over to Boaz & Levi villas in St John's to see an Avondale courtyard. villa with a golf cart garage that she thought we might be interested in. It was love st 1st sight, and to our good fortune our agent was able to get 1st hold on it for us. 😁 As I write this comment our agent is on her way over for us to sign the contract and hand over the deposit. I believe our closing date is 6/4. Nice we have the rental to 6/30 so we can get a few things done in the villa before moving in. Needless to say we love our villa especially the private plot it is on and grinning from ear to ear.

You still gotta do the lottery system to get one. I’ve heard it’s not easy to get one with so many people trying whenever they’re released. And you gotta trust your Villages agent to be on top of it as soon as they’re released.

I search through through the Wildwood board of supervisors minutes for some of the information and then search building permits. Those need to be cross referenced with the layouts approved by the Board. Bonds are listed on the Community Development District Website. The process is cumbersome, but I have done it enough I can find things fairly quickly. Thanks for watching!
We were recently at The Villages for a lifestyle visit. You seem to have or at least share more advanced information than the realtors did. Can you please advise how you have so much detailed information about what floor plans are scheduled to be built where?
Research..... Board of supervisor minutes, searching building permits, digging through the Community Development district site. It gets easier after some practice. I agree.... The sales agents don't typically dig that deep. They are concentrating on the homes coming up for sale in the very near future since they are typically dealing with people close to being ready to move. Not sure what they use for the insulation. I do know they are built in the same manner as Concrete Block and Stucco. So however that is insulated this is done the same way. Thanks for watching!
I was curious about this myself. I was talking with a woman today who just bought a new courtyard villa in Hammock at Fenney with a bond of only $17K. She’s on a view lot too. I’m not sure the Verandas will be our choice anymore with the bond so high. Her village is 3 miles from the turnpike. Heavenly! I hope we get that lucky when we buy. Thanks for this great video. Unfortunately, they’re all too close to the turnpike for us.
We first did a video of Courtyard Villas that was VERY popular, this is the Veranda video we made because of multiple requests for the information. We hope to do patio Villas eventually. All of these types of home areas are grouped together in areas so it make for a simpler video to film. Designer homes are just as popular, but they are spread everywhere, so we haven't yet come up with a easy method to present those sections without making a confusing video. Hi Mark. Yes you can be a resident at age 40. Keep in mind you will not be able to have children under 19 living in the home. The federal law requires 55 plus communities to allow up to 20% of the residents to be under age 55. Brenda and I were in our low 50s when we moved here. Talk to your sales representative about how close The Villages is to the 20% cap, but I don’t think they have every been very close to hitting that cap.

How do they determine bond cost? I’m sure you coved it before.
There are table with the bond values for each section at districtgov.org. you will need to know the unit number to find the bond on the table.
