- Liv Connect is a new prefab home builder with a new spin on delivering modular homes. Last month at the international builders show in Las Vegas I caught up with their co founder to talk about a couple different models they offer. Two topics discussed in this video are their Tiny Home build in collaboration with Atomic Tiny Homes as well as their modular from Liv Connected. Watch and learn more about Liv Connected and Atomic Tiny homes, very interesting companies bringing new ideas to the offsite construction space.

Kerry, I know black is really fashionable for house paint, but if you live in a climate that has hot summers, it can make a house unbearable to live in. Years ago, we bought a little cottage and painted it dark brown so it would have a "gingerbread house" appearance, with red shutters and window boxes. Cute as a button, but in the summer that house was an OVEN. There's a reason why people who live in warm climates paint their houses white and other light colors.
I live in NM and black is the first thing I noticed.
Yes! Here in Oklahoma where summers are routinely 100+, it would be unliveable, especially with all of the windows. I’d have to go with at least a white roof.
I agree.
you will need a black AC for these conditions 🎉
honestly black is only bad if you don’t account for it with proper insulation to compensate for the increased heat gain.
I really like how your format has changed over time showing us the homes in person. Thanks Kerry!
Not a fan of the 10 foot width, however, they did wonders with it regardless. And in the end I kinda dig this one! (The Loft, that's what really won me over. I'd make my bedroom the loft and use the main bedroom as a full entertainment space (TV, Gaming console, laptop, more space than next to the kitchen.) Just my thoughts. And @KerryTarnow you've ruined me for watching any other content creator in this space. Fact. You're the tops, brother!
The width is about the trailer underneath and legal limits on the roads.
Perfect comment! I almost didn’t watch this video after hearing “10 feet wide” because I expected it to look like a hallway and I was so wrong. I adore this home! Smartly done, beautifully designed, excellent job letting light in. This company is one to watch. We didn’t get a price but I’m sure we’ll be seeing more from them. Thanks, Kerry.
Love how the guy addressed a lot bad things within the market, still dying to hear someone bring up the humidity issue in these things (& whether or not dehumidifiers are includes/ avail.).
Paint it red and you have a caboose. 😁
Exactly!
I've been watching you for years now and it's so great to see how its developed from a passion project into hopefully a business for you. Your curiosity, charm and knowledge is wonderful to watch. Thank you for giving me access to things I would never get to enjoy otherwise. Well done Kerry!
Hey Steven,
Thank you! I appreciate that. Glad you're enjoying the videos, I have some exciting ones coming up. Thanks again
Nice house !
The use of wood instead of drywall makes it look more custom and upscale.
Thanks for the tour and info, Kerry. 👍
Great questions and great interview, Kerry! Thank you for keeping us in the know.
I know I say this a lot but I love this tiny home the black is exactly what I’d want I also am a huge fan of the birch walls and ceilings I think it’s spot on in every aspect a truly great find Kerry thank you for your hard work and shopping for us You have superb taste in homes
I love the black exterior. I'm just not a big fan of this one but you can't love them all. I guess it just seemed so cramped through the kitchen area but it did open up nicely in the living room. Maybe a different configuration because, personally, more kitchen space would be better for me since I love to bake and cook. I love the look of the last one (on this episode) you showed! Love that look. Thank you Kerry.
Great size. I would have put the bathroom on one end
I didn't see the 40' tiny home on their website. Would you happen to know the cost? The closest I could configure like the one shown was about $130,000. I do like the flex room and the master bedroom on the same floor. I'd probably do without the loft. Thanks for the video!
I like the "at grade" level bedroom and rest of the home. Not sure if I would want a loft. I like the black but in a hotter area I think a white or lighter color would be better.
Glad you have patience to wait the crowd out to do the video. Always enjoy your videos.🥶🖤🔔👍🏻💓
Very exciting to get laws changed!
Not my favorite home I have seen on your channel, however it really does have potential and may be a fantastic solution in many situations. Thanks for all your hard work Kerry. You deserve a cheeseburger!
Great post, Kerry! Thanks as always! 👍🏼🙏
😍😍😍😍
The exterior is so goth. I love it. 🥰
Great layout. The flex space rules! 🏆
You’re kicking ass Kerry! 😎
Well thought out great video it is awesome to close it off to actually let you in to get some video time and for them to explain the unit a little better. I like the birch plywood walls better than drywall!
Thanks! Glad you enjoyed it
Great review!
Glad you enjoyed it
Like it not love it but it’s nice for you to present to us a different take on modular homes. Thanks Kerry!
I’m curious about the insulation values, love everything about this except for the bathroom in the kitchen. 😎
I think they said R-23. Anyone else hear that?
I agree! They seem like an after thought. Plus, bathroom next to cooking area? 😅
@@olga138 - Good catch, I missed that. 👍🏽
@@Julialuli1000 - I was thinking a door that opened at the entry or in the living room. That would involve a few bathroom changes though.
@@Julialuli1000 I don't understand why that would be a problem 🤷♀ The door to my bathroom is right next to our refrigerator. We open the door and go inside, shut the door and use it. When not in use the door stays closed.
The Bat 🦇 Lair 2.0 love it 🖤🖤🖤🖤
Nice job Kerry!
Thank you🙌🏼
love the floor plan, take it off wheels and fix to the ground, all take two.
👍🏻great job!
Nice house, Kerry! Either I missed it or you didn’t say, but where are they built and where do they transport to?
This is real progress and I hope a lot of people like this one for a starter and then upgrade to the other one when they've found their property and readied it for a permanent buildng... then they could integrate both with a ADU or vacation RV on the base model, with reliable quality they're used to for the main house choice/configuration.
Thanks for watching!
I like this one. Wish it had alternate color choices for exterior.
Beautiful and convenient prefabricated houses help solve urgent housing needs quickly and conveniently
Exactly
good stuff
I liked Jordan's presentation, not heavy on hype and he touched upon some very important points regarding the industry as a whole. A mite pricey though.
sneaky! i was buying a new h0lst3r for my 50 'hand canon! ok, 'bathroom' .. did i miss the sink?(ahh saw it!) this is cool!
Very interesting concept of transportation 🙆
Also the part about architects and designers 🤦 He is right. In many situations the handy men are better even in design.
Wow wow wow!!!
Nice home,like the colour,mahalo
Bathroom-kitchen shares a sink.
It’s unsanitary, combining the two rooms, but guessing that’s expected in a house that is missing a mud room entrance.
exelent!!!
Hey My Brother “ love this one…a cross between a destination trailer & a tiny home…nice use of space and seems pretty roomy…how much…? Thanks for sharing this one. Poncho C St fingers
I want the connexus click house !!!!
Nice video.
Thanks!
Good interview/video, especially because you use PREFAB as opposed to MODULAR. That said, the majority of these types of LIVING UNITS are SAME SAME but with a hype twist - essentially distinctions without a meaningful difference, it’s still a Park RV although one could argue that it doesn’t meet the 3 season living component of the PRV spec. The significant benefit of this type unit is that it is PERSONAL PROPERTY, not REAL PROPERTY, which provides certain tax advantages and can be moved but how many people actually do that? Take a look at any mobile home park anywhere in the country; see any/many that appear they’ve been there since the 60s, 70s, 80s… yeah, they (many/most) turn into eyesores. If one could purchase (not an investment!) a similarly appointed unit with the same layout/amenity why would anyone pay $130K+ vs $85K+? Is all the added labor and hype of these types of builds fundamentally beneficial to quality of living or even (perhaps most importantly) financial common sense? It’s the simple principle of substitution and generally, paying less is better if not smarter. Recall: “A fool and his money are soon parted.” Love the cool factor, but one can’t help wondering about the noise factor - the level of reflected sound owing to all that birch faced paneling. A limiting factor for these units is where are you going to put it? Sure some are ADUs, but if you’re considering a RV park or manufactured home park as your landing pad, go find a nice one, well maintained with mature landscape and few over the hill models, with available space - MH parks in much of the country are packed to the gills. There are a lot of units Kerry has featured that I love, and this one is nice too: just look before you leap.
Have you ever looked at the houses being built by Minimaliste in Quebec, Canada?
ALL-ABOARD....... 🚂
(*Tough crowd Kerry... Tough crowd..... 😏)
Black exterior not the most energy efficient for cooling.
I agree.
great feedback, thanks for watching
True, but it's great in the winter.
I would prefer white to be honest, just looks better to me and maybe solar on the roof. Also, the range should be electric rather than gas and you can be off grid only thing you need is water. There are ways to get that from the AC though.@@etacas1412
Thanks, Kerry! Were you able to work your sandwich program in there?
It’s interesting when you stepped back from the model at the show I thought it looked a bit like a train car. Something about the roof in the middle. The kitchen would never work for me and I didn’t notice any cabinets. Their ability to be flexible about the floor plan though is quite appealing. Cheers!
Thanks for watching 🙌🏼
Prices for this thanks
I love black…classy..hands down
Glad you like it
Handsome home. I don’t care for house trailers. The fact that it’s on a Mobil chassis hurts the value right off the bat. Love the size of the bathroom.
It was so good but the bathroom opening into the kitchen is a HUGE turn-off for me. eew. Thanks for the tour and information!
cost?
Like it but not love it. And yup, with climate change, summers almost everywhere will be unbearably hot. Heck, we had a whole town that burned down a few summers ago😢 in BC Canada. Thanks, Kerry, for your hard work and travel to bring these to us. Big love❤.
Looks like the home in black starts around $132k and the Conexus starts at $175k. Love the Conexus design, but the price.
$437/sqft 🤯
Doesnt that get heated with black exterior, otherwise space is really efficient
👍
👊🏻
The gas range is a worry. Haven't these people heard of induction cooktops?
Interesting, but I don’t like the bathroom being right across from the kitchen. It makes the kitchen feel cramped. Also, I would like for there to be more windows in the living room. If it were mine, I’d make the flex room the living room and the living space the dining room.
Not only would black be hot, but it shows all the dirt/dust and everything else !! 😮😅
Never thought of that 🤔
There should be a prefab with a expandable upper floor so it can be a full 2 story unit. Wound not be that hard to fabricate
There are companies building two storey units
Pretty surprising to see the inside. Not your typical tiny home which is what I thought it would be.
"Foundation Agnostic" 😂
I like the house. I didn't catch a price. I don't like a house on wheels. I would prefer the option of sliding the house off the trailer. It could be attached to a concrete sĺab.
"Park model" is a very specific designation for taxation/regulation. A property with a PM on it does NOT get assessed for the increased value of the home. PMs are under 400sf and are on roadworthy trailers.
Saving ~$2k/year in taxes is significant for tiny home and there are places tiny homes can be prohibited. As a "trailer" needs less approval it can't be stopped.
Do these things meet ADA requirements? Can I get a walker or wheelchair down these halls & thru these doors?
Each state by now should have two or three companies building small homes. Once inflation gets too high then this industry is going to sky rocket. But unfortunately the government will be behind on permits.
Noice!
thanks!
Great home, but I don’t think I would need that loft.
fair enough, thanks for watching
Why do they not make it so you can add rooms upward / add floors with making the roofs flat ? (Not just here but general with others you have on your channel) In other words why do they not want to go go upward!
"Using every square inch for storage" doesn't seem to play well in a kitchen with no cabinets on the wall.
Me like
I think these are beautiful homes but once again the cost is out of touch with most folks.
I like going after the laws. That's a real problem.
All black is nice.
Bureaucratic, red tape is always a hindrance in the process! Slobs on the County planning commission side are typically the downfall of affordability and common sense!
The guy was condescending. Says he hates all other tiny home designs but doesn’t say why.
It’s not a house, it’s a Trailer. It’s a park model, and no mention of the actual TCI, and which financial institutions are willing to finance it. I’ll stick to a Barndominioum thanks.
fair enough, thanks for watching
You want tobsee crazy building cost bloat, red tape, fees, and taxes. Look in Canada! Anywhere really! Esspecially in main metro areas as well as smaller towns and cities.
Canada and Canadians need to push for the freeing up of all lands from coast to coast to coast and regulations and over taxation and fees!
Cool, tiny house, by the way, and yes modular is a great idea
There is literally zero space to store food. Are you supposed to use the loft as a pantry?
pet peeve--- bath next to kitchen.
Great feedback, thank you 🙏🏻
LOL and for the prices you might as well just buy a regular house🤣🤣🤣
So, the last video I watched that you put out was about a builder of "tiny" homes in Maui. That builder was only located in Maui and charging absolutely outrageous prices for an efficiency shack to fire victims. I know.... you pointed out they offer 3 bedrooms as well. And now here we are...... in Vegas? Yet another random tiny home/park model builder with zero credentials.... in Vegas. I know cheap plywood on the walls and ceilings when I see it. How much does this thing cost again? He also mentioned Maui?!! Call me a troll I guess.
Bathroom that opens from the kitchen? Am not a fan… washer dryer in one rarely works. Too cramped up for me!
Great feedback, thank you 🙌🏼
Do the designers live where it's always cold? No hot summer months? Black exterior is NOT what you want in the desert in summer. But if you prioritize being "trendy and cool " over the high utility bill or a huge draw on solar power then this is for you
Appreciate the feedback, thanks.
@KerryTarnow can you customize these for the desert? Maybe a white exterior or something immune to absorbing the heat? It's a nice build otherwise
I like what he is saying on the building and regulation side but sure don’t like such a small kitchen right next to the bathroom. Don’t know why but Australian and New Zealand tiny homes have so much better designs than North American
I'm going to check some out
The unit looks narrow and the length doesn't really compensate. I don't like all the plywood. It looks cheap and unfinished. @2:45, should have fitted a door to hide the washing/dryer. Progressive Texas, Who knew? I appreciate the attempt to make something better than the average, but make the unit wider and shorter.
Thank you for the feedback
Well, least folks not 'plainin 'bout sq ft per $ this time....
Probably really expensive again
These tiny homes are cool for a 13 year old daughter but to have a house this size and people think it’s acceptable for a grown adult is absolutely outrageous. This is where the American dream has become, tree forts and doll houses.
What's your point? Do you not understand the "tiny house" concept? It's suppose to be smaller
@@terriec808 no Sht I understand the tiny home concept, do you understand it’s marketing and target audience? Poor people. It’s made as an option to make you feel comfortable of home ownership as.. well, a slave. A poor person. You call that acceptable? Do you think the dollar weakening from inflation is acceptable? Do you think this is the “American dream” as it was first imagined and marketed by the banks? Please. This is a disgrace and is unacceptable, it’s not an option for an adult, a couple or a family.
@CrossCory you think poor people can afford these? They are for people who want to get away from huge living expenses or go off grid and have more control over the way you live. People who want less crap and more time and money to enjoy life. Obviously it's not for you
@@CrossCorysome people use these while they build homes, or as adu’s for guests.
@@girlsdontgocrazy I get trying to rationalize buying one of these. But hell no! If I can touch both sides of the house with my arms spread out and can’t stand up in the loft. It is an absolute joke and there’s other options than this, this is not an option. Stop lowering your standards.
More expensive than site built.
Too choppy
Thank you for the feedback
I don’t like the bathroom right across from the kitchen!
fair enough, thanks for watching
Didn’t really care for this one. I’ve seen other homes with the same square footage that feel much more spacious. This felt claustrophobic for me, especially in the kitchen area. I’m not a fan of the birch plywood. I’m sure the construction is of good quality but the aesthetics make it feel cheap. The price is what I would expect due to regulatory related expenses. I may have misheard the founder but I wasn’t impressed with the R value.
Would not want the bathroom in the kitchen, that is horrible
thank you for the feedback
Their modulars look genuinely interesting but their Tiny Mobile Homes are 'meh'. If that's architect designed then it's time to find new and adventurous architects who actually know the real possibilities of the Tiny House form factor.
Thank you for the feedback Glenn!
This industry has a problem. They don't seem to know their market very well. At $300- $400 per square foot, the cost of land, the cost of wells, septic, electric and ground prep, the price points are 100% unrealistic. People looking for tiny homes are looking for a cheaper housing alternative. I've watched a lot of your videos, and my conclusion is always the same. It looks nice, it's unaffordable, and there are never any realistic storage options or decent closets. The units are not livable. They're more like expensive hotel rooms.
You are throwing me Kerry. I ff all the way to the end to hear you talk about price and nada. The problem I see with almost all these pre-fab small homes are they cost more per sq. ft. than regular homes. Apparently no one told potential home buyers that "sustainability" was gonna cost us a pretty penny.
People who're interested in this type of housing understand they cost more per square foot and they understand why. You can't compare a sticks and bricks house to a house that can be moved, especially when they're built as epically as these. This isn't your grandmother's mobile home.
Didn't like it. Kitchen and bathroom were crap. No great amount of storage. Bedrooms without closets? C'mon....
My mama always told me first got nothing nice to say keep your mouth shut. I think the owner of this particular company was never taught that. I’m so unimpressed with him.
I bet he doesn't care that you're unimpressed.
Too bad there’s no architect involved.
Not at all a fan of this one.
Kerry , not your fault in fact you exercised a lot of patience but getting a root canal is more enjoyable than listening to this guy. Awful communicator.
No thank you. Besides the horribly bad tour guide, not to mention the model itself, this is one BIG BORE. Sorry Kerry, not for me!
