    Way to go Jane and Adam, we buit a three door appartment over 16 years ago with one door exclusively for our use, it cost us about a one a have million pesos then. It was a good investment, we rent the two doors and we have vacation home any time our family needs it.

    Good choice of land-ownership and home building location. The location seems to be at higher elevation which will be away from any type of natural catastrophe specifically floodings.

    Wow, that's a lot and you haven't got into the expensive stuff yet.
    I built a 2 story 2 bedroom, 3 bathroom, living room, dining room, kitchen, with a flat roof that is a patio now, but you can add a third floor if you want. The plumbing and electric is there to go up 2 more floors. Anyway right now it's only 120 sqm . Land and house was $45k USD.
    Maybe you're not too far off, because I designed, contracted and supervised the complete build. I can't imagine not being there, I caught the workers screwing up on a regular basis. Stupid things like tiling the bathroom before the plumbing was done, but I was there to stop them before they had more than a couple tiles on the floor, so the mistake didn't cost me any money.
    I'm an Engineer too, so the contractors didn't have a lot of material to waste. I made sure I had some extra material left over too, like floor tile, so you had a couple boxes left over from the same dye lot. Then if a tile gets broken later you can replace it and it doesn't stick out like a sore thumb.
    Anyway my building cost was about $250 per sqm. finished. House was $30k and the land was $15k USD.

      @@AdamandJanesLifestyle I wish I did a video, because I don't think anyone has done one in Cambodia.
      I have all still pictures and kept all the receipts, it would be great info for people building here to know the costs and of course there is a price locals pay and one foreigners pay. I paid the local price because my partner dealt with all the contractors and suppliers. Plus my neighbours were building at the same time so we could make larger orders and get a discount too.
      They were locals so I knew what they paid for materials and labour too, which helped keep costs down.

    I found this channel by searching for homesteading info in the Philippines, we have some plans to retire there and live sustainably as possible by means of growing our own food, this amount is a bit of a shock but thank you for sharing...gives us a bit of insight how to do it,get some plans going and start saving a little bit more.

    As much as You can try to isolate one bedroom with airconditionner with solar power due to many brownouts in the country right now .Also Solar lights all around your house with CCTV camera with sensor alarm to all your doors and windows running on solar power back up that does not cost that much but give you some Peace in mind .

My husband and I are also on the FIRE (financial indpendence/retire early) path but we've still got 13.5 years or so left, and we plan to retire in the Philippines. We aren't sure yet if we want to build a house or just buy a condo somewhere so videos like these really help! Take care!

    How much do you anticipate for complete build, as far as PHP/ square meter? How many SM is your house? Do you plan to air condition the entire house?

      Hi, we don't have a final figure yet. The lot is 500sqm and house 330sqm. We will have some a/c but mostly fans.

    we have land that is 300sqm. My parents are thinking of building a house that is 2 story with 3 bedrooms, a dining room, a kitchen, a family room, a guest area near the entrance, and a living room. How much do you think it would cost? Our budget is also around 4 million pesos.

    Thanks for posting, it’s very inspiring. I am planning to retire in the Philippines too, so far I have the land and I am paying for long term health Care for the next 7 yrs. I still have 8-10 yrs in the Isle of Man because my kids are yr 9 and yr 7, hopefully they are done with their education by then. I am planning to Go Home once the Pandemic is over so I can start planting fruit bearing trees. Hopefully would have enough money for pagtambak and the fence in 5 yrs. I am planning to sell my Home in 7 yrs and hopefully that would be enough to build a 3 bedrooms bungalow with solar energy and a small organic garden.

    I have a nice lot in ormoc with my beautiful Filipino wife and we plan to start building the fist floor of our home in March 2021.. lot payed .. $15000 Aud. My start budget for the home is 1 million.. we are looking for an honest good builder who will work with us as we build as per our savings.. we plan a business when we finally move back in a few years .. any advice appreciated

    FYI: For todays construction cost,contractors only need to get the required floor area for the total cost of the building by multiplying it by a cost factor which may range from as low as P15,000/per sq m and as high as P25,000/sq m for a decent liveable building and for luxurious house construction this could go up to even 30-45,000/per sq.m . This depends on the specified requirements and some other factors that maybe consider as relevant in this costing method.

    We built a large home like that in Mindinao. I regret building a 2 story home that big. We ended up spending 70,000$ USD. I want to sell it and build a smaller place with more land. Later build out buildings, cottage.

    Good job! That's cheap labor. Very hard to find skilled labor. Everything is cash in the Philippines. Usually the budget gets doubled by the time you finish the project.

    My estimate for a house of this size would likely cost 40k- usd. As a shipping container size ,single bedroom with kitchen livingroom & bathroom would usually cost about 6-10k

    The best thing is one does not need planning permission to build. I know I built a home and boarding house in Cagayan de Oro City. Yes, simple if you have the money.

    I heard numerous stories in the Philippines once the builder receives the payment, they scam you and leave the house unfinished. I hope you got a reputable real estate builder or construction company. When your house is finished and you completed your final inspection, would you recommend the builder?

      We have a trusted builder and family overseeing everything. We pay bit by bit and not all up front. We definitely would recommend the builders.

I’m not sure to build my house unless I decide to live and oversee the progress they made. I have a problem with trust, my own brother spent my money intended for the taxes. I wish there is an architect who is trustworthy like what you have. I love your video, I could feel the excitement you feel about your new house. Good luck!

    I live on Camiguin Island and wondered if you had considered leasing a house verses building. I leased 2 two story houses on the beach for P8000 a month. My cousin has lived here for 20 years and he thinks renting is cheaper in the long run. He owns a 5 bedroom and is not as nice as the place I am renting.

      I'm building a house in the Philippines at this time for my wife's family. Labor cost is about 60 us dollars a day for 7 people 1 builder 1 skilled block layer 5 skilled labors. Cost of material is about the same as in the USA for steel rod bags of cement and gravel/ sand. The real savings is the labor cost. They don't have a redi mix truck show up at $120.00 a cu yard but mix it by hand. To give you an idea the concrete is mixed about the same rate as the USA as a 6 sack mix concrete. 1750 pounds rocks 1750 pounds sand 6 sacks cement (96 pounds cement per bag + - a few pounds) Mix rate by hand 3 bags rocks 3 bags sand 1 sack cement. Just keep this in mind everything is based on a global market for natural resources and man made products. My cost for a 3 story house 800 sq ft per floor will be about $30,000 USD that does not include cost of the land and one floor is a complete finished house for her parents. The other floors will be shells and need to be finished at a later date for our retirement house. Take into account its on a hill, so a lot of money went into a foundation ( basement so 4 floors) Concrete hollow blocks are about 4 in thick and 15 in long (not sure of cost) but when finished are about 5.5 to 6 inch thick with skim coat to cover house electric wire and solid core filled with rod and concrete. If you do a concrete roof I think its cheaper then a steel roof system.

    Hi not to sound nasty but P4m so far is well OTT I lost my house there though Yolanda 3 bed single storey on 5000sq mtr land The cost was a little under 1m total My wife is now in Mindanoa while i am back in the UK to work to be able to rebuild but this time in Mindanao the house will be a 3 bed single storey ECO We now have the land cost P300k
    made plans for the house and cost of materials appox P325k this does not include labour but does include solar panels to cover brownouts.We will be 10/15 mins from beach 10 mins to town and 20 mins from city I will do a channel to show from start to finish plus cost etc and give help where i can Oh just to say have been in PH for 10 years+

    Both of you look young and talk about retirement. Who knows what happens in 30 years? I never thought to build a house and not living in it from the beginning. We did it in a different way. Saving money over 25 years and after retirement we started building our house in the Philippines. We purchased 1.200 m2 land and build a 150 m2 house. The cost was approximately 100.000 € inclusive deep well and moving to the Philippines.

    I look forward to seeing your house when its finished. I am just about to work on Nelia's and my house for the next video but it will take me a little time to make. The cost as you say maybe high but in the UK that is vary good value

    Did you send any electric cables or fuse boxes from UK.
    I have been told not to use electric components from Philippines.
    What advice can you give..
    And the best and cheapest Visa is a 13A .
    That has to be renewed every 5 years..

      Hi Tim, we used all electric components from the Philippines but the best quality possible. The electric current is different to the UK therefore the cables might be ok but the fuses probably wouldn't be. 230v in the UK and 220v in the Philippines. The best Visa would be the 13A as its far simplier to stay for longer and I believe the working restrictions are either lifted or better. Its something we still have to fully look into. Thanks.

    if you don't have electricity, no air-conditioning, it is freaking hot inside that cement house especially during the summer.

      We have electricity and will have ceiling fans and some air conditioning. There is a light breeze usually also.

    Nice content but a House in UK and build one at the Phillis sounds not like living a easy life.
    Many has nothing in their homeland or need to sell everything for the new start.
    You already live a comfortable life.
    How much will be a 3 bedroom house with 100 sqm ? Estimatet.

    how much % you can bulid out of the lot? lets say you have 400 sqm , you can build 200 sqm ? or more (just 1 floor for example)

      i think there is limit about how much you can build on the land you can't buy 500 sqm and build ground floor 500sqm . lot got to have some limitation . but thanks look very lovely

    Hi guys. Looks like you have your priorities straight in how you’re planning a financial future. My wife is Waray from Biliran. We’ve been married for 38 years and have decided to have a home built in the Tacloban area for visits and to pass on to family. While we we were originally going to hire an architect and build on land already owned on Biliran, we decided instead to go with an established builder (in this case Camella) which should insure a well built home. There was also the security to consider (it’s gated and manned), and water and sewer are taken care of (no drilling or septic to do if we were building back in the province).
    Your house is huge! Cooling it will be the biggest problem as you already know. When I lived there 40 years ago, fans were the only thing around, but I was acclimated and it didn’t bother me much and my wife didn’t even notice it. Today, I think it’s going to be rough on both of us! Good luck!

      l m interesting to now if yuo need to have permitió of the goverment to build a home in Filipinas land.No body say nothing about that importante detail. Hear in Puerto Rico the goverment Will put you a fine of $ 10000 dollars if you put a mail with out permition. And that Is real bad becaus the poor personas no have chance to have a proper place for the familys Iven if yuo now a lot abuot all kind of construcción. si if yuo no need permition over thear Is a real BLESS. well gays good Luke.       We have reconsidered buying anything from Camella after investigating a lot of negative reviews. Back to plan A, buying a lot with family members checking things out and then building using an architect/builder.

    hi can I ask if the 4million cost includes everything like the labor of worker , archetich like everyhting ? i love to have a response from cause im planning to build a house and i have no idea where to start

    Adam and Jane, Your build looks to be of high quality and durable. We are seeing
    similar cost onours which started in 2014 and is ongoing. Still no electrical or
    water systems but materials are delivered. Currently building windows and doors
    as well as an atrium handrail and safety railings around a multi level flat roof. There
    are 174 panels to build, mostly handrails. All are done as pictures bent out of flat iron.
    Our original plans are pretty much intact except for the atrium requiring a 7
    meter hole in the ceiling, and the windows being changed from rectangular to
    round. But it still looks like the drawings. The plans and permits took 3 months and the electrical meter is still a work in progress although April 22-2019 looks like the
    day the meter will be installed. Our breaker box is Westinghouse from the US as
    are the major breakers. Westinghouse branded local breakers will make up the
    27 branch breakers. Water lines will be PEX tubing run thru conduit we put in the
    concrete. The fittings, tools, and crimp and cinch rings are also US made. We
    installed some plumbing in the workers house in 2014 with the blue PVC. The first
    solvent cement failed although the Neltex we use today is great stuff. Also the
    blue pipe is bigger than the fittings . If you don't sand down the pip[e enough it
    wipes the Neltex off pushing the fittings on. We tried threaded pipe which is
    very thin and does not appear top have taper on the threads. You can see and
    feel the threads on the inside of the pipe sections. It seems to be SCH 20 or
    something similar rather than SCH 40 we are used to. The new PPR pipe is
    available here but I have no experience with that product. We totally missed
    putting in conduit for the CAT-6 cables. A problem since we used poured concrete
    construction. That is the cable for internet, TV, speakers, intercom, and CCTV
    cameras and recorders.
    We shipped the first 3 miles of electrical wire form the US from stock at
    my machine shop. Problem was buying THHN wire stranded and made from
    copper. The larger sizes on the plans aren't apparently sold here. A local
    hardware store is supplying wire now and the Panasonic light switches look
    to be very good. I sourced some Cooper recepticals which also seem well made.
    The first two electricians worked one day and didn't come back. The third company
    worked a day and was willing to wire the house. It is just hard to get excited
    over wireing when we have been 4 years trying to get service with the utility
    transformer pole on our property. Retired elderly people building on social security
    income are in the bit by bit construction category.

      Its a long process but worth it in the end. We have had similar issues but I'm sure it will work out well. Its exciting getting the wiring done and things are progressing. We are with you on the bit by bit process but it can be done. Take care my friend :)

    In my opinion here in the Philippines if you want to build a house is very low cost compare to other countries because the labor cost here is so low. Daily minimum wage of worker in province 400 pesos o 8 US dollars the mason maybe at 500-700 pesos 10-14 USD daily. Plus the materials not so expensive because you used Philippine peso if you have money USD in you spent here that a big ratio. Here in our province the skilled worker is 500-700 pesos daily, Laborer 400 php.

      Hi, you can put property in anyone's name but foreigners cannot own land by themselves. That wont be a problem for us however. Thanks :)

      A attorney can write something up were you can own half the house in a new build not the lot only philipina can own. A breakup attorney fees will eat up your half of house if she resist. You can put your name on paper work but it means little in reality I am no attorney only what I understand

    If you are not on location and you put in wiring for the electricity and coper piping for the plumbing, you better have a TRUSTWORTHY relative guarding the house as it is being built, or you will need to buy those things again when they are ripped out of the house and stolen by scrap collectors.

    You should have had a contractor with all inclusive...in other words, you pay for the job when it's finished, rather than paying on a daily. We bought 3 bedroom in a nice subdivision for 60K USA 🇺🇸 dollars 💵 but good luck 👍 hope all goes well.

I plan to make it 2 story house 3 bedroom on the 2nd flr and LR, DR , Kitchen and powder room on the lower level. Any thoughts of the cost for my dream house plan?     When it comes down to building a house in the Philippines the biggest variations are what Island you’re on and if you’re in the city or not. It is not the size of the house, of course that is one factor but it’s actually a smaller one.
    If you’re building a house inside of Manila or Cebu it will cost you triple as outside of the city. If your two hours outside of the city it will drop even lower. Then the price will drop even lover of your on a small island without a major city.
    I don’t really like it when people compare the cost of living or what their property cost them and they just phrase it as the “cost in the Philippines” with out explaining these things.

    4,000,000.00p is $82,00.00 Us so far. That seems like a lot for the Philippines. Is there a reason to build a 5 bedroom house for 3 people? Not being a wise guy just curios....

      It's very well built. It's not a lot for the size and build quality compared to most western countries. In the UK it would cost twice as much. See our video episode 4 about the origins of the house.

    Cost of labor in ur province is so cheap, it's not like that everywhere. My father is a foreman and as far as i know his rate per day is 1k and his skilled worker rate is 700 a day.

    Hey guys nice video and info.. i've bene watching ur video's .I'm italian and am also in a rilationship with a filippina 3yrs Now we have Project to build a 4 Storey which Will be apartments and a restaurant this year if God wants we gonna start it when i go to the philippines.. we are hopping to spend 2 and half mil peso. The fate of my Lady IS the one Who Will build it so in this we are Lucky and by the Way our location IS in The province in NAGA CITY. :-)

      @@jefferyasamany9545 Germany is nice! Your plan is like our and it does take time but no need to rush if you aren't planning to move in straight away. Bit by bit works and is easier to manage as long as someone is looking after the site.
